This charming property features three bedrooms and one full bath. The first floor offers an open kitchen that overlooks the lake, equipped with a full-sized fridge, stove, microwave, toaster oven, and all the cooking essentials. Adjacent to the kitchen is the full bathroom, and just down the hall are two inviting bedrooms: one with a bunk bed (full and twin) and the other with a queen-sized bed. These rooms are conveniently located next to the cozy living room. The front of the house boasts a dining area and a twin bed tucked under the stairs. The house sleeps 10 comfortably but up to 12 with the hideaway bed under the stairs and the pull out couch. Upstairs, you'll find a spacious queen bed, two additional twin beds, and extra storage for your belongings. There is an entire outdoor kitchen with two grills and a large restaurant style black stone flat top for cooking. On the deck there is a table with plenty of seating, as well as two picnic tables for outdoor eating. The deck also has a propane fire pit with extra chairs. There’s ample parking on the property, plus an overflow lot just a short walk away. Outside there is also an extra full size fridge/freezer for storing overflow from the kitchen located in the shed area. This cottage is the perfect retreat for families and friends looking to unwind and enjoy the beauty of Hedges Lake!! Boat is available to rent on a daily basis. Please inquire about pricing. Liability and waiver documents need to be signed as well as proof of NYS state safety boating course completion upon rental approval. This property has 1 standing AC unit upstairs. There is also one downstairs in the full bedroom. There is also a downstairs large ceiling fan. Outdoor shower too! Guest access The entire house and property. The pontoon boat is available for daily rental per guidelines and appropriate documentation required included for use by guests. Please inquire! Other things to note Pets are allowed! There is a $100 fee per pet per stay. No smoking is allowed in the house. If smoking outside ALL evidence must be completely and appropriately discarded.
