Dog friendly ❤️ with private enclosed garden. A 2 minute walk to shops, pubs, cafes. Tucked away in a gorgeous Georgian Square. A private annexe attached to a Grade II listed cottage has free parking, ideal for exploring this beautiful area on the Offas Dyke Path. A true walkers paradise ♥️ This location really has it all . The space 'Little Sycamore' is a ground floor annexe attached to a grade II listed cottage in a row of houses that used to serve the big house . Tucked away in the top corner of a lovely, quiet Square , yet only a few minutes walk to all the amenities Kington Town has to offer. The Square has free parking you can park in any available spaces without any charges . There is a key box for your convenience. or the host will greet you and show you around. whichever you prefer. You access your accomodation is via the large black front door that leads to a pretty internal passageway. At the far end of the passage , through an ornate metal gate you will find your private front door directly infront of you . You also have a rear door in the annexe with access to your fully enclosed, private garden and exclusive use of your woodburning hot tub . Your hot tub will be preheated ready for your arrival with fresh clean water that day. No chemicals are used in the water. It has led lights, hydro jets, head rests and a drinks holder and unrestricted views of the hills. The tub stays warm for 24 hours , ideal for one night stays . For longer durations the host will top up the heat for you as needed. Entering the front door of your annexe is an entrance porch and hallway with coat and shoe storage. There is a good sized king bedroom with dual aspect windows overlooking the stunning hills and into your garden. Private bathroom with rainfall shower. A separate WC. Small kitchenette with fridge/freezer, toaster, cafetiere, toastie machine, single electric hob with two pans and a coffee machine and the door to your garden area . We provide coffee pods and tea bags, milk & snacks to start you off. In the garden is your own 5 seater luxury hot tub, with led lights and jets , garden dining table seating with lights, a double rattan swing seat, pretty solar lights that come on at night, plus a home office lodge room that you can use if required . It has a printer, you can connect your device via the property WiFi. WiFi is included and password is on a small board on your hall table. There is storage and hanging space for clothes in your bedroom. Towels, Hairdryer and toiletries to use during your stay . Iron and ironing board provided. If you need to do a wash there is a launderette in town or your host is happy to wash and dry a load, if required, for a small fee. In town you will also find , cafes, pubs, galleries , a 24 hour local Morrisons , Co-op store, Thai, Chinese and Indian Takeaways, fish and chip shop, post office, bakery, butchers, weekly friday market and tourist info . Kington is located on the Offas Dyke path and so it attracts walkers from all over the world. Local info, walking maps and guide books plus local takeaway menus are available in your annexe located in the drawer under your TV. This location is very peaceful. However, being in the countryside you will hear country noises , sheep on the hill , owls at night, neighbouring pets and we also have dogs at the property . The dogs do not have access to your private garden and annexe. You may also hear some traffic from the bypass the other side of the valley at peak times when you are in the garden. Dogs permitted. They must not be left unattended in the accomodation at any time. Poop bags and a bin will be provided in the garden . Please clear up after your pet. Any damage caused by a pet will be chargeable to the guests. A water and drinking bowl will be provided . Please ensure your pet is on a lead, when not in your private garden or annexe. Pets are not allowed on top of, or inside the hot tub. Do not let the dog on the bed please. Any excessive barking or disturbance caused by guest pets must be dealt with by the guests without delay to prevent complaints from nearby residents . Thank you 😊 Guest access On arrival your host will greet you and show you around the property and how the hot tub works to help you settle in nice and quickly. There is a shared front door leading to an internal passageway to your annexe . The owners front door is on the left in this passagway to access her house . You will continue to the end of the passage through an iron gate where you will see your front door directly Infront of you in a pretty courtyard. This is your personal front door to your accomodation. There are two keys to this door for you to use during your stay. You also have a back door into your private garden from your kitchenette. The key for this door stays in the door in the inside . Only you have access to this door and your garden. Other things to note Due to being in a residential Square , we kindly ask that guests are respectful of our neighbours enjoyment of their quiet home life. Please no excessive noise, music, shouting or loud behaviour in the garden. To protect everyone's enjoyment of this peaceful neighbourhood, we have a strict rule of NO music to be played in the garden or any outside areas at any time please. You are welcome to bring your headphones/earbuds to use outside. Then you can have your own silent disco in your hot tub ✨ The garden is a quiet zone. The hot tub jets must not be turned on after 10pm and any conversations kept lovely and low, so as not to disturb anyone in nearby houses. You are welcome to use the hot tub as late as you wish , as long as the jets are NOT turned on and any chit chat is very discreet . It's quite magical to sit up late in the warm , still water of the hot tub, while the moon rises and star watch as the owls swoop over your heads amongst the Sycamore trees. Please do not use the hot tub woodburner. Your host will preheat the tub and it stays warm for 24 hours. if you need to top up thd heat during your stay please contact your host via the Airbnb messages on your app or using the mobile number provided in your welcome book. The hot tub water is filled with new fresh water for each guests arrival. It is purely water without any chemicals and so it is kind to the skin . We do ask you to shower before using the tub and please avoid all body lotions , oils or tanning creams which will damage the filters. Only use the plastic glasses provide when in the hot tub, don't smoke in the tub and do not leave it turned on unsupervised. Always replace the cover when not in use to maintain the heat and prevent leaves falling into the water. Any noise outside must be kept to a minium after dark, this is to be kind to people around us, who like to sleep with their windows open at night Dogs permitted. They must not be left unattended in the accomodation at any time. Poop bags and a bin will be provided in the garden . Please clear up after your pet.
