The space 40 sq. meter apartment, fully furnished, all of the highest quality. The condominium offers the greatest security and leisure, swimming pool, sauna, whirlpool, gym, three ballrooms, complete barbecue, garage for 1 medium car, internal TV circuit. Excellent location, close to everything, in front of a large supermarket and department store, convention center, city park, airport, restaurants, bars, pubs, pharmacies, banks, churches, fairs, shops, shopping mall, bus terminal. Guest access The guest can enjoy the common area of the condominium, such as: room service, laundry (if necessary), swimming pool, barbecue, fitness center, sauna, whirlpool, party room, sports courts. Other things to note Attention Before any agreement or confirmation of a reservation, as usual, I send to all interested parties this SUMMARY of what is already in my ad, emphasizing and highlighting some points that I think the person should already be aware of so that the stay in our Flat is peaceful, harmonious and successful for both parties. This summary also serves as a way to answer most of the questions we are asked. So let's see: - It is your duty to inform your companion of the content of the House Rules, so that everyone can comply with them. - The reservation is personal and non-transferable. - Do not exceed the number of people specified at the time of booking. - If at any time during the stay, the presence of unregistered guests is noticed in the reservation, it will be canceled without a refund! - The house is NOT shared, it is for your and your companion's exclusive use only. - See the house photos and captions in detail, they are current and say a lot about the environment. - Pets are not allowed, and the space is not prepared for children. Specific standards are found in the House Rules. - The pool has rules for its use, as well as hours for its use, which are from 8 a.m. to 9 p.m. See the specific explanations and reasons in the House Rules. - The energy consumed will be paid separately, in cash or via pix, at the end of the stay, R$ 1.30 (one real and thirty cents) per KWh consumed. Meter reading (recorded by photos) at check-in and check-out. - The Flat has a private garage for 1 medium car. - Check-in times are from 2 p.m. to 10 p.m. (in some cases I will make an exception), and check-out is at 11 a.m. - Smoking in the property is not allowed! - No parties or events. - The Law of Silence must be respected. - You can listen to ambient sound. Common sense should be the motto. - We offer only basic kitchen utensils for preparing simple or quick meals (we do NOT have pots for storing food leftovers). - Bed and bath linens are offered at the accommodation. - Soap, Toilet Paper and Mineral Water are also offered for a short stay. - We provide basic cleaning and hygiene products for the house, such as: dishcloth, detergent, sponge, brooms, dustpan, trash bags, floor cloth and bucket. - We will inspect the property and everything that is in it with you, both on arrival and on departure. - Any damage caused during the stay must be compensated at checkout. - The house is delivered clean, it must be returned clean, I DO NOT charge a cleaning fee on the reservation. - The service fee you pay on the reservation is for the website, this is their commission (14.2% of the daily rate), this is not a cleaning fee. - Internet and cable TV are provided as a courtesy, not included in the daily rate. - The host is not responsible for events that may occur in the property during the stay, such as a power outage, since the responsibility lies with the public service concessionaire. - If something is NOT explicitly stated in the listing, it is because we DO NOT offer it for your stay. - All messages, conversations and information about the stay must be exchanged on the platform, that is, our communication will be made here. - READ the House Rules, which can be found at the bottom of the listing page. You just have to slide the cursor over the listing, get to the part that says "House Rules," click on it and they will open, showing you all of their content. The House Rules will be our Lease Agreement. - I only confirm a reservation after the interested party explicitly confirms to me or it is implicitly understood that they have READ the House Rules and agree to them. - I take all this care so that the interested party has clear expectations of what they can expect from their stay in my space, what I am offering or what I do NOT offer for the stay. - So, before I accept the reservation, I ask you to exhaust all the questions you may have, after which you tell me if I can confirm the reservation, or you can just cancel the reservation request now if you do not agree with the terms of the accommodation that appear in the ad.
