This beautifully remodeled retreat features custom design touches, sweeping water views, and one truly unforgettable feature: a stunning waterfall that cascades down the side of the property directly into the lake. With space to comfortably host up to 12 guests across 4 bedrooms plus a bonus bunk room, it's the perfect setting for family vacations, group getaways, or a restful recharge surrounded by nature and style. Outdoor Spaces: Arrive to a long driveway that fits 6 vehicles, with additional street parking available. The front yard features a grassy area shaded by large trees. Step onto the front porch that flows into a large wraparound deck complete with Lake Granbury views, a hot tub, Adirondack chairs, a balcony with a comfortable couch - all overlooking scenic Lake Granbury. The deck extends to the back of the house, revealing a large pergola-covered dining area with seating for 8, a wood-burning firepit surrounded by Adirondack chairs, and a grill. Follow the stone path along the home and pass the beautiful waterfall feature as it flows down into the lake - a truly one-of-a-kind experience. Continue to the private boat dock, where you'll find a shaded area with fans, perfect for fishing or soaking in the views. Please note: The boat on site is off-limits to guests, but you're welcome to enjoy the dock. The water is very deep immediately off the dock -great for diving and boating, but not ideal for wading. Exercise extra caution with kayaks or paddleboards. Main Level: Upon entering the home, you'll find a welcoming entryway that flows into a colorful half bath featuring a washer and dryer and a unique blue concrete sink. The adjoining gourmet kitchen is fully stocked and features a large gas stove, full-sized refrigerator, ice maker, coffee station, and a spacious island with additional bar seating - perfect for family meals and entertaining! The dining area features a custom solid white oak table that seats 8 under a stunning chandelier, with panoramic lake views. The adjacent living room includes a large sectional, a fun blue accent chair, and a Samsung Frame TV. Note: The fireplace in the living room is decorative only and not available for guest use. Just off the dining area is the master suite, featuring a king-sized bed, electric fireplace, Samsung Frame TV, a bay window seating area with lake views and a juliet balcony. The en-suite bathroom includes dual vanities, a walk-in shower, and a spacious walk-in closet. Lower Level (Bonus Bunk Room & Game Lounge): Downstairs, the second living area is perfect for groups or families, featuring two custom-built twin-sized bunk beds (sleeping 2), a cozy sectional sofa, a half bath, and an electric fireplace. There's a game cabinet filled with board games, a card table for 4, and a desk area for anyone needing a dedicated workspace. The dark, moody decor and vintage accents give the space a unique personality all its own! The shared large full bathroom features a shower/tub combo and a spacious vanity. Guest access Guests have access to the entire property, including the spacious decks, hot tub, outdoor dining areas, and private boat dock. Please note that the boat lift, garage, outdoor bathroom, and any locked closets are not accessible to guests. Thank you for respecting these restricted areas. Other things to note Dock & Water Safety: - The boat lift is strictly off-limits; however, you are welcome to tie your own boat to the dock ties. - The water near the dock can have rough conditions, especially for kayaks and paddleboards. Exercise extra caution, especially for inexperienced paddlers. - The water is very deep immediately off the dock, making it great for diving and boating - Do not climb on the waterfall feature. Hot Tub Maintenance: -To maintain the highest standards of cleanliness and safety, the hot tub is serviced on a regular weekly schedule. Restricted Areas: - The locked outdoor bathroom is off-limits. - The detached garage is not accessible to guests. - The wine fridge is reserved for owner use and will remain locked. Parking: - The owner’s RV is parked in the driveway during your stay. There is still plenty of space available for guest parking, and the RV will not be accessible for guest use.
