Other things to note HOUSE RULES – PLEASE READ BEFORE BOOKING NO PARTIES OR EVENTS This property is not suitable for parties or gatherings. Any breach will result in immediate removal by security with no refund. Your deposit may be used to cover removal costs and any damage caused. QUIET HOURS AFTER 10PM The property is located in a quiet residential area. Please keep noise to a minimum after 10pm. NO SMOKING INDOORS – £1,000 CHARGE Smoking is strictly prohibited inside the property. If smoking is detected, a £1,000 charge will be applied to cover specialist cleaning and damage. NOISE AND AIR MONITORING IN PLACE The property is fitted with noise and air-quality monitoring systems. Excessive noise, indoor smoking, or signs of a party may trigger alerts and lead to immediate removal without refund. ONLINE CHECK-IN REQUIRED To confirm your booking, the lead guest must complete our secure online check-in, agree to the terms and conditions, and provide valid photo ID (UK driving licence or passport). CHECK-IN AND CHECK-OUT POLICY Early check-in is charged at £40 per 90 minutes before the stated time (subject to availability and prior approval). Late check-out after 10am is charged at £20 per 30 minutes. (£40 per 90 mins if pre approved) SECURITY DEPOSIT OR DAMAGE WAIVER Guests must choose one of the following options: A refundable security deposit of £250–£500 (depending on property size), or A non-refundable damage waiver of £75–£150 (depending on length of stay).
