No smoking of any kind or using anything that causes smoke inside the building. If you choose to smoke, there is THB 10,000 per room per day for cleaning fee. However, we do provide a smoking area on the ground floor at the end of the parking lot. CHECK-IN: After 2:00PM Front Desk work hours 8:30AM-5:30PM daily. EARLY CHECK-IN FEE An early check-in request incurs a minimum fee of 500THB per one hour for 1-Bedroom Suite / 1,000THB per one hour for 2-Bedroom Suite, which must be paid upfront. MAXIMUM OCCUPANCY: The number of guests must not exceed the limit stated in the listing. Unauthorized additional guests may lead to cancellation. NO EVENT OR PARTY: Events such as parties, photoshoots, or gatherings involving large group are not permitted. NO PETS: Pets are not permitted. Evidence of pets may incur a 10,000THB cleaning and deodorizing fee. NOISE POLICY: Please observe quite hours from 9:00PM to 9:00AM. Noise complaints may result in immediate removal from the property. Please respect your neighbors. PROPERTY RESPECT: Treat the property and its contents with care. Damage or missing items will incur additional charge. RUBBISH DISPOSAL: Guests are responsible for managing rubbish disposal. There is outside Trash bin located behind the white doors next to the elevator. Do not throw trash on the floor. Fine is 10,000THB SECURITY POLICY: Ensure the property is security locked upon entry and exit. There is a security guard in the property 24/7. The security guard is not permitted to enter the building. TURN OFF UNUSED ITEMS: Switch off all the electricity and air-conditioners, including tap water when not in use. FURNITURE MOVEMENT: Please refrain from moving large furniture. Smaller items must be returned to their original positions before departure. COMMUNITY CONSIDERATIONS: Please be respectful of common spaces and avoid causing disturbances to neighbors. Any complaints regarding disturbance may lead to immediate cancellation of you booking without refunding. DAMAGE POLICY: If you accidentally break or damage something, please notify us as soon as possible so we can address it. Depending on the situation, you may incur a fee for repair or replacement. FOOD & DRINK POLICY: Consumption of food and drinks in the bedrooms is not allowed. If you choose to eat or drink any food and not in the dining area, please be mindful. If you make a stain on the linen, carpet or sofa, you may incur a fee for laundry, treatment, and/or replacement. LINEN CARE: All linens are professionally laundered. Care should be taken to avoid stains, as additional fees may apply for treatment and replacement. TOWEL CARE: Please separate white bath towels from pool towels when washing. Do not wash towels with other fabrics. ILLEGAL ACTIVITIES: Any involvement in drugs or illegal activities will result in immediate cancellation of your booking, reporting to AIR BNB and local police, and removal from the property with no refunds issued. INSURANCE RECOMMENDATION: We advise guests to obtain travel insurance to cover unexpected circumstances. LEFT BEHIND ITEMS: Please remember to take all belongings with you upon check-out. If items are left behind and you wish to have them returned, a minimum fee of 500THB will apply for postage. VISITORS: Visitors must be approved by management for safety and emergency purpose. Please exchange passport or ID card with the security guard every time when entering the property. CHECK-OUT & LATE CHECK-OUT: Key Card: Your key cards will expire and the electricity in your room will automatically shut off at noon. Passcode: For automatic door locks, your passcode will expire and the electricity in your room will automatically shut off at noon. Check-out time starts at 8:30AM until any time before noon. Later than this will be considered as late check out.12:00PM-5:00PM is 50% of one night payment. Later than 5:00PM is full one night payment.
