Nature lovers will enjoy observing the Pond from the Main house at Pond View Acres - a renovated, ranch-style home on 15 acres in a country setting. With a scenic view of a pond, it is surrounded by forest preserve to the west and south. Just a quick drive to shopping. Beyond the pond are walking trails that may provide wildlife sightings, such as deer, coyote, fox. This small farm is home for four mini donkeys & chickens. A garden area separates the Main house and the Guesthouse. The space The first floor of the home has a living room with new decor and furniture, ROKU television; three bedrooms, a full bathroom, dining room, and kitchen. The living room with large picture window and dining area have picturesque views of the acreage and pond with fountains in the summer. There is a deck with stairway to the lower area. There is a fire pit in backyard with seating for cooler evenings. The lower level of the home is a walkout basement with a 4th bedroom and full bathroom, family room with fireplace, bar area with refrigerator and microwave, and a laundry room. Downtown Batavia is a 9 min drive (3miles) FermiLab is 6 miles NIU and DeKalb - 20 miles Rush Copley Medical Center - 10 miles Delnor Northwestern Hospital - 3 miles Guest access Guests will have access to the full house and two car garage. You can visit the chickens & mini donkeys in the barn and walk the paths behind the pond. Please respect what is in the store room as it is for future guests. The house is well stocked when you arrive. Other things to note The home is on a grasslands setting with a forest preserve adjacent to the property on the west and south and residential property to the east. You can enjoy walking the full 15 acres on grass walking paths or just enjoy the beautiful scenery from many places in the house or outside areas. It is a lovely, quiet, private setting. We appreciate guests who understand that our dedicated quiet hours respect our neighbors, wildlife on the property and our farm animals. Ideal for quiet gatherings with family and relaxation. The house could squeeze 9 for sleeping. However, realistically it is most comfortable with 5-7. With more than 5 overnight guests there are additional fees. If you add guests mid stay, just let us know. We provide a generous supply of paper towels, toilet paper, and garbage bags, etc. However, if you have a large group, you should plan on making some purchases toward such. Please plan on recycling. It is easy and there are two bins to separate items in the kitchen and two bins for disposal outside the garage.
