This is a duplicate listing that allows easy and affordable access to the two bedrooms located on this private floor. Here's what you'll love: * Cool & Comfortable or warm & cozy: Sleep soundly, even in summer! Ground floor stays naturally cool, with blackout blinds for daytime rest. Central heating and excellent insulation. * Location: 25 mins to airport/35 to CBD, surrounded by nature, yet close to everything (5min walk to shops). Free parking on a quiet street or opt for lockup garage. * Friendly host: Your host can pick you up at local train/tram stations. Train: Regent St/Batman or Gilbert St tram 11 to city) * Privacy: One group per booking no matter whether you need 1 bedroom or more. Self contained space completely separate from your host who lives on the second floor. Private entrance. Self check in. Come and go 24/7. Noise is ok Late check-ins are totally fine…. Last minute booking is even encouraged! Check in after 5, check out after midday. The massive 7seater couch makes this the perfect space for larger groups who are in town for just a night or 2. * Spacious Private Living Room: Relax on the comfy couch, watch the Amazon Prime TV, a shelf full of board games, or enjoy the reading nook. * Private Bathroom: Has both a shower & a separate bathtub offer a relaxing retreat. Instant unlimited hot water. All essentials provided (bath wash, shampoo/conditioner, toothbrush). A second powder room has its own wash basin and toilet. * Full laundry on site. Late night activities are ok. This listing doesn’t have a cleaning fee and guests tend to be very respectful of this, and leave the space in the same shape as they found it. Linen and towels are provided and I wash everything between guests. You are offered many different pillows to choose from so please put aside the ones you don’t wish to use to cut down on cleaning. Spare towels can be found under the bathroom sink. Please reach out if there’s anything else you need. There are cleaning supplies, bin bags, a vacuum etc available for any accidents and guests should find a large bin at the bottom of the stairs alongside a tub for recycling. However this listing is for larger groups that require 2+ bedrooms. Guest access Guests have exclusive private use of the entire ground floor of this two-story house. The ground level features two comfortable bedrooms, each with a queen-size bed. Additional sleeping arrangements can be made for groups of 3 or more - just let your host know your preferred setup. The ground floor also includes a kitchenette, complete with a mini-fridge, microwave, toaster, mini-oven, and coffee maker. Guests are welcome to enjoy the complimentary coffee and tea selection, as well as any snacks and breakfast items provided. Beyond the kitchenette, the ground floor offers a dining area, a comfortable lounge room, a full bathroom with separate shower and bath tub, a powder room, and a laundry room. This makes the entire ground level a fully self-contained unit for guests. For those who prefer to cook, the main kitchen on the second floor is available for guest use as well. There is ample space in the upstairs fridge and pantry, and guests are welcome to help themselves to common cooking ingredients. While the laundry area is equipped with dishwashing facilities, guests are welcome to use the upstairs kitchen's dishwasher. If you're in a hurry, dirty dishes can be placed in the grey tub at the bottom of the stairs and your host will take care of them. Likewise, there are plenty of bins located throughout the space with the main trash can located behind the front door next to the ironing facilities. The red bin should be located on the far side of the front verandah and bin night is Monday night 😉. The host lives on the upper floor in a separate, self-contained space. They are friendly and focused on ensuring guests have an excellent stay, while still respecting your privacy. During winter months, a makeshift curtain was installed to help separate the two living spaces and retain heat from the ground floor's central heating system. However, this curtain should not be viewed as a barrier to accessing the upstairs kitchen, which guests are invited to use 24/7. The host is very easygoing and has no issues with noise, so you are free to come and go as you please throughout your stay. Other things to note This is a duplicate listing for my pain page and it caters for larger groups as well as two separate bedrooms. It’s important that guests of 2 or more let me know what sleeping arrangements are preferred as I have two queen beds as standard, however a third bedroom can be set up with enough notice and there is a very comfortable couch or three in the lounge room that can be prepared for you. Like my main listing, there is no specified cleaning fee applied to this airbnb. Guests may request to have a nominal fee of $75 added if they would prefer to leave in a hurry. I don’t expect guests to wash their bedding or leave the place spotless. Just to maintain the space in a similar manner to how you found it after arrival. An excess cleaning fee will only be charged to guests if the space is left filthy or if any damages occur. (Eg the kind of mess one might expect after a night on the “turps” if you catch my drift 😉). Speaking of such festivities, I do allow guests to have parties or gatherings here and I only ask that you let me know in advance so that I can warn the neighbours and discuss contingency planning for the event. I even like to do extra things like putting up part lights and making sure the lawn has been mowed.
