Whether you’re planning a family getaway, girls’ trip, or a team offsite, Bella Rio is designed to inspire, with a little bit of magic. 🌲🏡 The space Built in 2006, Bella Rio offers 2,800 square feet of thoughtfully designed living space, filled with natural light and lush greenery from every window. Its open-concept layout blends comfort, functionality, and a seamless connection to nature, The main level features two bedrooms, a full bathroom, fully equipped kitchen, multiple dining areas, home office setup, and a spacious living area with oversized windows, vaulted ceilings, and a fireplace. Upstairs, the master suite includes an ensuite bathroom, private balcony, and cozy reading nook. You'll also find a second guest bedroom and an expansive kids' room. Overlooking the living room is a loft area - "The Nest" - stocked with books, games, and toys. Step outside onto the expansive river-view deck to sip your morning coffee, soak in the hot tub, or enjoy sunset dinners. Below the deck, kayaks and stand-up paddle boards await for a day on the water and a riverfront lower deck and seasonal dock make it easy to launch off on an adventure or simply relax by the shore. Blue herons, playful otters, and other wildlife are frequent visitors, adding a touch of magic to your stay. We take the cleanliness of this house very seriously because we care about your health and we personally enjoy REALLY clean spaces. The house is professionally cleaned after each guest and even when not in use. This is a special place and many of our guests are repeat visitors. We love sharing the magic of Bella Rio with others and hopefully now you! ***Please note: A LIABILITY WAIVER IS REQUIRED to stay at Bella Rio*** The guest making the reservation will be required to sign our liability waiver in order to confirm the booking and the remaining adults in the party are required to sign the waiver within 3 days after the booking is confirmed, in order to keep the reservation. For your reference, please see the waiver language below, before confirming your reservation. BELLA RIO SHORT-TERM RENTAL WAIVER AND RELEASE AGREEMENT This Short-Term Rental Waiver and Release Agreement (“Agreement”) is entered into by the undersigned guest(s) of Bella Rio (“the Property”), located at Monte Rio, CA. This Agreement outlines the terms and conditions for the use of the Property and its amenities, including but not limited to river access, hot tub, kayaks, paddleboards, seasonal dock, and other recreational equipment (“Amenities”). By signing this Agreement, the undersigned acknowledges the risks associated with the Property and agrees to the following terms. 1. Agreement to House Rules I acknowledge that I have read, understood, and agree to abide by the House Rules outlined below as an appendix to this agreement and in the Property’s online listing. I agree that failure to adhere to the House Rules may result in immediate termination of my stay without refund and liability for any damages or additional fees. 2. Assumption of Risk I understand and acknowledge that activities involving the river, hot tub, kayaks, paddleboards, and other Amenities involve inherent risks, including but not limited to injury, illness, or death. I voluntarily assume all risks associated with these activities, including those resulting from the natural environment, such as water currents, weather conditions, wildlife, and insects. 3. Release of Liability In consideration for being permitted to use the Property and its Amenities, I hereby agree to release and hold harmless Bella Rio, its owners, employees, agents, and representatives (“the Releasees”) from any and all claims, actions, or demands arising out of or related to my use of the Property or Amenities, including claims resulting from ordinary negligence. 4. Indemnification I agree to indemnify and hold harmless the Releasees from any claims, actions, damages, costs, or expenses, including reasonable attorney fees, arising from or related to my use of the Property or Amenities, or the actions of any individuals in my party. 5. Responsibility for Minors I understand that I am responsible for the supervision and safety of any minors accompanying me. I agree to ensure that minors do not use the river, kayaks, paddleboards, seasonal dock, or hot tub without direct adult supervision. 6. Cancellation Policy for Waiver Non-Compliance I acknowledge that all adult guests must sign this Agreement within 3 days after booking confirmation. Failure to comply with this requirement will result in automatic cancellation of the booking, in accordance with the policy outlined in the Property’s online listing. Adults who have not signed this agreement are strictly prohibited from being on the property or in the home at any time without the host's written consent in advance of arrival. 7. Electronic Signature I agree that this Agreement may be signed electronically and that an electronic signature shall have the same effect as a handwritten signature. I HAVE READ AND UNDERSTOOD THIS AGREEMENT, AND I AM AWARE THAT BY SIGNING THIS AGREEMENT, I AM WAIVING CERTAIN LEGAL RIGHTS WHICH I, OR MY HEIRS, NEXT OF KIN, EXECUTORS, ADMINISTRATORS, AND ASSIGNS MAY HAVE AGAINST THE RELEASEES. BELLA RIO HOUSE RULES Welcome to Bella Rio! We’re excited to host you. This property has given our family many joyful moments and we hope that you get to create beautiful memories from your stay. To help us ensure a safe, clean, and enjoyable stay for you and future guests, we ask you to please take a moment to read through our house rules. Thank you in advance for your cooperation! RULE #1 – NOISE Enjoy your deck time, but please keep the music volume at a reasonable level in respect for our neighbors. If a neighbor complains about the noise (music, screaming, etc.), you will be charged $350.00. If law enforcement is called to the home during your stay for disturbance problems, your reservation will be canceled immediately without a refund. Quiet hours begin at 10 pm. RULE #2 – HOT TUB USE No children under the age of 18 are permitted in the hot tub without direct adult supervision. Guests must rinse off any sunscreen or river water before entering the hot tub - there is a hand shower installed next to the hot tub to make things easier. This is necessary to prevent river particles from getting into the hot tub pipes, which can cause algae growth and clogging. Use the hot tub at your own risk, as it is not gated and does not have a lockable cover. RULE #3 – SMOKING Smoking of any kind is not allowed indoors or outdoors, including cigarettes, cigars, vaping, or any other smoking devices. Violating this rule will result in a $500 fine and additional cleaning fees to remove odors and any smoke-related residue or damage. RULE #4 – PARKING The driveway can accommodate a maximum of 2 cars. Additional parking is available in the garage or outside the gate. Please do not park on the front yard grass, as this can cause damage to the landscape. Doing so will result in additional fees to cover grass repair. RULE #5 – BEDDING & TOWELS Linens and towels are included in your stay. Please do not take the white bath towels outdoors. Any damaged or missing items will be replaced at the guest’s expense. RULE #6 – FURNITURE & WALLS All furniture and artwork must remain in its original location. Please avoid dragging anything across the floors. No food or drinks (except water) are allowed upstairs, as we have carpets, and it’s very important to keep them as clean as possible for all future guests. RULE #7 – GARBAGE Trash day is Friday morning. Please place the trash bins by the curb on Thursday night. The trash bins must be 3 feet out from the fence and at least two feet apart, otherwise the truck cannot pick them up. Before leaving, remove all food from the refrigerator and take out all garbage and recycling to the bins by the front gate. RULE #8 – FIREARMS & FIREWORKS No firearms, fireworks, sparklers, or similar items are allowed on the property, either indoors or outdoors. RULE #9 – DEPARTURE Please leave the house in the same condition as it was upon arrival. Load all dishes into the dishwasher, but please do not overload it to make it all fit - hand wash any excess dishes if needed. Anything moved should be returned to its original location. Additionally, the house is equipped with a great variety of games and toys for children - please ensure everything is properly put back in its original place before you leave. Excessive messes (dirty dishes, trash/food left in the house and not disposed of properly, sticky substances anywhere, removable stains on furniture or sheets, toys scattered everywhere, etc.) that require cleaning over nominal amounts will incur an additional cleaning fee. RULE #10 – UNREGISTERED GUESTS / DAY VISITORS People other than those in the confirmed guest party are strictly prohibited from being on the property or in the home at any time without the host's written consent advance. NO EXCEPTIONS. A violation of this rule will result in a $500.00 fee due immediately regardless of whether the unauthorized person spends the night or is only on the property for a short period. RULE #11 – PETS Pets of any kind are not allowed, even for short visits, including therapy/emotional support animals. The river poses safety risks for pets, and due to allergies, hosting pets could make the house unsafe for future guests. Violations of this rule will result in a $1,000 fee. RULE #12 – SEPTIC SYSTEM We are on a septic system. Please do not flush anything other than the provided toilet paper and human waste. Limit the use of the kitchen disposal. Violations may result in additional expenses related to repair costs. RULE #13 – SECURITY Please lock all doors and close the main gate when you are away. Close the front gate at night to prevent deer from entering the garden. You may help yourself to anything edible growing there. Please note that there are actively recording exterior cameras on the front yard and porch to monitor property access and on the back deck to monitor river levels. RULE #14 – WILDLIFE SAFETY One of the magical parts of Bella Rio is the wildlife - deer, otters, and other local creatures love to make an appearance from time to time. To keep everyone safe, please do not leave food or trash outside, as it may attract wildlife. RULE #15 – FIRE SAFETY No open flames are allowed anywhere on the property, including candles, campfires, or personal fire pits. Guests may use the provided gas fire table on the deck. Please do not leave the fire table running and unattended. RULE #16 – SEPARATE AGREEMENT AND LIABILITY WAIVER All adult guests, including day visitors, must sign the liability waiver within 3 days of booking confirmation. Access codes and check-in information will only be provided once all waivers are signed. Failure to complete the waiver by the deadline will result in cancellation of the reservation. RULE #17 – RESPONSIBILITY The homeowners are not responsible for any accidents, injuries, or illnesses that occur on the property. Nor are they responsible for the loss of personal belongings or valuables. By accepting this reservation, guests agree to assume all risks associated with the property and its amenities. If you damage or break something, please notify us immediately so we can repair or replace it before the next guests arrive. Guest access Guests will have full access to the property including private access to the river. Other things to note We do not allow pets in the home. The river changes throughout the year but in general, access is fairly shallow, the current is gentle, and the water is chilly. Caution should be taken at all times when on the river. Our property has two docks on the river level: a permanent dock on land and a seasonal dock on the river. The seasonal dock is available from spring through fall and is removed during the winter months due to rising river levels. Exact setup and removal dates vary each year depending on river conditions. This house is on a septic system, please be mindful of that. Important information about that is located in the house binder along with the house rules. We do require that you read our house rules BEFORE booking. This is to ensure the safety of everyone in your party.
