Have fun with the whole family in this chic 113 m2 accommodation built in 2006. It is located between Avallon and Saulieu in a charming little village called La Roche en Brenil, located 1 hour from Auxerre, 1 hour from Dijon, 35 minutes from Montbard TGV station. The house is in the heart of the Morvan Regional Park, with all its forest, lake, hiking, etc. A 5-minute walk from the house you will find a bakery, supermarket, butcher, deli, coffee shop and a medical center with two doctors. The space Guests have the 116 m2 house to themselves. A house built in 2006 of 113 m2. It has a fitted kitchen with refrigerator, oven, microwave, gas hob, coffee machine: Nespresso, (provide the capsules that go in it) and a filter coffee maker, citrus press, kettle, toaster. This beautiful kitchen is open to the living room. This bright living room has a large table and beautiful wood-burning stove (number of bags of wood provided depending on the number of days), a sofa, a TV, very good wifi connection throughout the house. Two French windows separate the living room from a very large south-facing terrace sheltered by a beautiful electric pergola with 3 shutters, garden furniture, a 6-person table with armchairs, a charcoal barbecue (charcoal and wood not provided), to have a good time and enjoy the splendid view of the 3500 m2 of land. On the ground floor there is a toilet separate from the bathroom. The bathroom consists of a shower, a bathtub and a double sink, we provide a hairdryer. Then an adult bedroom, "green room" with a 160/200 double bed. A laundry room is available in the accommodation with a washing machine and a clothes drying rack. Upstairs, in the first bedroom "yellow room" you will find a double bed of 160/200, as well as a cot of 120/60. In the second bedroom, the "children's room", you will find a 90/190 bunk bed as well as a play corner 🎰 and a desk. Both bedrooms have access to an airlock where we offer reading and two board games. Also upstairs you have access to a 3rd bedroom with a single bed 90/190, in this room there is a desk and a dressing room. The house has roller shutters on one part and wooden shutters on another, electric radiators in all rooms in addition to the wood-burning stove. Fully fenced garden and electric gate. NO SMOKING INSIDE THE HOUSE. A deposit of €500 is required, it will be returned to you at the end of the stay, if there is no property damage. IMPORTANT: Additional information to be taken into account: We offer to do your cleaning when you leave for a cost of €70; if you do not take this option the house must be returned as clean as when the key was handed over. If not, we will deduct from the security deposit. To make the most of your stay, we can offer to prepare the beds for your arrival (to be specified when booking). House sheets, pillowcase and duvet cover at a cost of €12 for the double bed and €8 for the single bed. Offered for the baby bed (when you rent the sheets) Bath towel is €4. Your pets are welcome with a package of €25 per stay and per pet. A maximum of two pets are allowed in the house.
