You’re staying in a home steeped in strength, soul, and coastal history. 📌 House Guidelines (So Everyone Can Enjoy): Max 8 guests, max 2 cars (tandem parking) No parties, smoking, heavy cooking, pets, incense, or unregistered guests Quiet hours respected between units Check-in: 4 PM | Check-out: 10 AM Outdoor grilling only—please turn off propane after use Close windows when not in use to keep the cottage dry as coastal storms roll through quickly Kindly follow posted signage for designated yard and beach stair access. The large seaside yard is separated by a rock garden to create two private outdoor areas—one for each unit. Captain’s Quarters has use of the spacious side yard, while the unit below, The Portside Suite has its own private outdoor space and separate beach stairs. Please stay within your area to ensure privacy for all guests. This isn’t just a rental—it’s a rooted retreat for those who need beauty, balance, and a bit of bay magic. ✨ Guest access Guests have full private access to the upper-level cottage unit, including three bedrooms, 1.5 bathrooms, a bay-facing kitchen, cozy living room, and in-unit laundry. Step outside to enjoy your designated outdoor space featuring reclining Adirondack chairs, a propane Weber grill, and uninterrupted views of Narragansett Bay. Please follow posted signs for your unit’s exclusive beach and yard access, as there is a separate, privately accessed unit below with its own designated outdoor area. Other things to note 💛 15% of each summer stay (May–September) helps gift a week at the cottage to families through Make-A-Wish and St. Jude, spreading joy and healing by the sea. Shared Amenities: Kayaks and bicycles are shared amenities between the units. Fishing rods, kayaks, and bicycles are available for guest use on the property. Guests may use these amenities at their own discretion and assume full responsibility for their use. Life jackets must be worn at all times when using the kayaks, and only guests age 18 or older may use them. By booking Captain’s Quarters, guests agree to release the host from all liability related to use of recreational equipment and accept financial responsibility for any loss or damage that may occur. Insect Disclaimer: Both units are professionally cleaned and regularly inspected for pests. However, as with all coastal properties, seasonal insects such as ants or silverfish may occasionally appear. Please also note that gnats, mosquitoes, and other biting insects are common in waterfront areas—especially at dusk. Bug spray is recommended and provided in the unit for your comfort. 🔥 Fire Pit Use – Please Read The City of Warwick does not allow open fires unless they’re intended for cooking. So here’s how to stay cozy and compliant: • Use the fire pit with the provided grill or mesh cover • Keep a grill top and marshmallows nearby to show it’s for cooking • No bonfire-style flames — small, intentional fires only • Burn dry hardwood only — please no cardboard, tissue paper, wet wood, or trash • Excess smoke disturbs neighbors and creates safety concerns Safety Reminders: • Never overload the fire pit • Extinguish the fire completely before bed • Do not move the fire pit from its spot • Fires are not allowed on the beach • Let us know if you’d like it set up in advance!
