Welcome to Minstrel Court, SG8 0AB, the perfect destination for your group gatherings, celebrations, and special events! Our beautiful property offers two unique venues: The Manor and The Stables, providing ample space and amenities for a memorable stay. Please note that: - The booking process is enquiry-based, meaning that prices and availability are quoted individually based on the parts of the venue you wish to use, the type of accommodation required, and the number of guests. The space Our property can accommodate up to 41 guests in total. Here is the breakdown of the sleeping arrangements: The Manor: Including 5 bedrooms, 3 En-suites and 2 communal bathrooms: Room 1 (Master Bedroom): 1 Super King Bed - Sleeps 2 Room 2 (Second Suite): 1 Super King Bed - Sleeps 2 Room 3 (Bunk Room): 2 Double Bottom Bunk Beds - Sleeps 6 Room 4 (Group Room): 2 Single Trundle Beds + 2 Single Beds - Sleeps 6 Room 5 (Triple Room): 1 Single Trundle Bed + 1 Single Bed - Sleeps 3 (Group and Triple Room are on the second floor and the other bedrooms are on the first floor.) *Porch & Entrance Lobby* The main entrance to the house benefits from a beautiful porch with plenty of hanging space for coats and storage for shoes and umbrellas. The entrance lobby connects to the pool room (boasting a small pool table and table football), the games room (packed with board games, colourful bean bags and a Wii console with flat-screen TV), a shower room and the living room. The whole house benefits from underfloor heating. *Living Room* The Manor benefits from a large double living room with two sets of sofas, two cosy fire places, original feature beams and a 70" flat-screen smart TV with access to Netlifx, Youtube, etc. **Ground Floor** *Conservatory* The conservatory connects to the living room, and can be closed off through folding doors if need be. It acts as an open-plan dining area to the kitchen, and boasts an extra-large dining table seating up to 20, a wood stove, and a snug angle with a hanging egg chair and some comfortable bean bags. Surrounded by floor to ceiling doors, it offers beautiful views of the lake and grounds. If hired with the rest of the venue, the doors can all be opened up to give direct access for a garden party. Three skylights also offer plenty of natural light, even if the curtains are drawn closed. *Kitchen* The double kitchen is fully equipped and benefits from two sinks, a double-sized American fridge/freezer, two ovens, two additional microwaves with oven function, two induction hobs, a convenient island, dishwasher, and comes packed with cooking equipment, as well as serving dishes and utensils. *Utility* Adjoining the kitchen is a utility with a washing machine, drier, additional dishwasher and sink. **First Floor** *Master Bedroom* The master bedroom is located at the end of a generous walk-through wardrobe, and besides the super-king bed also has a functioning fireplace. A large mirror allows for beautiful photos of you getting ready for your special event. There's a safe by the entrance to the en-suite. The en-suite itself is an extremely impressive and welcoming space: take a relaxing bath by the crackling fire, or enjoy brushing your teeth by the double sinks without having to fight for space with your partner! *Second Suite* The second suite also benefits from a super-king bed, a walk-in wardrobe, en-suite shower room with views of the lake and gardens, and a functioning fireplace, as well as a flat-screen TV. *Bunk Room* While the bunk room is a bit more packed than the other two rooms, it still has a large walk-in wardrobe and a beautiful en-suite shower room and functioning fireplace, of course with its own flat-screen TV. Perfect room for all your bridesmaids to share and chat until late in the night! *Rooftop terrace* The rooftop terrace is home to our 12-person hot tub which is the perfect gathering place for any hen do or other party where you'd like to share a special experience while enjoying gazing at the stars at night! **Second Floor** The top floor is accessed by a spiral staircase and has a somewhat restrictive ceiling height, so if you are super tall, you may want to leave this to others in the group! There are two bedrooms in the attic, and a shared shower room. Guests staying in the attic can also make use of the shower room on the ground floor. While sleeping 9 in the attic across the two rooms is definitely possible, it is more suitable for children than adults if you fill every single bed due to the size of the rooms. Having said that, children would probably love cuddling up in the space! *Group Room* The larger of the two rooms in the attic consists of four single beds, so the groomsmen don't need to share! Two of the beds have an extra mattress under them, so if you pull the trundles out, you can sleep up to 6 in this room, although it does get very tight and makes walking in and out of the room at night almost impossible. On the upside, this room has some of the nicest views of the whole house :) *Triple Room* While strictly speaking a twin room, one of the beds in this room is also a trundle bed, so if pulled out can turn the room into a tight triple room. The Stables: 6 Studios, and a 1-bedroom unit We offer 7 spacious units: Five units feature a super king bed and a single bed. One unit has a twin bed and a single bed. The seventh unit is a one-bedroom suite with a super king bed and a double sofa bed in the living room. Each studio is equipped with: - TV - kitchenette with a microwave - dining table for three - An ensuite bathroom - Wi-Fi **Garden and venues** Access to garden is not exclusively for The Manor and Stable guests. Venues are rented out separately and are not part of this listing. Guest access This is a listing for The Manor and 7 Studios. These can be accessed separately to the rest of the wedding venue and grounds. Please contact us at Minstrel Court to enquire about the rest of the venue. The lake and grounds are available to people booking the individual spaces but on a non-exclusive basis. We’ll promptly provide a personalised quote and help you plan your perfect getaway. - This listing would not include the wedding venue or the rest of the cottages on site. - Please note that the unit provided will depend on the number of guests booked. - Pets are allowed, charges apply. - The lake and gardens cannot be accessed on event days. - Please note that guests are required to pay a deposit directly off the Airbnb platform. - Also, guests are required to sign and agree to specific terms and conditions before being given access to the property. - Please also note that some works are still ongoing outside the house, so our builders are still around at times. - The air-conditioning shown in the photos is not functional yet. - The accommodation is located on the grounds of a wedding and event venue. This means that from time to time, there may be an event running next door with music being played and fireworks until midnight. - The accommodation backs on to a busy country road, so please note that there is constant road noise present.
