Magical 16th Century rustic farmhouse in a secluded area of outstanding natural beauty with stunning views of the sea and countryside, 5 minutes from the Regency seaside town of Sidmouth. Family home, set in 4 acres of gardens and meadows with uninterrupted views of countryside, moorland and out to the sea. Recently decorated and furnished to a high standard. Perfect for a family holiday or groups of friends to get together. Sorry no hen/stags or groups under 30 yrs. The space Location: Horstone Farm is nestled between the picturesque Southwest coast path and the ancient pebble bed heath of Mutters Moor, with an abundance of meandering tracks, wildlife and colourful heath. The house is ideally located for walkers, nature lovers or anyone looking for a peaceful coastal retreat. Just a 5-minute walk from the house and you are on the coast path or up on to the moor. Another 15-minute walk and you find yourself on the path down to the beach in Sidmouth. Otterton village is a 5 minute drive way, where you will find Otterton Mill Farm Shop selling freshly baked bread and other produce and the local pub, The Kings Arms. The World Heritage Jurassic Coastline town of Sidmouth, set beneath the majestic cliffs and the green hills of the Sid Valley is just a 5 minute drive away with lots of cafes, pubs and restaurants, golf course and watersports (in the summer). The surrounding area includes National Trust Property Bicton Park, The Donkey Sanctury, Budleigh Beach, Exmouth Beach, Beer, Branscombe & Lyme Regis. Accommodation: Horstone Farm sleeps 8 across 4 bedrooms and 3 bathrooms: • 1 x super king-size four poster bedroom, with adjacent shower, bath & loo • 1 x king-size bedroom with ensuite shower and loo, plus a “secret” bunk room with 2 additional single bunk beds • 2 x double bedrooms • 1 x family bathroom House detailed description: Hallway Entering the house you arrive onto a flagstone hallway. To the right is the boot room, laundry and “hidden” loo. To the left is the door to upstairs, the sitting room and study/snug. Straight ahead takes you to the kitchen and the door to the outside terrace. Kitchen A few steps down from the hallway, with windows on both the east and west side looking out onto the terrace and the farmyard; the kitchen has been recently renovated with the following: • Flagstone floor • 4 Oven Heritage Oil fired Aga • 4 Ring Induction Hob • Breakfast bar with 2 stools • Dishwasher • Toaster, Kettle, Blender • Wood burning stove • Fireside chair • Kitchen table, seats 8 • Large Fridge Freezer • Window seat looking onto the farmyard and paddocks Kitchen Terrace From the kitchen, you step out onto a large south facing flagstone terrace. The terrace is equipped with outdoor seating/dining area, Adirondack chairs, firepit & 6-ring Outback BBQ (gas provided) - it’s a perfect spot for breakfast, lunch or evening dining. Boot Room / Utility / Loo A step down from the hallway into the boot room/utility you find: • Flagstone floor • Coat rack for coats and hats • Washing machine • Tumble dryer • “Hidden” loo (you have to duck!). Sitting Room Left off the hallway takes you through to the sitting room where you will find: • Cozy carpeted room with large wood burning stove • Two large double sofas • Cowhide ottoman • Mini grand piano • Table Football • Games trunk (including: chess, cards, poker, articulate, bananagrams and other games) • Smart TV with access to all the usual channels Snug / Library / Study From the sitting room you access the snug/library/study with: • Cozy carpeted room with wood burning stove • One large double sofa • Large ottoman • Library of books • Double doors that open onto the terrace • Desk and printer Wifi : The house is set up with Starlink with super-fast broadband throughout the house and surrounding property. Upstairs: A small oak door off the hallway takes you upstairs to the upper landing area, with windows looking out to the garden and onto the moor. On the immediate right are bedrooms 1 and 2, straight ahead is a family bathroom. Continuing right down the hallway, a small step down takes you to the lower landing and further bedrooms 3 and 4. Straight ahead is bedroom 3 and further down the landing to the right takes you to the master bedroom 4 and adjacent bathroom. Close by is an outdoor table tennis table. A short walk up the meadow paths is a magical spot with 180-degree views of the sea and countryside. Here you will find a hideaway pavilion with table, chairs, firepit and grassed area perfect for early evening sundowners and games. The Farmyard As you enter Horstone Farm, you drive into the rustic farmyard and in front of you is the 16th Century granary, originally used as an old grain store. This outside area is a working farmyard and quite functional with stables, horse trailer and caravan. There is ample parking both next to the house and in the yard. Animals at Horstone We welcome up to 2 well behaved dogs, but it must be noted that we are surrounded by sheep and the fencing around the farmhouse is not dog proof so please make sure that you keep an eye on your dogs at all times and ensure they remain within the boundaries of the property. Horstone Farm has a house cat, Kitty, who comes and goes and is very friendly. There are two ponies at Horstone, Lucy and Magic (a little Shetland) who you will see come and go in their field or in the stable in the farmyard. Allergies: With the house cat, horses and feather pillows and furniture, Horstone Farm is sadly not an ideal location for anyone with allergies.
