To assist you with your arrival and check-in, we'll send you a URL link to our Guest Portal immediately after your booking for you to complete your online-check-in. You can then use our Guest Portal to find out useful information about the property, check-in instructions, WIFI & parking info, as well as early arrival and late departure add-ons. ✅ Online Check-in All guests are asked to complete a short online check-in prior to receiving access to the property. You will also be asked to read and sign our rental agreement, submit a copy of your ID and submit a refundable security deposit of £125 for any damages. *Non-refundable Damage Waiver option of £30.00 is also available.* ✅ Availability & Check-in You can arrive at your leisure from 4pm onwards. Self-check-in is available for all guests and we'll unlock your access to the lockbox codes on the morning of your arrival onto you Guest Portal. ✅ What's Provided Your property comes equipped with fresh bedding, fresh towels, tea, coffee, sugar. Body wash & shampoo. SMART TV loaded with streaming apps such as BBC I-Player, ITVX & FREE Netflix. ✅ Dogs & Families We are a family and dog friendly environment, although there is a small fee of £25 per dog per stay. Please ensure you select the number of dogs travelling with you when making your booking. Under no circumstances are dogs to be left un-attended in the property, nor are they to be allowed on the furniture or beds. A travel cot can be added for families that require one, a small fee of £20 per stay. (add-ons can be added via your Guest Portal which you will receive access to once your booking is complete) ✅Early Check-ins & Late Check-out We cannot always guarantee an early check-in or a late check-out on the day, but we do have the option to pre-book these as an add-on for just £30. Early check-in - 1pm Late check-out - 2pm (add-ons can be added via your Guest Portal which you will receive access to once your booking is complete) Guest access 🔒 Complete Privacy & Full Exclusive Access Enjoy the entire property all to yourself — no shared spaces with other guests or neighbours. Your private sanctuary awaits! Other things to note Important Guest Information: Online Check-In & Security Deposit Please note: All guests must complete an online check-in prior to arrival, which includes: ✅ Uploading a valid photo ID ✅ E-signing our rental agreement ✅ Authorising a fully refundable damage deposit of £125 ✅ Option to sect add-ons (early arrival/late departure and bed configuration changes) ✅ Debit/Credit card details for the refundable damage deposit and any add-ons. Guests are required to pre-authorise a £125 security deposit via credit or debit card 72 hours before check-in. This is done securely through the Guest Portal link sent immediately after booking. The deposit will be automatically released within 72 hours after checkout, provided no issues arise. 🤷♂ Why do we require a Security Deposit? Due to past incidents of large-scale theft, our insurers mandate holding security deposits to protect the property. Rest assured, normal, reasonable use of the home will never result in additional charges. 🤷♂ What is the Security Deposit used for? The deposit covers costs related to: ❌ Excessive mess or damage beyond normal wear & tear. ❌ Unpaid/Unauthorised extra guests or pet fees. ❌ Additional cleaning (e.g., bodily fluids, heavily stained bedding). ❌ Any deliberate damage or theft (extremely rare) ❌ Smoking inside the property Important House Rules: ✅ Aggressive behaviour towards neighbours or staff will not be tolerated ✅ No smoking of any kind inside the property ✅ No drug use, inside or outside ✅ Keep noise and music at reasonable levels to avoid disturbing neighbours Thank you for your understanding and cooperation — we look forward to welcoming you!
