LIVING AREA: 42” Smart TV (bring your streaming passwords, no cable), comfortable futon sofa that can be made into a small 4th bed, lounge chair with ottoman and electric fireplace, dining table that seats 4. KITCHENETTE: compact refrigerator with small freezer, microwave, oven, toaster, tea kettle, coffee maker, blender, stand mixer, pots and pans, silverware, bowls, plates, cups, wine glasses, baking sheet. NO dishwasher. 2 BEDROOMS Bedroom A: one queen bed with a 52” Smart TV (bring your streaming passwords, no cable). Bedroom B: two full beds with a 42” Smart TV (bring your streaming passwords, no cable). All beds have premium pillows, soft blankets and sheets. Each bedroom has: nightstands with reading lamps and USB charging stations, black out privacy curtains, luggage rack, dresser for clothes, closet with hangers. We are conveniently close to town, our property is located on a street that is active during the day. If you prefer to sleep during the day, we have white noise machines in each bedroom. BATHROOM and LAUNDRY: tankless water heater for on demand hot water, shower stall (NO bathtub), sink, toilet and convection ceiling heater. Towels, hair dryer, shampoo, body wash. Washer and dryer. HEATING and COOLING: Split air conditioning with individual super quiet units located in the living room and each bedroom. Easily handles the hottest and coldest days of the year. Automatically set to 74, if you require a cooler or warmer temperature please let your hosts know. There are 3 ceiling fans, located in the main living area and the two bedrooms. There is a 24” electric fireplace in the living area that has 3D flame effects. OUTDOOR AREA: 2 seating areas for wildlife viewing, outdoor furniture, small table, lounge chairs, BBQ grill*. At night, the yard comes alive with colorful solar lights*. Located in the heart of Oakhurst, street activity is present during the day. In the evenings, it is quiet. *(not available in fall or winter) CHILDREN & PETS: Children under 12 and pets/animals are not permitted as we live off an active road and the property is not completely fenced in. PARTIES: No parties or large groups. NO SMOKING: or vaping of any substances inside the guest house (it will trigger the smoke alarms). QUIET HOURS: Please respect our quiet hours from 10PM to 8AM. CHECK IN/CHECK OUT: Check In 3 PM - Midnight. Check Out 11 AM. Early check-in and late checkouts are usually unavailable. This includes luggage and grocery drop-offs. WILDLIFE ANIMALS: For your safety, please do not approach or feed any animals that you may encounter on the property. We adhere to Airbnb’s cancellation policy. We strongly suggest you obtain travel insurance in the rare instance your travel plans change. Guest access Your hosts also reside on the premises. Access is available to you for the guest house, the front yard and the parking area. Areas that are not accessible are marked as ‘no guest access’. The pool is not available as it does not meet California safety requirements.
