Rent this villa for a minimum of 6 months. Your will have full access to your own private pool to relax, unwind, and enjoy the Florida sunshine. A BBQ area for outdoor dining and entertaining with family and friends. Access to top-notch community amenities, including a clubhouse, large heated community pool, tennis courts, and a fully equipped gym. Conveniently located close to supermarkets, restaurants, and all the essentials, you'll have everything you need for a seamless and enjoyable stay. The space Guests have access to the entire house with its 3 bedrooms, large open living room, 2 bathrooms (1 master bathroom and 1 bathroom shared by two bedrooms). There is a fully equipped kitchen (microwave, oven, dishwasher, plates cuttlery, pots, pans, toaster, coffee machine, blender etc.), bar, garage for 2 cars, outside premises including a large private pool, outside seating area, outside dining, gas BBQ. Guests also have full access to the compound's clubhouse where you will find a gym, large heated pool for the cooler winter months, tennis courts and more. Important: Please note that we only rent the house to guests staying for a minimum of 6 months due to legal restrictions. Guest access Guests have full access to the entire house, a private pool, outside premises and the compound's clubhouse, tennis courts etc. Other things to note Thank you very much for your interest in our beautiful vacation home. As required by the Homeowners’ Association (HOA) of the gated community ‘Calusa Palms’, a rental contract needs to be signed by tenant and landlord for the duration of the lease. The contract will be provided to you in advance via email by our property manager who also lives in Fort Myers. She will also be available for you should you encounter any issues during your stay. The rental contract includes the following additional fees which are not mentioned on AirBnB: • Lease application fee USD 100 • Association application fee USD 200 Electricity is included in the rental up to 1,000 kw/hr per month (which is usually enough for 4 people plus operating the AC in summer at a reasonable temperature and for the pool pump). This amount is usually only exceeded if the AC runs 24/7 below 64 Fahrenheit or 18 degrees Celsius). Electricity consumption of more than 1,000 kw/hr per month is charged at USD 0.17 per kw/hr. There is a security deposit required which is fully refundable at the end of the lease term. The deposit is kept in a non-interest-bearing account as required by Florida law. The security deposit amounts to one month rent plus USD 1,000 for a pet. The full deposit is refunded at the end of the lease term provided that no major damage caused by the tenant and/ or the pet are identified during the final walkthrough. For new tenants, we also ask for a copy of their employment contract to be provided upfront. The property can be accessed via lockbox on the day of your arrival. Our property manager will conduct a walkthrough and show you how to operate the AC, kitchen utensils, garage door etc. The walkthrough is usually conducted within 24 hours of your arrival. You can point out any existing damages etc. you may identify during this walkthrough to avoid any misunderstandings later.
