Here's what you can expect: Living Area: Relax in our thoughtfully furnished living room, featuring comfortable seating and a warm atmosphere, perfect for unwinding after a day of exploring Albuquerque. Kitchen: Our fully equipped kitchen provides all appliances and all the essentials you need to prepare your favorite meals, whether you're a culinary enthusiast or prefer simple dishes. Bedrooms: Each bedroom is designed with your comfort in mind, offering king sized beds, quality linens, and ample storage space to ensure a restful night's sleep. Bathrooms: Our clean and well-stocked bathrooms feature essential toiletries, and fresh towels for your convenience. Outdoor Space: Enjoy the serene outdoor area, perfect for morning coffee or evening relaxation, allowing you to unwind and soak in the peaceful surroundings. We strive to provide a home-away-from-home experience, ensuring your stay at the Albuquerque Campus Retreat is both comfortable and enjoyable. Guest access We’re excited to host you and want to ensure you have a comfortable and enjoyable stay. Here’s a quick guide to the spaces you can access during your visit: 🏡 Your Space: You have full access to the home, including all common areas, bedrooms, bathrooms, and the kitchen. Feel free to make yourself at home and enjoy the amenities provided. 🌿 Outdoor Areas: The outdoor spaces, including the patio and garden, are yours to enjoy! 🚪 Restricted Access: The garden shed is off-limits. You may find owner personal items in closets and storage spaces—please refrain from using or moving them. If you have any questions, just send us a message! We’re happy to help. Enjoy your stay! Other things to note RENTAL AGREEMENT This Rental Agreement ("Agreement") is entered into by and between the host ("Host") and the guest ("Guest"), collectively referred to as the "Parties." By booking, the Guest acknowledges and agrees to abide by the terms and conditions set forth herein. 1. RENTAL POLICIES & GUIDELINES Long-Term Rental: Rentals exceeding 30 days may be available. Guests must inquire with the Host regarding availability. 2. CHECK-IN & CHECK-OUT * Check-in: 3:00 PM * Check-out: 12:00 PM * Late Check-out: Past 1:00 PM incurs a minimum charge equivalent to the nightly rate. * Early Check-in & Late Check-out Requests: Must be made at least 24 hours in advance and are subject to availability and additional fees. 3. UNIT ISSUES & RESOLUTIONS * Any concerns must be reported during the stay for resolution. Issues raised post-departure will not be eligible for compensation. 4. GUEST REQUIREMENTS & OCCUPANCY * Local residents, third-party bookings, and guests under 25 must contact the Host before booking. The Host reserves the right to cancel such reservations. * Unauthorized parties and gatherings are prohibited unless approved by the Host. * Unauthorized guests will be charged $50 per person per night. * Maximum occupancy is two adults per bedroom. Gatherings are restricted to twice the number of allowed occupants or a maximum of 20 people, whichever is less. 5. SMOKING & VAPING POLICY * Strictly prohibited inside the property. * Violations will result in a $500 penalty. 6. BEHAVIOR & CONDUCT * Illegal or disruptive activity is grounds for removal without refund. * The Host is not responsible for disturbances from external factors (e.g., construction, neighboring properties). * No shoes should be worn within the house. There is a shoe rack by the front door. * For fire prevention and safety - please do not leave any electrical appliances switched on when they are not in use, or when you are leaving for the day. This includes air conditioners, fans, hair straighteners, and portable device chargers. 7. INTERNET & SECURITY EQUIPMENT * Guests must not tamper with security systems, internet equipment, or exterior security cameras. * A security camera/doorbell is installed at the front door for security purposes and to monitor guest count. * The Host is not liable for internet service interruptions, and no refunds will be issued for connectivity issues. 8. PERMITTING & LICENSING * The Host holds a valid Short-Term Rental Permit and complies with local laws. * A designated person residing within 20 miles of Albuquerque is available for maintenance concerns. 9. TAXATION * Guests must pay a 5% Lodgers' Tax and a 1% Hospitality Fee for stays under 29 nights, in addition to applicable state taxes. 10. LISTING ACCURACY & CLEANLINESS * The Host ensures the property description is accurate to the best of their knowledge. * The property is cleaned between guest stays by a maid and/or cleaning service. * Guests must wash dishes after use; failure to do so may result in extra cleaning fees. 11. WHITE LINEN POLICY * Linens are laundered between stays. * Minor stains or small marks that do not affect cleanliness are considered normal wear and tear and should not be a concern. * Please avoid using white towels or linens to remove makeup, spills, or dirt. * Unremovable stains (e.g., blood, wine, ink, self-tanner, excessive makeup, or hair dye) that require replacement may result in a damage charge of up to $150 per affected item. * Protective covers on mattresses must remain in place; removal may result in damage charges. * If you expect to use tanning products, hair dye, or similar substances, please bring your own darker linens to avoid accidental damage. 12. SUNDRIES & CONSUMABLES POLICY * Airbnb sundries such as shampoo, paper towels, and dishwasher tabs have been provided initially. If these run out during the stay, they may not be replaced. * Occasionally, consumables such as condiments or snacks are left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. However, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The Host does not take any responsibility for the consumables. 13. REPLENISHMENT POLICY * Short stays (1-7 days): Stocked for the entire stay. * Longer stays (7+ days): Initial supply only; Guests must purchase refills. * Mid-stay cleaning for longer stays: May offer extra supplies if a mid-stay cleaning service is included. 14. GUEST COMMUNICATION & RESERVATION COMMITMENT * The Host will honor accepted reservations to the best of their ability. * Host will respond to inquiries within 24 hours before check-in. 15. SAFETY & SECURITY * Emergency contact numbers will be provided. * Smoke alarms, carbon monoxide detectors, and fire extinguishers are installed. 16. MAIL & PACKAGES * Guests may not send or receive mail at the property. 17. COOLING SYSTEM * The home is cooled by a swamp cooler in summer, with additional AC units available in some areas. 18. FURNITURE & MATTRESS PROTECTION * Protective covers must remain in place; removal may result in damage charges. 19. LOST & FOUND * The Host is not responsible for lost items. * Retrieval fee: $50 plus shipping costs. 20. FOOD STORAGE & PEST CONTROL * Guests must keep food sealed and clean up spills immediately. * The property is regularly treated with non-toxic pest repellent. However, being located in a historic neighborhood in the desert, bugs are a natural part of the environment. While efforts are made to maintain cleanliness and pest control, occasional encounters with bugs may occur. * Pest encounters do not qualify for refunds or rental adjustments. 21. PET POLICY * Dogs may be permitted on a case-by-case basis with prior approval. * Minimum pet fee: $50. * Pets must be housebroken and kept off furniture. * Pets must remain leashed outside gated areas. * Guests are liable for pet-related damages. 22. SERVICE ANIMALS * Must be harnessed or leashed unless interfering with function. * Emotional support animals are not classified as service animals and are not permitted. * Fraudulent misrepresentation of a service animal may result in eviction and penalties. 23. KEYS & ACCESS EQUIPMENT * Lost key/broken lock replacement: $250 charge. 24. PARKING * Two driveway parking spaces available. * Street parking may be restricted at certain times. * The Host is not responsible for parking violations or vehicle damage. 25. HOUSEKEEPING & CLEANING FEES * No daily housekeeping service. * Stays over 14 days require a mandatory mid-stay cleaning (fees vary). * Excessive cleaning needs will incur a minimum charge of $50/hour. * Holiday check-out housekeeping fee: $75. 26. GUEST LIABILITY & PROPERTY CARE * Guests accept liability for any damage caused to the property. * Items belonging to the Host may not be removed. * Furniture and décor must not be rearranged. 27. RESPECT FOR PROPERTY * Because this is an Airbnb community, not a hotel, and is also our home when we stay in Albuquerque, please be respectful of the property and keep it clean before you leave. 28.
