Thank you :) The space Monthly Rental Details & Utility Costs • Electricity: For monthly rentals, please note that electricity is not included due to high Caribbean rates. • Charges depend on your air conditioner usage and can range from 100 EC to 500 EC. for monthly rentals, a 250 USD electricity deposit is required directly to electricity company and will be subtracted from your monthly usage. Any difference will be credited back to you. • You will receive a screenshot of the meter reading before your stay. • Any extra electricity charges will be processed through Airbnb up to 15 business days after your booking. ⸻ Energy & Water Heating • Our property is equipped with a solar panel water heating system. • Hot water is available exclusively in the shower. ⸻ Laundry Facilities • A washer is provided in the laundry room; however, please note: • Clothes must be line dried. • Use the laundry for loads of 15+ items only. • Remove clothing from the line within 24 hours. • Only tenants are permitted to use the laundry facility—failure to comply may result in access being denied. ⸻ Location & Proximity • The property is just a five-minute walk from the beach, conveniently located near the resort/marina. ⸻ Short-Term Rental Guidelines • Efficiency Reminder: For short-term rentals, please turn off the air conditioner and lights when not in use. Failure to comply will result in an additional fee added to your electricity bill. The house keeper Rose will remind you before you are charged. ⸻ Occupancy & Extra Guest Policy • The apartment accommodates two adults (children are free). • Any additional adults beyond the included two will incur an extra guest fee. ⸻ Internet Access • The provided internet is suitable for light usage (e.g., Netflix, mobile phone browsing) and is not intended for remote work. • For monthly rentals requiring more robust connectivity, an internet box is available from flow: • $100 EC- $120 EC for a full month ⸻ Monthly Rental Discounts & Additional Fees • Discounts: Ask about our special discounts on monthly rentals for stays of three months or more; these discounts will be applied via Airbnb. • Carnival Season Notice: During August (carnival season), an additional cleaning fee of 120 EC applies. This fee is paid directly to the cleaner, and we will coordinate the frequency of cleanings based on your length of stay. ⸻ Public Space & Community Rules • Smoking Policy: • No smoking is permitted in public areas. Smoking is allowed only on the balcony. • Balcony & Walkways: • Balconies and walkways are public spaces and must remain clear at all times. • No clothing or personal items should be left on balconies or hung on the balcony railing (only outdoor furniture is allowed). • No shoes should be left by the front door. • General Public Behavior: • Avoid congregating in walkways or on steps. • Smoking is restricted to the balcony only. • Parking: • The landlord will assign parking spots based on availability (one parking spot per unit). • Guest parking is available on the street. • Noise & Parties: • Please adhere to noise restrictions: no loud music after 10 PM. • House parties are strictly prohibited. • Common Area Cleanliness: • Maintain cleanliness in all common areas, including the laundry facility. • Mandatory Cleaning: • Scheduling the cleaner is required—one cleaning per month is included in the monthly rent. • Please provide the following cleaning supplies: glass and stainless-steel cleaner, and white vinegar. • Schedule the cleaning via our group chat.
