There are 11 king beds and a sofa bed in the bedrooms. The extremely large sofa in the living room can sleep 3 adults. There is a large private pool with a jacuzzi area and a waterfall. The villa has an open plan living room with large, modern kitchen and a guest toilet at the ground floor. The very large table, the second kitchen counter is perfect for parties! The second floor comprises of 7 bedrooms with en-suite bathrooms. The third floor has 3 bedrooms with en-suite bathrooms, a private sauna, a private jacuzzi as well as outdoor shower and a guest toilet. Not to mention the pool table for your recreational use. The villa boasts an atrium and an interior design that is very impressive. This is a well-crafted vacation rental for the discerning guest who wishes to feel the advantages of hi-society accommodation with deluxe decor and facilities. Guest access Access to the whole villa, swimming pool, jacuzzi, sauna, nothing shared. Other things to note Please keep in mind the following: 1. The check- in window is between 2pm and midnight. Late checkout and early check in is subject to availability and a surcharge. If you plan to arrive outside the check in window, you must let me know so access to the property can be arranged. 2. We are guest friendly but you should not exceed maximum occupancy of the villa and also take responsibility for your own guests. Keep belongings in the safety box provided. 3. Pattaya is a lively city, full of nightlife and the neighbours can occasionally have a party, it is their right to do so. While we do everything we can to limit noise disturbances, it can happen, but very rarely. 4. Keep windows & doors closed in the day time to prevent pests going inside, and at night time before you go to bed and when you go out, be sure to lock them. 5. Thailand is a tropical country, there are tiny house lizards (geckos), they are harmless, impossible to keep them out - they eat small insects and mosquitos. We need them! 6. Price does not include daily housekeeping like in a hotel: Upon arrival, you will have essential toiletries, such as toilet tissue, shampoo, shower gel, soap, towels, bed linens and drinking water. For an additional fee, these can be replenished, bedsheets & towels changed and all the villa cleaned. This is optional, but not compulsory. 7. Thailand can have tropical storms, especially in the rainy season. This can result (but not often) in short electrical blackouts, which means the water pump will not run either. Please keep this in mind, it is something completely beyond my control. 8. The swimming pool is outdoors, weather temperature. The pool man cannot cool it down or warm it up. Also subject to rainwater and falling leaves. 9. Smoking is outdoors only, please be sure to use the designated smoking area. 10. I can allow pets, fees apply. You must accept responsibility for your pet, clean up after them and not allow them to swim in the pool. 11. Take advantage of the GRAB or BOLT taxi app to book your taxi to take you where you want to be. It is a reasonable price. 12. Should you encounter any issues at all, please let us know promptly so we are given the opportunity to resolve it. 13. Finally: we can help organise airport transfer, taxi service, minibus, breakfast delivered at the villa, private BBQ, massage at the villa as well as trips and food delivery to your villa.
