Set in picturesque countryside next to fishing ponds whilst being conveniently located for M5 and only 5 - 10 minutes drive from nearest supermarket and town centre. Furnished to a high quality with all modern conveniences and facilities to suit all age groups. We love dogs and well-behaved dogs are very welcome. We won't charge you extra for your canine friends. The space Newly completed in 2024, Bunter's Paddock offers extensive accommodation comprising 4 king size bedrooms which are all en-suite plus the option of a small double room (not en-suite) if required for a small supplement. 4 on the first floor with a fully accessible bedroom and wet room on the ground floor. Flat screen televisions in living area and all bedrooms (except small double). There are no steps from the car park to the ground floor of the building. The property is located within 7 acres of land incorporating fishing ponds. The ponds contain Carp, Golden Rudd and Tench. Although it's a rural setting, Bunter's Paddock is also close to well-known attractions such as historic and picturesque Dunster, Wells (setting for Hot Fuzz film), Cheddar Gorge, Wookey Hole caves and numerous beaches. There is a public footpath adjacent to the property leading to the River Parrett, a tidal river famous for its 'bore'. The public right of way runs up the farm track to the left of Bunter’s Paddock and leads to fields and the river bank - perfect for walking in picturesque surroundings. You will probably spot foxes and rabbits and, if you’re very lucky, otters and a kingfisher who visit our fishing ponds plus small (Muntjac) deer who are drawn to the fruit in our orchard. We also have owl and bird boxes located on trees across our land. Please note that the first two ponds, surrounding land and orchard are our private land and available for use by guests at Bunter’s Paddock. However the third pond is in private ownership and is not available to our guests. Ground Floor: Fully fitted kitchen with kitchen table and bench style seating. Includes standard size fridge, microwave, air fryer, large range-style electric cooker and instant hot water tap. As well as saucepans, cooking utensils, cups, plates, bowls and cutlery. Plastic glasses and serving ware for use outside. Also children’s plastic tableware and cutlery. Portable blue tooth speaker. Complimentary sachets of condiments, teabags, coffee, hot chocolate, sugar and milk. Washing up liquid, cloths, tea towels, dishwasher tablets and kitchen towel are provided. Large kitchen bin bags and food composting bags provided. Utility room with Belfast sink, freezer, wine fridge and more storage. Boot room with external door, sink, coat and footwear storage, iron, ironing board, washer/dryer, baby equipment (microwave steriliser and electric bottle warmer). High chair, changing mat and travel cot also available at no additional cost. Dog bowls and towels. Towels for use at the hot tub. Large living area with 5 seater sofa, 3 seater sofa, 2 seater sofa and bean bag. Electric fire. Pool / table tennis table. Dining table with 5 chairs and a bench (which seats at least 3). Several coffee tables with lamps as well as LED spotlight overhead lighting to enable you to select the room ambience. The under stairs 'dog house' sleeping area is available if your pup fancies it. Please do not allow your dog on any of the furniture or beds without adequate protection/cover. Please do not leave your dog unattended inside or out. The entrance gate is a farm-style wooden gate which smaller dogs could easily get through and onto the road. Dogs are welcome to swim in the ponds. Dog shower room - Low level dog shower plus dog grooming products. Also WC and hand basin. Hallway - Drying cupboard with hanging rail. Range of board games and reading materials and umbrellas which guests are welcome to borrow. Wellington boot storage rack in the porch outside front door. Fully accessible bedroom - with king size bed, table and chairs, wardrobe, hairdryer and full length mirror. Views across the fishing lakes. Electric fan and smart tv in bedroom. Bedside lamps incorporate USB charging. Bathroom features a wet room style shower, toilet with hand rail and emergency call cord and basin. First Floor: 3 x bedrooms with king sized beds and en-suite bathrooms, all with large overhead shower heads and hand held showers (2 rooms also have a free standing bath). Liquid hand soap is provided in all bathrooms. Travel cot and small camp bed suitable for a child available upon request. Also, on request, a small double room (not en suite and no television) for £50 per night supplement charge. All bedrooms are provided with a hairdryer and small vanity mirror. NEW FOR SPRING 2026! Additional bedroom on first floor with small ( three quarter) double bed. Ideal for two children or parent/child to share. Please note this new bedroom does not have an en-suite bathroom. First floor wrap around glass balustrade balcony offering views across the fishing lakes as well as to the Quantock Hills. Patio chairs and table provided. Cinema / games room with 2 x reclining chairs incorporating chilling drinks holders, heat pads and massage functions as well as large beanbags. Projector and surround sound for movies. X Box One console with 2 controllers (please provide own games). Bedding is allergen free and bed linen is Egyptian cotton. We provide bedding, bed linen, bathroom towels, hot tub towels and towels for your pups free of charge. Please note we don’t provide bedding for the travel cot or camp bed. Ultra-fast broadband is available throughout the property. We provide dog mats, feeding and drinking bowls, poo bags, as well as a dog treat jar and a tennis ball. Outside: Secluded 6 person hot tub with pergola style roof. Hot running water shower. *Brand new for summer 2026 - Argentinian grill* Please bring your own charcoal Wrought iron dining table and 8 dining chairs. Large parasol provided during the warmer months. 2 x sun loungers Plenty of parking bays plus one electric vehicle charging point. Comprehensive external lighting and burglar alarm. Residents holding a fishing permit are welcome to fish in the second lake (signed) but please don't fish in the lake closest to the house as this is a breeding pond. Local takeaways and grocery stores deliver to Bunter’s Paddock. Guest access All of the property and grounds are available to guests and dogs. Self check-in via key safe Private car parking with ample parking. 5 marked parking bays with one having EV charging bay. Please note that charges may apply for charging. Other things to note Please note that no smoking is permitted anywhere within the accommodation. Smoking/vaping is only allowed outside the front gate. Infants are always welcome but please note that we don't provide stair gates. Due to the rural setting and neighbouring fishing pond lakes we request that our guests keep noise to an acceptable level. If it's a party getaway that you want then we're probably not the appropriate location for you but if it's just a chilled, relaxing break then Bunter's Paddock is ideal! Please no swimming (obviously pups who like to swim are welcome to jump in). No fireworks or bonfires at any time. Please shower before entering the hot tub. Fake tan is difficult to remove from hot tub and clogs up the filter!
