Seasonal use of Salt Water Hot Tub available from October to Aptil (not available during summer months). Ideal for up to 4 adults and 2 children. (4 Adults max.) THE COTTAGE: Our cozy cottage is available year-round and comes fully equipped for your comfort and entertainment: • Ideal for up to 4 adults and 2 children. (Maximum 5 Adults) • Full kitchen with microwave, air fryer, and Keurig • Barbecue on the lower back patio • Mini-split Heat pump provides A/C to both the upstairs and downstairs in the warmer months, and heat in the cooler months. • Plenty of games, puzzles, and DVDs for rainy days • Wi-Fi • Smart TV with a variety of streaming services (subscription may be required) • Washer and dryer located in the laundry room on the lower level (To help us protect the environment, please only use the washing machine if extremely necessary) THE WATERFRONT: Access the private waterfront directly from the backyard. Please be cautious when entering the water, as the rocks can be VERY slippery. Keep in mind, this is a river and not a lake, so there can be a current. The water is shallow near the shore and fairly easy to navigate, however not suitable for diving. • Enjoy our Seasonal Salt Water Hot tub with 5 person capacity. (please be mindful of capacity so you don't overflow it) HOT TUB ONLY AVAILABLE OCTOBER - APRIL. • Fishing is NOT permitted on the property. • Bring your water toys! The water is great for kayaking, paddle boarding, canoeing, or just cooling off on a hot day. We do have two adult kayaks and one youth kayak available that you can use if you complete the liability waiver. • Water shoes are highly recommended when accessing the water • Children should wear life jackets and be accompanied by an adult and monitored at all times when in the water. If the water level is high, the current can be quite strong. • Boats follow the channel in the middle of the river through the buoys. If you are out on the water, please be mindful of passing boats and DO NOT swim in the boat channel as it is illegal to do so.. Access is granted through a smart lock on the front door. A guest code will be issued prior to arrival. Other things to note NO BALCONY ACCESS - Please DO NOT access the main floor balcony as it is unstable and needs to be replaced. Please keep the door off the dining room locked at all times. WATER PUMP - The water to the cottage is supplied by a drilled well. The pump for the well is located in a separate closed in the bunk bed room. There is a lock on the top of the door to prevent children from entering the pump room. Please make sure it is closed and locked if you have children in the room to prevent them from "exploring" and damaging the equipment. LIABILITY WAIVER - You understand that swimming, hot tub use and the use of kayaks is at your own risk and that special risks may be involved with swimming, hot tub use and using the kayaks. You accept full responsibility for any bodily injury arising from swimming, hot tub use and use of the kayaks and hold owner harmless. You understand there are potential dangers that swimming, hot tub use and the use of kayaks may present to children who are not carefully supervised, as well as the danger to any person swimming, using the hot tub or using the kayaks if a person has health risks, or if a person swims, hot tubs or uses the kayaks while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming, hot tub use or using the kayaks. All Airbnb Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host.
