HOUSE RULES: To help us maintain the property for every guest, please observe the following: -No smoking anywhere inside the property. -No parties or events. -No pets. -Only the number of guests included in the reservation may stay overnight. -Please remove outdoor shoes when inside the house. -Keep noise to a minimum and respect our neighbours. -Do not tamper with the Wi-Fi, thermostat or other equipment. -Please keep windows and doors closed while the heating is on. -Switch off lights and reduce the heating when leaving the property. -Maximum heating temperature is set to 20°C under our fair usage policy. -Entry to the boiler cupboard is not permitted. -Please use the outside bins and leave the property tidy. Guests are responsible for any damage or additional cleaning required during their stay. FAMILIES: Children are welcome where agreed at the time of booking. Please let us know if you are travelling with children. There is an unused fish pond at the rear of the property containing some water, so children must be supervised at all times outdoors. LONG-TERM STAYS Guests staying for two weeks or longer can arrange discounted weekly or fortnightly cleaning, including fresh bed linen and towels. For extended bookings, the host may occasionally arrange a property inspection with reasonable notice to ensure the home is being well maintained. BEFORE YOU CHECK OUT: Please help us prepare the property for our next guests by: -Taking all personal belongings. -Washing and putting away used dishes. -Emptying the kitchen bin and disposing of perishable food. -Turning off lights and reducing the heating to 17°C. -Closing and locking all windows and doors. -Returning the key through the letterbox. Ensure you are not more than the number of guests declared during the booking as your booking could be cancelled with no refund for false declaration. We'll cancel your reservation without any refund if you have made a false declaration with respect to the number of guests. Children of certain ages are not allowed but if allowed, please keep an eye on them to avoid damages to the property. Let us know if you're with children. -By booking our property, you agree to our entire house rules and you agree to abide them. You also agree upon booking this property to take full responsibility and authorise Emu-J Stays to charge your credit/debit card or issue an invoice if you break them. Please read thoroughly through the message below and familiarize yourselves with the house rules: Check-In Time: 3pm Check-Out: Before 10am. To avoid any disruption to a changeover for the next guests, we charge a fee of £20 per hour for an early check-in or late check out A free private parking on the driveway. -For long-term stays (from 2 weeks), a mandatory mid-stay cleaning service will take place on a fortnightly basis. Guests are expected to clean after themselves, but this service includes a light refresh of the space, along with a changeover of bed linens and towels. A discounted fee of £55 per clean will apply. This is to ensure that the property is in good condition at all times. By confirming your booking, you acknowledge and accept this requirement. -We provide some complimentary toiletries ( toilet papers, shampoo/conditioner, body wash, washing up liquid, etc), but guests are advised to get theirs when ours run out during their stay. -If you're with your lovely children, please keep an eye on them to avoid damages to the property as it will incur extra charges. -Please take out and take back the bins after collection if your stay is more than a week. Look out for what neighbours are taking out for bin collection -Our properties are competitively priced because we operate a "FAIR USAGE" policy. The CENTRAL HEATING will go off when the temperature reaches 20C . PLEASE DO NOT TURN THE CENTRAL HEATING ABOVE 20C! - The smart thermostat sends us notifications whenever it's malfunctioning if the windows and doors are open whilst the heating is on or if the radiators in the living room and dining area are turned off or covered with anything . The thermostat/boiler will shut down and the property won't be heated up. To avoid a boiler breakdown, please avoid any of the above -Please don't turn off the radiator or cover the radiator in the living room with anything to avoid malfunctioning of the smart thermostat and a boiler breakdown -Windows are to be closed, lights and heating turned down to 18C each time you leave the house to avoid unnecessary energy waste -Shut all Windows and doors whilst central heating is on -No indoor smoking, no drugs and no firearms -Extra fee charged for additional cleaning if property is trashed or messed up. please, tidy up after yourselves and use the bins outside -No house parties/no events -No unregistered guests without our consent -No instant local guest booking without our consent -No anti-social behaviour -Quiet time is between 9pm and 10am -Keep noise down to a minimum. Noise reduced to barest minimum level. Property is in a quiet residential area with families and children --Please, take off your shoes to ensure the house is clean for everyone -Please, do not enter the property with mouldy shoes. It's simply unfair! - No illegal activities please as they'll be reported -Pets are not allowed -Do not disconnect the WIFI, thermostat or anything in the property. We'll be alerted if you do and we'll attend the property. - £15 for any damaged or missing towel and £50 for a key loss - No commercial use without approval --Netflix use if you have your personal account -No mail allowed be sent to the property -Avoid damages in the property PLEASE FOLLOW THESE STEPS BEFORE DEPARTURE: 1. Take all your belongings as we won't be held liable for any forgotten items. 2. Lock all the DOORS and all the WINDOWS please 3. Turn off all lights 4. All plates, cups etc are washed and put away dry 5. Empty the kitchen bin and throw away all perishable food 6. Drop the key back through the letterbox
