Description

Small, affordable, and clean room with a shared bathroom, in a safe and quiet neighborhood. This room features a brand new Sealy mattress on a low-profile platform bed; something to consider before booking if you have mobility issues. Keep in mind that you’re traveling to a large city so you might need to park a few houses down the street like you would in any major city. You can use the driveway temporarily to load/unload your luggage but please refrain from permanently parking on the driveway. The space The property is centrally located and less than 10 minutes away from the airport, the Amtrak station, and the Walden Galleria Mall, and less than 20 minutes away from the Bills stadium, UB, and downtown Buffalo. Guest access You can check-in any time after 4 pm, but if you are checking-in when others may be sleeping (9 pm - 8 am) I ask that you are considerate of others and try to keep noise at a minimum please. Free street parking is available adjacent to the home. Please make sure that you aren’t blocking any driveways when you park. In order to keep things simple, I ask that you please refrain from parking on the driveway since there aren’t enough spots to accommodate all guests. However, you are allowed to use the driveway temporarily (15 minutes or less) to load/unload your luggage when checking in/out if you’d like. During your stay If you need any help please send me a message in the airbnb app. Please don’t wait until after your stay to let me know something was wrong, as nothing can be done at that point. While Airbnbs were never meant to mimic staying at a hotel and instead are similar to the experience you’d have if you were staying with a friend or a family member, I still try to make your stay as pleasant as possible, so if you need anything please let me know and I’ll accommodate if I can. Local Residents Due to previous issues, I do not accept bookings from local residents. If you live nearby, please do not reserve—your booking may be canceled. 👥 2. No Third-Party Bookings Airbnb does not allow third-party bookings. The person booking must be the one staying. Make sure your Airbnb profile includes your legal name and a clear face photo (like on an ID). 🕓 3. Check-In / Check-Out Check-in: After 4 PM Check-out: Before 10 AM Late check-outs will incur a $100 fee. 🔇 4. Quiet Hours Please observe quiet hours between 9 PM – 8 AM. Keep music, voices, and TV volume low to ensure a peaceful night for everyone. 👟 5. Shoes This is a no-shoes household. Please remove your shoes and leave them in the staircase upon entry. 🚭 6. No Smoking, Parties, or Pets No smoking of any kind No parties or unauthorized gatherings No pets, including service animals We have an Airbnb-approved exemption due to a family member's severe allergies. Violations of this rule will result in a $300 fee. 🔒 7. Lock the Door For everyone's safety, please lock the main entry door each time you enter or leave. I am not responsible for lost or stolen items. ❄️ 8. Air Conditioners Please turn off air conditioners when you leave the house to conserve energy and avoid overheating. 🚫 9. No Extra Guests Only guests listed on the reservation are allowed inside. Sharing access codes or allowing others inside is considered trespassing. Each room has a maximum occupancy of 2 guests. 🚿 10. Shared Spaces Etiquette This is a shared home, so please be courteous in the bathroom and kitchen: Limit bathroom use to 15 minutes Hair dryers are in each room—please do your hair/makeup there to keep the bathroom available 🧻 11. Toilet Use Only flush toilet paper Use the plunger if you clog the toilet Dry any wet bathroom floors with provided paper towels These steps help keep the space clean and safe for everyone. 🍽️ 12. Kitchenette Use This is a kitchenette, not a full kitchen. Use only for light meal prep No elaborate or strong-smelling dishes (e.g., bacon, curry) Wash and dry dishes immediately after use—don’t leave them in the sink or on counters A drying rack is provided for convenience. 🚗 13. Parking Free street parking is available Do not block driveways—you may be towed The driveway is not for guest use, but you may use it briefly (15 minutes max) for loading/unloading 🧳 14.
