Other things to note The Big Muddy Inn – Terms & Conditions By booking a reservation and/or staying at The Big Muddy Inn, the booking guest agrees to the following Terms & Conditions on behalf of themselves and all members of their party. 1. Reservations & Responsibility The booking guest must be at least 21 years of age and accepts full responsibility for all guests in their party. All guests agree to follow house rules, respect the property, and comply with all local laws. This is an adults only hotel, all guests must 18 and up. 2. Parking Free public street parking is available on a first-come, first-served basis near the property. Guests are responsible for observing all posted city regulations. The Big Muddy Inn is not responsible for any tickets, towing, damage, or loss related to vehicles or their contents. 3. Assumption of Risk & Liability Guests acknowledge that use of the property—including stairs, porches, common areas, and participation in live music events or gatherings—carries inherent risks. By staying at The Big Muddy Inn, guests voluntarily assume all such risks. The Big Muddy Inn, its owners, management, and staff shall not be held liable for any accidents, injuries, illnesses, or damages that occur during a guest’s stay, including those involving personal property or vehicles. 4. Guest Conduct & Damages Guests agree to use the property responsibly and avoid unsafe, illegal, or disruptive behavior. The booking guest accepts full financial responsibility for any damage, excessive cleaning, or missing items caused by themselves or their party. 5. Quiet Hours To ensure a comfortable stay for all guests and neighbors, quiet hours are observed from 10:00 PM to 8:00 AM Sunday through Thursday, and 11:00 PM to 8:00 AM on Friday and Saturday. During these hours, guests are expected to keep noise at a respectful level and avoid disturbances. Guests acknowledge that The Big Muddy Inn may host live music or events which could result in elevated noise levels at certain times. 6. Smoking Policy Smoking is permitted only in designated outdoor areas, specifically the porch and courtyard. Smoking is strictly prohibited inside guest rooms and interior spaces. Any violation of this policy may result in additional cleaning fees and/or charges for damages. 7. No Pet/Service Animal Policy The Big Muddy Inn has a No Pet Policy. We welcome service animals that are individually trained to perform tasks for guests with disabilities, as defined by applicable law. Only legally recognized service animals are permitted on the property. Emotional support animals, therapy animals, or pets are not considered service animals and cannot be accommodated. Guests may be asked questions as permitted by law to confirm that the animal is a service animal and to understand the tasks it is trained to perform. This policy ensures compliance with legal requirements while maintaining a safe and comfortable environment for all guests. 8. Personal Property The Big Muddy Inn is not responsible for lost, stolen, or damaged personal belongings. Guests are encouraged to secure valuables and ensure all items are collected prior to departure. 9. Third-Party Services & Events The Big Muddy Inn is not liable for the actions, services, or omissions of third parties, including booking platforms (such as VRBO or Cloudbeds), vendors, transportation providers, or public events. Any arrangements or disputes involving third parties are solely between the guest and that third party. 10. Issues & Resolution Guests agree to report any concerns during their stay so they may be addressed promptly. The Big Muddy Inn will make reasonable efforts to resolve issues in good faith. Issues not reported during the stay may not be eligible for resolution after departure. All resolutions are at the discretion of management. 11. Force Majeure The Big Muddy Inn is not responsible for interruptions or circumstances beyond its control, including but not limited to weather, power outages, city services, natural disasters, or government actions. 12. Indemnification Guests agree to indemnify and hold harmless The Big Muddy Inn, its owners, management, and staff from any claims, liabilities, damages, or expenses arising from their stay, use of the property, or actions of their party. 13. No Third-Party Rights This agreement is made solely between The Big Muddy Inn and the booking guest, and no third party shall have any rights to enforce its terms. 14. Acceptance of Terms By confirming a reservation and/or occupying the property, guests acknowledge that they have read, understood, and agreed to these Terms & Conditions.
