Our holiday homes are a wonderful base for families and large groups wishing to explore the beautiful South Downs National Park. The space Our holiday homes, Rose Cottage, Edward's Cottage, Stable Cottage and Louisa's Cottage are set in the heart of the beautiful Hampshire countryside with wonderful views across a peaceful valley. They are a rural haven for visitors but only 10 minutes from Petersfield, with fantastic road and rail connections for London and Portsmouth. This description and photos are for Rose Cottage. Please see our other adverts for photos of Stable Cottage, Edward's Cottage and Louisa's Cottage. The four holiday homes would suit large groups and families looking to holiday together. Our smallholding, Downlands Farm, on which the self-catering cottages are set, is just off a green-lane which leads to miles of footpaths, bridleways and on and off-road cycling. Pets are welcome at our holiday cottages, please enquire upon booking. There are three excellent pubs surrounding the farm, all within a half hour stroll or a 3 minute car journey. The quaint and bustling market town of Petersfield is a 10 minute drive from the farm and alongside the two local village shops, these all provide a perfect base for stocking up on essential items. The larger, cathedral cities of Chichester, Guildford, Portsmouth and Winchester are all equally 45 minutes away, offering great shopping and entertainment. We are so lucky to be within an hour’s drive from one of the premier Blue Flag beaches in the country, West Wittering. West Wittering is a beautiful place to visit, whatever the season, and can be enjoyed by all ages. Hayling Island, a shingle beach (with funfair for the children!) is half an hour from Downlands Farm. Rose Cottage offers light and airy accommodation with two ground floor bedrooms and a playroom/bedroom upstairs. After stowing muddy wellies in the under-cover porch, you will walk into our bright, well equipped kitchen / dining / sitting room. Stretching the entire width of the barn, this large room opens out through French windows onto your own private terrace and garden complete with garden tables and chairs. A smart television with apps such as Netflix will keep you entertained on those horrible rainy days. It goes without saying that guests have use of free Wifi. A utility room with washing machine and tumble dryer leads off from the kitchen which in turn leads to a well ventilated shower room. Two double bedrooms also lead off from the kitchen, the master bedroom having an ensuite bathroom with a large bathtub perfect for soaking after a long walk. Both bedrooms have televisions. Children will absolutely love their playroom at the top of the property. Accessed by stairs from the sitting room, children will have their own space to create chaos and noise. There is ample space up here to accommodate up to four additional people - two single beds and one double bed. There is no extra charge for use of a travel cot, stair gate and high chair as required. Please contact us for information and to discuss your requirements. We welcome guests who wish to stay for a minimum of two nights up to a maximum of one month. Please note, Stable Cottage, Rose Cottage, Louisa's Cottage and Edward's Cottage are situated on a rural smallholding. Whilst the interior of the properties is beautiful, we would like to make it clear that, at present, the exterior is still a work in progress. This does not detract from the overall glorious setting. Any photographs are for illustrative purposes only. Guest access All areas Other things to note Please note that all four holiday properties are adjacent/joined to one-another. Each house has its own private patio and garden but the parking is shared. Due to the proximity to one-another and also to our house, you will be staying next door to children and animals (and sometimes noisy adults!). We are a laid-back set-up which very much caters for families so if it is absolute peace and quiet you're after, you may want to look elsewhere!! Edward's Cottage and Louisa's Cottage are at the 'ends' and Stable Cottage and Rose Cottage are in the middle. There is no door to the upstairs bedroom; the stairs from the kitchen area lead straight up to the upstairs bedroom. There is no door at the top of the stairs. A car is absolutely essential if you wish to stay at Downlands Farm; the nearest decent shop in Petersfield is a 10 minute drive away. Due to our rural location, mobile phone signal and the WIFI connection can sometimes be weak.
