Only rent out this room with shared bathroom and kitchen. The bed has electric blanket in winter. Private bedroom locate ground floor , This is a great room for a single or couple travelers in a great location. The room has a comfortable double bed and one single bed. Other things to note The purpose of these house rules is to ensure that all tenants of this building may enjoy a clean, safe and harmonious environment. *IMPORTANT HOUSE RULES - VIOLATION WILL RESULT IN YOUR RESERVATION BEING CANCELLED WITH NO REFUNDS* 1. Kitchen – Wash your own dishes and keep the area clean, the cleaning fee is for cleaning your room after checkout not including your dishes. 2. Fridge – Do not take food that is not yours, label your own food and remove after checkout. 3. Quiet Hours – No loud noise or conversations past 10PM – 8AM. 4. NO smoking on the premises at any given time, failure to adhere to this rule will result in fines of up to $2500 excluding cleaning fee. Especially if the fire brigade is called. 5. No pets allowed. A violation of the house rules by the guest of a tenant will be treated as a violation by that tenant. • For safety reasons, the hallways, stairways and fire escapes of the building may not be obstructed or used for any other purpose than entry and exit from apartments. • DO NOT leave bicycles, garbage bags or any debris in the walkways at any time. The house rules may cover the following: • Resident & Guest behaviour • Door locks and keys • Maintenance of rooms • Common areas and shared facilities • No bad language or drugs on the premises. • Fail to clean the kitchen after yourself will incur a clean fee of A$50 • No smoking in the Property, FAILURE will incur a clean fee of A$250 PLUS A$2500 NSW Fire Department fine. (Smoking allowed outside the property with proper disposal.) • Guests need to pay the cost caused by triggering the alarm system with excessive smoke. • No Pets and animals allowed. HOUSE RULES – Bedroom* • Tenants shall maintain their rooms in a condition that does not create a fire and/or health • No visitors are permitted. HOUSE RULES – General • No smoking, bad language or drugs on the premises. Smoking allowed outside the property with proper disposal. • Quiet hours shall be between the hours of 10p.m. and 8:00am. on weekdays, and 11 pm and 9 am. on weekends. • During these hours, tenants must not engage in the operation of heavy machinery, play loud music / television or make any noises that may disturb other tenants and neighbours. *HOUSE RULES – Shared Areas* • The shared common area is to be kept free of rubbish, dirty dishes, bags, debris, etc. • Please turn off lights and check kitchen appliances are turned off when leaving the room. • For safety, please check that windows and doors are locked when you are leaving the property. • If anything is broken or malfunctions, please notify me as soon as practicable. • The washing machine is to cease operation by 11:00pm till 9am.
