New and fully equipped apartment in one of São Paulo's most prominent neighborhoods, Jardins. Its location couldn't be better, just 650 meters from Paulista Avenue and Brigadeiro metro station. Additionally, the apartment is close to various tourist attractions, shopping malls, excellent restaurants, metro stations, markets, and pharmacies. Design, location, and comfort are the highlights of this apartment. The space The apartment was designed to be practical and provide a pleasant stay. You have 350MB Wi-Fi internet and Smart TV, just remembering that we do not provide login for streaming platforms. Accommodating up to four people, the space offers a queen-size bed and a sofa bed that is a good option for up to two guests. We provide bed and bath linens at the beginning of the stay, with no changes or replacements. The kitchen, equipped with basic items, allows the preparation of small meals, ensuring more autonomy in everyday life. The apartment also has air conditioning (cooling only) and a charming balcony, which makes the atmosphere more pleasant with the entry of natural light. Finally, the bathroom with a hairdryer brings even more practicality to your routine. Guest access The condominium has: - OMO Laundry (paid separately in the condominium) - Gym - Pool - Coworking space - 24-hour doorman Please note that it has 1 parking space for small/medium cars. Available only upon request. ______RULES______ — Sending Documents for Registration: The documents required for registration must be sent in advance. We are not responsible for situations where the guest is unable to check in due to failure to send documents, especially outside of office hours. — Upcoming Works: As it is a city in constant development, works may occur in neighboring units or external areas, without prior notice. Any noise is beyond our control and does not characterize a failure in the accommodation. — It has 1 parking space for small/medium cars. — Guests and Visitors: Only guests listed on the reservation are allowed. Visitors are not allowed in the apartment. — No Smoking: Smoking is not allowed in the property; use the outdoor areas, if available. Failure to comply with this rule will result in a fine of R$ 400.00. — No Throwing Cigarette Butts: Do not throw cigarette butts off the balcony. Failure to comply with this rule will result in a fine of R$ 400.00. — Maintenance: Report any damage or problems immediately. — Trash: Discard in the designated places and keep the property clean and organized. — Equipment Use: Turn off lights, air-conditioning, and appliances when leaving. — Parties and Loud Noise: Parties, events and excessive noise are prohibited. Respect quiet hours between 10 p.m. and 8 a.m. — Commercial Activities Prohibited: No commercial activity or service of any kind is allowed in the property. — Prohibited from Hanging Objects on the Balcony: Do not hang clothes, towels or any other object on the balcony. — Prohibited from Throwing Paper or Objects in the Toilet: Do not throw paper or any object down the toilet. Use the trash can provided. If the toilet is clogged, a fine of R$400.00 will be applied. — Penalties: Failure to comply with the rules or any condominium rules may result in fines or cancellation of the stay.
