Cozy house near the lake, in the heart of Burgundy

Ideally nestled 5 km from the charming Semur-en-Auxois and 4 km from Lac de Pont, our house in Burgundy is perfect for stays for families or groups of friends. Accommodating up to 12 people, it offers a large garden with a terrace area. Close to the A6, 1 hour by TGV from Paris, enjoy easy access to the regional treasures of Auxois, "Land of Art and History". Very cozy by the fire in winter and intimate garden for sunny days. The space Burgundian building dating from 1870 completely renovated; old forge and village café it seems! On the ground floor, equipped with a wood-burning stove, is the kitchen-dining room with access to the adjoining cellar containing a second fridge, dryer and food storage. On the same level, there is a double bedroom and a bathroom with shower and toilet. From the kitchen, you can access the outdoor terrace with pergola which houses a dining area in the summer. On the 1st floor is the living room with fireplace and TV area. Continuing, a corridor leads to 2 bedrooms (a double -parental- and a children's room with 2 single beds and 1 bunk bed), a bathroom with large bathtub and a separate toilet. From the living room, by a slightly steep staircase (see photo of the living room) you can access the 2nd floor. A landing serves 2 bedrooms (one double bedroom and one attic bedroom with 2 single beds). From the living room, you can access the garden. The barn, accessible from the outside, houses my workshop, the wood reserve and garden tools. Possibility to park 2 cars in front of the barn. Quiet village in a great location! 4 km (6 min by car) from Lac de Pont, very refreshing in summer and which allows beautiful walks; for athletes running, mountain biking, canoeing... for others walking and electric boat. 5 km from the medieval city of Semur en Auxois, which offers all the local shops as well as an independent cinema, a bookstore, a library and even... a lovely little Italian theater. Guest access Our house is located in the heart of the Auxois between Paris and Lyon. To get there by train: - the TGV serves Montbard station in 1 hour 2 minutes from Paris - the TER in 2 hours 15 minutes for those in less of a hurry Good to know: A regional shuttle - coordinated with the TGV - connects Montbard to Semur en Auxois in 28 minutes. You can even ask the bus driver to stop you on the road to Saulieu, at the intersection of the road that leads to Saint Euphrone. By car from Paris center, it takes about 2h30 (without traffic jams) via the A6
