This 3 bedroom, 2 1/2 bath home is located on a private gravel drive, in a peaceful setting. Wildlife can often be spotted in the large yard or wooded area. The location is minutes from historic Adrian where Adrian College and Siena Heights University are home to, Tecumseh, and near main roads, and only 20 miles from Brooklyn, and 30 miles from Ann Arbor. Many stores, restaurants, lakes, and entertainment options are close by. The Kiwanis biking/walking trail connects right here. Our home is located in Raisin Township, in Adrian, Michigan. This 3 bedroom, 2 1/2 bath home is located on a private drive, yet near main roads, in a peaceful setting where wildlife such as deer, turkey, a variety of birds, foxes, racoons, squirrel, chipmunks, groundhog, possum, rabbits and more are often spotted. The neighbors chickens & ducks may wander into the woods and yard from time to time. You may also hear the chickens, roosters &/or ducks while you are here. The location is minutes from historic Adrian where Adrian College and Siena Heights University are home to, Tecumseh is only minutes away, only 20 miles from Brooklyn, and 30 miles from Ann Arbor. Many stores, restaurants, lakes, and entertainment options are close by. The Kiwanis trail connects right here for walks, or if you bring bikes. ProMedica Hospital is right down the road. Great location for doing The River Raisin Wine Trail. There will be a cold water in the fridge for each guest, and a snack basket on the counter for your arrival. There will be a clean robe hanging in each full bathroom for your use while visiting. Bedroom 1 is a Queen bed with a Roku tv that you are able to watch with your downloaded apps. There is a full bathroom just outside the bedroom. Bedroom 2 is the Master with a King bed and Roku tv that you are able to watch with your downloaded apps., and has an attached bathroom, an older washer and dryer are located in this bathroom - the dryer does take extra time for drying, and there is also a sliding glass door next to the bed to walk out onto back deck. Bedroom 3 has 2 twin beds (ideal for kids or smaller sized Adults) and is a basic sleeping space with a dresser and no closet or tv. There is a gas fireplace in the living room. The living room tv offers Amazon Prime viewing options. Please note there is no cable or dish here. We offer Prime network on the living room tv only. There is a fully stocked kitchen. In the kitchen there is a drip coffee pot, we provide a starter supply of filters and coffee. There is a full size frig, gas stove and oven, microwave and older dishwasher. A half-bathroom is located between the kitchen & living room. The home has a tankless water heater, so you will have endless hot water. You will find body wash, shampoo & conditioner provided for your use while here. There is a game closet with a variety of games. You can walk out onto the back deck from sliding glass doors in the kitchen & Master Bedroom, weather permitting. Deck seating is seasonal, and may not be out during inclement weather. For those with mobility concerns, there is a ramp on the deck for entry through a sliding glass door, and there are no stairs accessible inside the home. The ramp and deck may not be safely accessible during winter months. Michigan winters are unpredictable. For your planning- the private road, driveway, and house walkway, deck, steps etc may be snow covered if there is snowfall prior to, or during your stay. A fire pit is accessible for seasonal use/ wood may be provided occasionally (If renter uses fire pit you are agreeing to be responsible to be present anytime there is a fire lit, and must completely extinguish fire when not there attending to it). There is plenty of parking available for 6 renters/ limit of 6 vehicles at any time during stay. Please do not drive or park on the grass. The rental includes only the main floor of home, with the exception of any rooms with lock boxes on the doors. Renters are not permitted to tamper with those door locks. Basement, attached and detached garages are not included in rental, and guests are not permitted to access those areas, or tamper with the locks. Home is located on a private road, please respect speed limit restriction. No parties or large gatherings permitted, rental is limited to a maximum of 6 renters, guest &/or occupants in the home at all times. Number of guests must be disclosed at booking & no groups over 6 & no parties permitted at any time. Home is not child-proofed, and the space and set up is not suitable for Pets, Toddlers or Babies at any time during stay. Renters are not permitted to tamper with security devices, WiFi or ring cameras. Home is strictly animal free due to allergies. Absolutely no pets allowed anywhere on property at any time/ inside or out. No smoking or vaping inside- if you smoke outside, please make sure you are away from any open doors or windows, and please properly dispose of your cigarette butts, do not leave laying around on property. No burning of candles or incense permitted on property. A grill is not provided. This is a quiet, private drive, please be respectful of neighbors & speed restriction on road. Quiet hours are 10pm-8am. Guests are not permitted to have any mail or packages sent to the property (for your convenience, there may be a pick up option at Staples in Adrian). . Do not leave any food or trash outside due to racoons or other wildlife- everything should be placed inside the trash bins with lids firmly shut. Any violation of house rules can be grounds for immediate cancellation of remainder of stay without refund & additional cleaning fees may be charged. Guest access We will send you the door code by the morning of check in. The code gets automatically changed at check in & check out time. The rental includes the main floor of home, with the exception of any rooms with lock boxes on the doors. No access to basement, attached garage or detached garage are included in the rental; guests are not permitted in these areas. No tampering with lock boxes, WiFi, security devices or ring cameras permitted. Other things to note There are audio & video outside cameras on the property, and inside the garages(garages are not included in rental), as well as ring doorbells or ring video motion lights at each entrance to the property. We respect the renters privacy; cameras are only for security purposes. The home is located on a quiet, private, gravel drive (our home is located approx 100-200 yards from the main Hwy). Please be respectful of neighbors. Please respect speed limit restriction. There are no street lights on the private drive, so it can be dark if arriving in the evening (let us know & we will leave outside lights on). There are no pets allowed on the property at any time due to allergies & will result in immediate cancellation with no refund, & a $500 fee. No smoking or vaping allowed inside the house or garages (If these rules are broken, an extra cleaning fee will automatically be charged). If smoking outside, please stay away from any open doors or windows, and please be respectful and clean up cigarette butts & dispose of properly. No burning of incense or candles permitted on property. A grill is not provided. The rental includes the main floor of home, with the exception of any rooms with lock boxes on the doors. No access to basement, attached garage or detached garage are included in the rental. Guests are not permitted in these areas. Number of guests staying must be listed during booking. No illegal substances or activities permitted anywhere on premises. No fireworks permitted. No parties or large gatherings permitted (rental is limited to no more than 6 renters/occupants/visitors at all times) & must be registered guests. Bedroom 3 sleeping arrangements would be most comfortable for children or small sized Adults. Home is not child-proofed or suitable for Toddlers or Babies any time during the stay. Minors must be supervised at all times. Guests are not permitted to have any mail or packages sent to the property (for your convenience, there may be a pick up option at Staples in Adrian). Guests are not permitted to tamper with lock boxes, WiFi, security devices, ring doorbells, or lock boxes on restricted doors. $50 fee for any lost remotes that we have to replace. There is no Cable or Dish on Tv's. We offer Amazon Prime channels in the living room only. 2 of the Bedrooms have Roku tvs for Guests to download their apps on for viewing. Ramp to deck and deck area may not be safely accessible during the winter months, and if there is on-going snow or ice prior to, or during a stay. Please note that safe use of the deck, patio, or outside area may be limited during winter months.
