3000 SF backyard with large pool, spa, outdoor kitchen, fireplace and guest house for events, gatherings, and celebrations. Centrally located in Los Angeles. Plenty of free street parking for multiple cars immediately outside of the house. Mature trees around the periphery of the property, very green and private. Studio guest house included with full kitchen, fridge, and bathroom facilities. Outdoor shower. Plenty of open space for tables, catering and outdoor sitting. The space Standing and sitting space for 20-40 people. Large fireplace and cosy fire pit. Heated pool and spa with jets and LED lights. Guests provide their own tables and sitting. Outdoor furniture and pool sitting not included beyond what is depicted on the photos. Pool is a salt water pool with no chlorine odor. Hardscape in the backyard are custom pavers with flowers, tall trees and shrub surround. Tables and chairs (chairs provided) can be delivered the morning of the event and picked up the following morning if needed. You may be asked to sign a party rental contract. PLEASE READ: Due Covid-19, the following are our new rules: 1. The maximum number of guests allowed is no more than 40 people. 2. Available hours are between 1 pm-10pm. Gathering must be over by 10pm per City of Los Angeles ordinance. Firm. 3. Moderate music level is a must. 4. The listing includes the outdoor area plus a guest house. The main house is not available for use. CLEANING: We would expect the guest to collect leftover food, trash and beverage containers and dispose everything in the garbage cans provided. Any broken glass needs to be picked up and disposed of by the guest. We will take care of the rest of cleaning including outdoor kitchen, pool and guest house. Trash bags will be provided. The Homeowners are not responsible for the loss of guests' personal belongings or valuables. By accepting this reservation, all guests are expressly assuming the risk of any harm arising from their use of, or others whom they invite, to use the premises. This document serves as the Rental Contract. You do not need to sign or print anything. By reading this entire document and renting/booking the backyard, amenities and guest house unit, you are abiding to and accepting the rental policies as listed in this document. This is a residential neighborhood. Moderate music is fine till 10pm. Wine, champaign, beer are fine but no hard alcohol please. Nothing too rowdy. Please keep the party off the street.
