Description
Spacious bedroom in a large Victorian terraced house with your own bathroom. Your bedroom has a UK-sized double bed with a comfortable Emma foam mattress, cosy bedding and space to unpack clothing. Next to your room is the main bathroom, which exudes boutique hotel vibes and has a luxurious rain shower. The space We're Paddy and Xuan (pronounced similarly to Swan). Hi! Our house is a very comfortable and homely 5 bedroom, 3 storey Victorian terraced house situated near the "Village area" in Walthamstow on a (usually) quiet residential street that is right next to vibrant areas and well connected to public transport links. It's a short 10 minute walk from Walthamstow Central station. From there it's 15 mins to King's Cross, 20 mins to Oxford Circus or just under 20 mins to Liverpool Street so, although the house is in London's Zone 3, it's a great home from home base for exploring Central London. The other big upside about Walthamstow though is that it's also a very vibrant borough with lots on offer. 5 minutes walk from our house in and near the Village area, you'll find cafes, restaurants and great pubs. 10 minutes walk up the busy main road, Hoe St (at the end of our street), and you'll find even more cafes, restaurants and pubs as well as lots of shopping options. There are also a number of major supermarkets nearby and a little Tesco at the end of our street. Please be sure to read the 'Guest Access' section below for full details of access and use. Thanks! YOUR SPACE Your bedroom is on the 1st floor and has a UK-sized double bed with a comfy Emma foam mattress, cosy bedding, a bedside table with a warm bedside lamp and space to unpack clothing. Right next to your room is the main bathroom, which exudes boutique hotel vibes and has a luxurious rain shower. OTHER SPACES –– Kitchen –– We have a large kitchen/diner/lounge on the ground floor. It has: – Range cooker with 5 hobs & 2 ovens – Combi microwave/oven – Good range of pots, pans, dishes, utensils, crockery, glasses, cutlery, etc – Toaster – Boiling water tap – Espresso machine, 2 x moka pots, tea pot – 8 person table & chairs – Sofa & coffee table – Large OLED TV with Sonos speakers –– Living room –– On the ground floor, there's also a good sized living room with a big, super comfy sofa, accent chairs, a smaller OLED TV and Sonos speakers, and an upright piano. –– Office –– On the 1st floor at the top of the stairs, we have a dedicated work space room that Xuan primarily uses currently for work and oil painting. –– Main bathroom –– Next to the 'office', is our main bathroom. ** We let out a converted loft room in our house too (see our listings). That room has a dedicated bathroom, also up in the loft space. If that room isn't used when you're staying, you're welcome to use that bathroom as your own dedicated bathroom. Photos of our loft bedroom and bathroom are in 'Additional Photos'. ** –– Other rooms –– Next to your room on the 1st floor is our private master bedroom. Then, up the stairs to the 1.5th floor is a smaller private room that Paddy often uses as his office space. On up the stairs to the 2nd floor, there's a guest double bedroom that we also let out on AirBnb occasionally. See our listings in case there are 4 of you and you'd like to book that also. We've included photos of this room in 'Additional Photos' in case useful to see. –– Garden –– We have a small 6m x 6m private garden. It’s a bit of a work in progress at the moment but you’re welcome to use it. We have sun loungers and a great Kamado BBQ if it's sunny enough and you want to use those. Strictly no smoking or vaping in the house, but you're also welcome to use the garden to smoke/vape if you like. Guest access SHARED SPACE Usually it's just us (Xuan and Paddy) in the house but we do sometimes also let out another spare room (a double bedroom on the 2nd floor) on AirBnb so there may be other guests staying at the same time as you. You'll have shared access to the following spaces, with certain limitations: –– Kitchen/Diner/Lounge –– We run Vietnamese cooking classes from our kitchen periodically so the kitchen won’t be available to use during those class times. You can see dates and times of classes on Phoandfamily .com. You’re very welcome to book into a class of course if you like authentic homemade Vietnamese food and want to join in the fun! We also generally use the kitchen 08:20-09:20, 12:30-13:30 and 17:45-19:30. You’re welcome to use the kitchen at the same time as us, just depending on cooker, oven and cookware availability (that should generally be fine though). If you’d particularly like to host a small dinner gathering for family/friends during your stay, let us know and we’ll see what we can do! You’re welcome to use the lounge space in the kitchen area. There’s a nice 3-seater sofa, coffee table and a large TV and Sonos speaker set-up. (Just bear in mind that we’ll need to use the kitchen for preparing our meals so our noise might disrupt your lounge time during those times.) –– Lounge spaces –– You’re welcome to use the living room any time we’re not using it. We generally use the living room in the evenings 19:30-22:45. The living room has a smaller TV and less good Sono speakers than the kitchen area lounge space but there’s a large comfy sofa. There’s also a piano in the living room you’re welcome to use. –– Office –– If you need dedicated work space, we have an office room that you can use. Xuan is often found in there but she’ll be happy to go elsewhere and let you use it. Just ask! –– Main bathroom –– You’re welcome to use the main bathroom. Our main use times are generally around 08:00-08:30 and 22:45-23:15 just so you're aware. –– Garden –– As long as you follow the no outdoor shoes on in the house rule, you're welcome to use the garden as much as you like. PRIVATE SPACE Our bedroom (the master bedroom at the front of the house on the 1st floor). The double bedroom on the 2nd floor that we occasionally let out on AirBnb and the bathroom next to that bedroom (unless that room isn't rented in which case you're welcome to use that bathroom as your own dedicated bathroom!). Paddy's 'office' room on the 1.5th floor at the rear of the house. During your stay My girlfriend, Xuan (pronounced similarly to Swan), are generally around and available to answer questions in person, by phone (we'll give you our numbers upon arrival) or via email. Other things to note –– Privacy –– We’ll generally be around so happy to chat and socialise at times or if you’d prefer to keep yourself to yourself, no problem! –– Parking –– Paid guest parking available on the street (usually directly outside our house) Mon-Sat: 8:00am-6:30pm. Cost is usually £1 per hour. Free parking available at other times and on public holidays. Free parking usually available on a nearby street (2 mins walk) on Saturdays. –– Children –– We're fine with children staying with an adult but, just to be up front about it, the house isn't particularly child friendly (i.e. not at all child-proofed with no stair safety gates, high chairs etc, and light coloured sofas and carpets etc). –– Pets –– No pets, sorry. –– Check-in –– We can usually be quite flexible for check-ins so give us a shout if the listed timings don't suit. –– Longer-term lets –– We may need you to sign a simple lodger agreement if you plan to stay for longer than a couple of weeks. Also, if you are a non-UK or Irish citizen and wish to stay for a longer-term let, we may need to ask you for immigration related documentation and information to satisfy any requirements we have for "right to rent" under the UK Immigration Act.
