Rosie Loft, countryside views, close to cafe & Pub

A beautiful and relaxing location, Rosie Loft, is in the heart of the Howardian Hills, one mile from the nearest pub and artisan bakery / café, Castle Howard is 2 miles away by road. It really is the perfect place to explore the rolling hills and big skies in this very special area of North Yorkshire, either by foot, cycle or car. York is 12 miles away, the Yorkshire Cost and the North York Moors can be accessed in less than an hour. Sleeps up to 4 guests + 1 well behaved dog. The space Kick back and relax in this beautiful and warm 2 bed roomed loft, designed to give you peace and tranquillity, with careful interior planning, it offers a stunning open plan living area and comfortable bedrooms. Set in the middle of one of the UK's listed National Landscapes, it's an area of beauty and calm with loads to do for all ages. Suggestions of where to visit and where to eat will be shared prior to your visit if required. The Living area has a 3-seater sofa and two armchairs, a padded storage stool, Smart TV and digital radio. The galley kitchen and dining area lead on from the lounge area. The kitchen is fully equipped with dishwasher, induction hob, fridge and integrated electric oven and microwave. The dining area can also double up as a workspace, there is good WiFi connection throughout the accommodation. Master Bedroom:- A comfortable and large room that can be configured as either a Super King or Twin beds as shown in pictures. There are two USB points and plenty of clothes storage & hanging. Bedroom Two:-This room offers a really comfortable double bed, USB charging points, clothes hanging and under bed drawers (more clothes storage is available within the loft), Please be aware that this room is in the eves, one side of the bed has restricted head room. Bathroom:- This is a ‘Jack & Jill’ bathroom, meaning it can be accessed privately from both bedroom areas. There is a walk-in shower, radiator and heated towel rail (connected to the heating system) and plenty of toiletry storage under the sink along with a heated mirror. Hand wash, shower gel and body lotion etc will be provided. Storage:-There is a walk in storage cupboard opposite the bathroom with a clothes hanging rail, ironing board, hoovers etc and could also be used to store luggage. Laundry and freezer:- At the bottom of the stairs leading up to the loft is the laundry room, which houses a washing machine, tumble dryer, clothes drying rack and small counter top freezer. (Please note – the tumble drying can be used on request and will be charged per use). Outside:-There is a separate access gate to the shared garden, with an outside table and chairs for alfresco dining and sitting out. Access to Rosie Loft is via a wooden staircase and within the loft, there are steps down to the larger bedroom, meaning that this may not be suitable for people with mobility difficulties. Parking is available for one vehicle, please request prior to booking if two spaces are needed. Parking is on a shared drive, so we just ask that considerate parking is adhered to. Dogs-We love dogs and know how important it is to have them with you on holiday, we welcome 1 dog per booking. Due to the access, we would suggest that this may only be suitable for small dogs who can be carried up and down the steps. We have a young Labrador and therefore ask that only sociable and friendly dogs would be able to use the garden area and we also ask please, that you clear up any dog mess and please NO DOGS ON THE BEDS. If your four legged family member likes to cuddle up with you on the sofa, please do cover all seating (some covers are provided). If your dog gets a bit muddy on any of the lovely walks here, we have a warm outside hose to clean them off and if you forget to pack dog towels, we can help with that. Your hosts are Annie & Peter, we live next door, so are on hand if you have any queries or need advice on the local area, but we fully appreciate that privacy on holiday is paramount, so we will not disturb you during your stay. Guest access You have private use of the whole of Rosie Loft and the outside laundry room. There is an outside eating area for our guests in the garden.
