College Farmhouse, 18th Century Cotswold Farmhouse

This stylish place to stay is perfect for group trips. An 18th Century Cotswold stone farmhouse with space aplenty. It's a shabby chic home, with stone floors down stairs and lots of rustic charm. Set in a great village at the foot of the North Cotswold Escarpment, just five miles north of Chipping Norton, you have some of the best walking in the Cotswolds. The village has a great pub and you're only a few miles from the Cotswold Distillery, Whichford Pottery, Daylesford and Soho Farmhouse. The space The property is set over three floors and has two staircases. You walk into the ground floor through our old front porch, which opens into a hallway down which you find a cosy snug, next to a large sitting room with a log burner and big comfy sofas and which opens out onto the garden. At the end of the corridor you will find a downstairs toilet and then stairs up to the first floor. Turn right as you step into the house and you come into the dining hall, which has a large oak dresser, log burner and an oak table that can be expanded to seat 12. You walk through the dining hall into a large kitchen with an old Stanley oil fired stove, which heats one side of the house. It keeps the kitchen warm in the winter/early spring. The kitchen has a separate electric oven, an induction hob, large fridge and a microwave hidden in the cupboard next to the fridge. At the end of the kitchen is a door to the panty/boot room where you will find a chest freezer and our back door out into the back yard/patio area. On the patio you will find a teak dining table and chairs and in the pantry we have deck chairs, rugs and cushions for use in the garden. At the back of the patio is an old stable, in which we keep a ping-pong table that can be wheeled out, when the sun comes out. Back in the kitchen, you can take the small back stairs up the first floor. This opens out into the laundry landing in which you find a washer, tumble drier, ironing board and drying rack. Off this same landing is the first of the double bedrooms, which has its own shower room & toilet. Walk out of the laundry landing, down the corridor then the first room on your left is a very large bathroom/dressing room. It has a freestanding shower, a large bath, a very pretty original fire place and generous vanity unit. Next you have the main bedroom with a 6' bed, then another landing with the twin bedroom, family bathroom and steep stairs up to the third floor. On the third floor there are two double bedrooms. The first room has window at either ends with views up the lovely Oakham Hill (Warwickshire's tallest hill) and over the back yard. The Rose Room, is the prettiest in the house with an amazing hand made bed and the same view up the Oakham Hill. In between the two bedrooms is a shared shower room with toilet. This has an electric shower and is quite small, but is convenient for nighttime use. There is space for two cars at the front of the house, but on the opposite side of the lane we have a three car, carport with a 7.5Kw/hr car charger - so there is lots of parking space. Open the gate by the carport and we have a pretty paddock which is ideal for games of football or rounders - just watch out for the little stream that runs through the paddock and under the car port. The front garden is beautiful with a lovely weeping ash tree, a small stream (fenced off to protect kids) and a nice lawn to sit out on. It's a lovely old house, with some peeling paint, huge thick walls and bags of character. We love it and hope that you will, too. Guest access We will let the whole of the main house, but will always consider a four bedroom option (at a reduced rate), if you don't need all five bedrooms. You will find that the big brew-house, workshop and outside office are out of bounds, but you won't notice them. Please note that the front door has to be climbed-up to (two steps) and climbed down from (two steps down into the entrance corridor). This will preclude most wheelchair access and in practice means that this house is really only for those that can manage steps. The top staircase is also very steep and our elderly relatives (aged in the 80s) don't like to use them. Other things to note The car charger needs a magnetic key to make it work, I will brief you on how to work it, if you need it.
