PARKING Open-space, non-covered, parking is free, and the grounds can fit 4 up to 6 vehicles, depending on the size. 🌿RATES The listed base rate is for 8 guests. Php 1k for every additional guest, up to a maximum of 12 guests. (Please see Pet Guidelines section in our House Rules below, or in our Gallery). 🌿Senior Citizens and PWDs We warmly welcome senior citizens and persons with disabilities (PWDs) at the villa. However, please note that our property does not have a wheelchair ramp, for those who may need it, and that stairs are used to access various areas of the villa. (ex. Garden to Pool area and Living Room to Second Floor Loft Bedroom). We encourage guests to consider this when planning their stay, and if you have any specific concerns or clarifications about access, please feel free to reach out via message. 🌿WiFi WiFi password and details provided prior to Check-In. WiFi at the Villa Our villa is equipped with PLDT Prepaid WiFi, with a speed of up to 20mbps. It’s generally reliable for browsing, video calls, and light remote work. Please note that performance may vary depending on the number of users, gadgets, and type of activity (e.g., heavy downloads/uploads or streaming). For those whose needs exceed what we offer, we encourage you to also bring your own back-up pocket wifi, data, etc. We’re always working on improving our setup and appreciate your understanding. 🌿 Natural Surroundings As the villa is nestled in nature, you may notice insects, butterflies, dragonflies, birds or ants around the property — a natural part of our serene garden setting. We do our best to manage more bothersome insects and also have essentials ready, if needed, for your comfort. (ex. Off Lotion, mosquito coils, etc). Guest access 🌿The Villa During your stay, you have access to the whole villa, the private pool, the outdoor kitchen, garden and the parking grounds. In detail, our guests will enjoy: 🌱 Bedrooms, all fully air-conditioned - Ground Floor Master Bedroom: 1 Queen Sized Bed 1 Sofa Bed that expands to a Queen Size - Second Floor Loft Bedroom: 3 Queen Sized Beds *Additional Mattress: 1 Double Size Mattress, to be set-up at the 2F Loft, for guests exceeding 10 pax. Our second-floor loft was designed to highlight the beauty of nature, with floor-to-ceiling glass windows that invite the outdoors in, offering a panoramic view of nature. This unique setup allows you to wake up with the sunrise, surrounded by light and breathtaking views. The open and airy experience of the glasshouse design is one of the villa's most loved features. 🌱 Bathrooms - 2 Full Bathrooms 1 Full Bathroom at the Ground Floor 1 Full Bathroom at the Second Floor Loft Inclusions: -Hot and cold showers -1 bath towel for each guest -Hand wash, Body wash, Shampoo -Bathroom Tissues - Hair Dryer is available for guest use, though this can be used in the bedrooms as there are no power outlets in the Bathroom. 🌱 Living Room: - WiFi - Smart TV - wireless mic and mini speaker - card games, Jenga, Uno, Spot-It, Playing Cards, etc. - a selection of Fiction Books - Fully Air Conditioned Guests can unwind on the couches while enjoying your favorite shows or movies on the Smart TV (ready for Netflix, Prime Video, and YouTube. Guests must log-in with their own credentials, if desired.) Stay connected with PLDT Wi-Fi, enjoy music with a Bluetooth speaker and mini microphones, or have fun with board and card games like Sungka, Jenga, Uno, etc. For those who want to unplug, we also offer a selection of fiction books to get lost in. The living room, which faces the pool, garden, and stunning outdoor view, is the perfect spot to relax. This additional service must be requested in advance via messaging us on AirBNB chat, and will depend on staff availability. Please note that availing of this service will incur an additional fee (starts at Php 500, depending on the agreed upon kitchen/clean-up duties) 🌱 Private Pool, Garden and Outdoor Space: - Bask in the sun on our comfy lounge chairs, while enjoying a stunning view of the garden. Relax and swim in the private pool: Pool Details: - Size : 3mx7m - Depth: The pool’s shallow end is 3 feet, with the deepest part reaching 5 feet - Our pool is non-heated. 🌱 Parking Grounds Open-space, non-covered parking is free, and can fit 4 to 6 vehicles, depending on the size of the vehicle. 🌱 Safety, Security, and Emergency Equipment - To ensure preparedness for contingencies, we have the following equipment available at the Villa: Emergency Lights, rechargeable flashlight, a Fire Extinguisher located in the Outdoor Kitchen, a First Aid Kit is also stored inside the living room cabinet, and an Ice Pack is kept in the freezer of the kitchen refrigerator. - The property is well-lit, with lights illuminating the Villa’s perimeter, pool area, garden, and driveway. - To ensure our guests' and the villa's security, please note that we will be asking for Guest Details (names, vehicle details) before your arrival. Only those included in the list will be allowed entry to the property. Our caretakers may do a simple headcount, and guest details checks upon arrival. - In case of sudden / unannounced power interruptions, we have a generator set on standby. Kindly note though that we limit the use of appliances during times when the gen set is in use. Usage would be restricted to essentials: water pump, one a/c unit, wifi, refrigerator, or as advised by us through messages. - In the event of announced / scheduled power interruptions from the local service provider, we will update you as soon as notice has been sent. 🌱 Caretakers Your safety and peace of mind are our top priorities. Our friendly and helpful caretakers, who live about 50 meters away in their own staff house, ensure the property is well-maintained and that help is always within reach. For non-urgent requests, we kindly ask that you contact the caretakers only until 10PM, to allow for their rest too. For urgent or emergency matters, please feel free to reach out to our caretakers directly via their contact information (provided at check-in). You can also reach us anytime - 24/7 via AirBNB Messages for any concerns. Other things to note 🌿 Other Services (Third Party Suppliers) 🌱 FOOD We work with a trusted third-party supplier for food trays—available for orders placed at least 5 days before arrival. Just message us and we’ll share their menu and guidelines. Guests are also welcome to bring and cook their own food at no extra cost or corkage fee. If you’d like to explore nearby eats, the villa is just minutes away from restaurants and cafés serving everything from Filipino and Batangas specialties like Lomi to Taiwanese, Italian, Japanese, and American cuisine. GrabFood / Food Panda delivery is also available. 🌿 RECEIPT Airbnb automatically provides a receipt for the total amount you paid, which you can access through your account under Trips → Get Receipt. If you have further questions re: receipt, please reach out. 🌿 HOUSE RULES 1. Check In : 2:00 PM | Check Out : 11:00 AM. Guests are expected to follow these timings. Early check-in or late check-out requests must be sent in advance, and will be subject to availability and approval. If approved, extension hours will incur corresponding fees. - 1 hour extension - subject to approval / availability; free / no charge - 4 hours extension or checkout at 3pm - P3000 - 7 hours extension or checkout at 6pm - P5000 Note: - If allowed, guests may only extend until 6pm. - Please await our confirmation if early check/late checkout is allowed. - Extension is subject to availability, and approval. - Payment will be requested via 'Send/Request Money' button on AirBNB - Extension fee is refundable IF unused. - Please note that unauthorized extensions will result in corresponding fines. 2. Base Rate listed is for 8 guests, with an additional P1,000/guest up to a maximum limit of 12 guests. Children aged 6 and below stay for free and are not included in the guest count. Please ensure that the number of guests is accurate during booking. 3. Pool Use. - Parents must supervise their children at ALL times when using the pool. - No diving allowed; and no running on the pool deck. - Villa Montagna will not be held liable for any accidents or untoward incidents. - For the safety of all, glassware and breakable items are NOT allowed in or beside the pool. - Pets are NOT allowed to swim in the pool. 4. Please observe quiet hours, and minimize noise from 10:00 PM to 7:00 AM. Loud parties, activities or events that disturb the peace are strictly prohibited. 5. Pets and Owner's Responsibilities. We understand that pets are cherished members of the family, and we want them to feel just as comfortable as you do. We kindly ask that pet parents follow a few simple guidelines for our villa: PET POLICY AND GUIDELINES: - We allow (2) pets per stay, with a pet fee of Php 500 per pet/day. - Please supervise your pets at all times. Pet owners are responsible for cleaning up after their pets. - For everyone's comfort and safety, pets should be well-behaved, housebroken, and fully vaccinated. To keep our space clean for all guests, we kindly ask that pets wear diapers during their stay. - Bring along their favorite bed and feeding bowls to help them feel at home. - While we love having pets around, we do ask that they stay off beds & furniture. - Pets are not permitted to swim in the pool. - If you plan to leave the villa, please make sure your pet is not left alone on the property. - To keep our space welcoming for future guests, additional cleaning fees or fines will apply if our pet policy and guidelines are not followed, and if significant cleaning is required 6. Smoking of cigarettes, e-cigarettes, vape, or any similar products is strictly prohibited inside the villa. Smoking is only permitted in designated outdoor areas. Please ensure that all cigarette butts are disposed of properly to avoid any fire hazards. Fines or additional cleaning costs will be charged if there are damages caused by guests’ violation of the this guidelines. 7. Kitchen, Bathroom Use and Waste Disposal - Please keep the kitchen and dining areas clean and tidy at all times. Turn off cooking appliances when not in use. Turn off the gas tank valve after every use. - All dishes, utensils, and cookware must be washed, dried, and properly stored before check-out. - Do not place food waste directly into the kitchen sink/ drain as this may cause drainage issues. - Kindly dispose of all trash in the designated bins—garbage bags and bins are provided for your convenience. - To avoid blockages, do not flush tissues, napkins, or other items down the bathroom toilet. 8. Property Care and Damage Policy - Please report any broken, damaged or malfunctioning items, appliances, or amenities as soon as possible. - Rearranging furniture is not permitted unless approved by the Host. - A banner stand has been provided for guest’s use. Attaching or sticking anything to the villa walls or doors is strictly prohibited and any repainting or repair costs will be charged in full to the guest. Please discuss any plans for decorations (birthday, anniversary, etc) with us prior to making arrangements. - Guests will be held responsible for any repair or replacement costs resulting from damages to the property, including its structure, furnishings, appliances, amenities, and all other contents. 9. Access, Safety and Security - Unregistered guests are strictly not allowed on the property. - Our staff will conduct a headcount during check-in. - Failure to comply with our guest policies or any dishonesty or misrepresentation may result in a penalty charge or cancellation of your booking. - Day-only visitors (maximum of 5 persons) may be allowed onsite upon request. - All visitors must leave the property by 9:00 PM. Anyone remaining past this time will be considered an overnight guest and charged ₱1,000 per person. - All day-only visitors are required to log in and out of the guestbook, present a valid ID upon arrival, and collect their ID upon exit from the premises. - Please keep a watchful eye on all your personal belongings and valuables. Villa Montagna will not be held responsible for any loss or damage. - Parents and family members are responsible for properly supervising their children’s safety during their stay. - Running, pushing, climbing, diving, roughhousing, or engaging in any dangerous activity that could lead to accidents or injuries is strictly prohibited. Villa Montagna will not be held liable for any incidents or accidents. - Please be extra careful as the floor may be slippery when wet. Extra floor mats may be requested if needed. - Please be advised that fireworks are strictly not allowed anywhere on the property. The only exception we may permit are ‘lusis’ or sparklers, only allowed in designated outdoor open areas. Please message us in advance for approval, which will be subject to safety guidelines. Guests are responsible for proper cleanup and disposal after use. Failure to follow these guidelines, including improper use or failure to clean up, may result in fines or additional cleaning fees. - Any guest items left behind will be safely stored for up to 30 days. Guests must schedule a date and time for the collection of forgotten items. Shipping may be arranged upon request, subject to applicable fees and the availability of our team to process shipment. After 30 days, guests agree that unclaimed items may be donated or disposed of accordingly. Food items not picked up within a mutually agreed upon period of time, will also be disposed off. 10. Illegal Substances & Responsible Drinking Policy - The use, possession, or distribution of illegal drugs or related paraphernalia, as well as any involvement in illegal activities, is strictly prohibited on the property. - While guests are welcome to bring and enjoy alcoholic beverages, we kindly ask that you drink responsibly, respect other guests, and refrain from any disruptive, aggressive, violent or damaging behavior. - Behavior that compromises the life, safety and experience of others will not be tolerated. Violations will result in us contacting AirBNB Support, and depending on the severity, may result to the immediate cancellation of your booking and removal from the property. - A minimum fee of ₱2,000 will be charged for significant cleaning due to vomit or any major damages. This fee may increase depending on the extent of the cleaning required. 11. To help conserve resources and ensure safety during your stay, we kindly ask guests to: - Keep glass and bathroom doors closed when using the air conditioning. - Turn off all lights, air conditioning units, and appliances when leaving the property for extended periods. - If you plan to bring additional electrical appliances, kitchen appliances or water features (such as inflatable pools), prior approval is required. These may be subject to additional fees depending on the item and its usage. 12. All commercial filming (TV shows, movies, interviews, commercial shoots, etc.) requires prior written approval - Commercial filming may be subject to additional fees, if approved, due to increased usage of utilities, etc. Please contact us for inquiries. 13. Assistance or Concerns During Your Stay For any questions, concerns, or if you may need assistance during your stay, our caretakers are available onsite or may be contacted thru their provided mobile numbers or you may also message us on AirBNB Messages at any time. For non-urgent matters, we kindly ask that you reach out to the caretakers only until 10:00 PM, so they may have adequate rest. In case of emergencies, please contact both our caretakers & message us via AirBNB Messages for immediate assistance. 14. Rescheduling and Cancellation Policy. - Kindly review the Cancellation policy prior to booking. Proceeding to book is a confirmation that you agree to abide by our Cancellation policy. - We are open to rescheduling if your booking is affected by force majeure events (e.g. natural disasters, government restrictions, pandemic, and the like). - If you need to reschedule for personal reasons, we may allow a one-time change of dates, as long as it aligns with our Cancellation Policy. Rescheduling is subject to availability and may have different rates depending on your new dates. 15. Respect for the Property We envision Villa Montagna as your southern retreat—a home away from home, wherein guests can keep coming back anytime they need to relax, recharge or celebrate the milestones in their lives. We kindly ask that you treat the property with care and respect, by following all of our house policies during your stay. As the primary guest and booking holder, you accept responsibility for informing and guiding all members of your group to ensure that our House Policies are understood and followed throughout the stay.
