There are no distractionst, no city noise, and no reason to leave. > At the heart of any stay here is the traditional smoke sauna. One of Estonia's oldest and most valued cultural traditions, a smoke sauna cannot be rushed. It is heated for 8 hours, producing a soft, enveloping heat unlike anything a modern sauna delivers. After the sauna, guests cool down by the river, under open sky, in the way Estonians have done for centuries. It is the kind of experience people travel specifically to find. The smoke sauna is available as an add-on at €350 per session and must be booked in advance, as preparation takes many hours. > The main building offers a grand fireplace hall with a long communal dining table or a dance hall, a fully equipped kitchen, a covered riverside terrace, dedicated workspace, river and garden views, private river beach access, and free parking on the premises. The surrounding landscape invites river swimming, fishing, forest walks, and slow mornings watching mist rise off the water. --- **Pricing and capacity** > The base rate covers a group of up to 10 guests and includes exclusive use of four bedrooms. Two additional bedrooms are reserved and remain closed for groups below 11 guests. As the smoke sauna requires several hours of preparation, it must be booked in advance. We strongly encourage guests to include the smoke sauna in their stay as it is genuinely the soul of this property and one of the most memorable experiences the Ülase riverside has to offer. For the fullest experience, we prefer to rent the manor together with the smoke sauna session, and are happy to discuss this when you reach out before booking. > The detached sauna cabin and riverside cooling spot are for the exclusive use of guests during their stay and are not shared with any other parties. Other things to note > Before confirming your booking, we ask that all guests take the time to read the house rules carefully. The manor accommodates large groups and the house rules exist to protect the property, the surrounding natural environment, and the experience of every group that stays here. Familiarity with the rules before arrival avoids misunderstandings and ensures the handover at both ends of your stay goes smoothly. > A few points worth highlighting in advance: the property must be returned in the condition it was handed over if the professional cleaning service has not been booked, additional guests beyond the base occupancy of 10 are charged at €75 per night and must be declared at the time of booking, and the smoke sauna requires advance arrangement as same-day requests cannot be accommodated. > The property sits within a natural riverside environment and we ask all guests to treat the surroundings with care. The river shore, meadows, and woodland on and around the property are part of what makes this place what it is, and we want them to remain that way for every group that comes after you. > If anything in the house rules is unclear before you book, please reach out and we will be happy to clarify.
