The space • MASTER BEDROOM: King bed w/ memory foam mattress, En-suite bathroom, large walk-in shower, smart TV, charging-enabled bedside tables, full-length mirror, closest with hangers, iron, ironing board. Shampoo, conditioner, body wash, & initial toilette paper provided. We ask that guests kindly make use of the provided make-up removing microfiber washcloths to remove makeup & help keep our white towels fresh! • GUEST BEDROOM 1: Modern bunk bed with queen sized memory foam mattress below, and an XL-Twin memory foam mattress above. This can comfortably sleep two adults below & one adult or two children above. Closest for storing your belongings. *Please exercise caution with the ceiling fan as it is in close proximity to the top bunk* • GUEST BEDROOM 2: Queen bed with memory foam mattress, built-in bedside tables, reading lamp, and closest for your belongings. • GUEST BATHROOM: Located in the hallway off of the kitchen, this is equipped with a full size shower & large bathtub. Shampoo, conditioner, body wash, & initial toilette paper provided. We ask that guests kindly make use of the provided make-up removing microfiber washcloths to remove makeup & help keep our white towels fresh! *The house is on septic, so we ask that guest please do not flush anything but toilette paper in our toilettes* • KITCHEN: Full sized, fully equipped kitchen including stainless steel appliances, rolling island, & all utensils needed to prepare family meals. Coffee, filters, and drip coffee provided (including sugar & creamer). *Please note that there is no garbage disposal in the sink, so please ensure all food scraps no matter the size are throw directly into the provided trash bins.* Failure to comply will result in additional repair fees being charged directly to guest via Airbnb claim. • DINING/LIVING ROOM: The dining table can comfortably seat six, with the option of seating two more at the kitchen island. There is a flatscreen smart TV, record player with Bluetooth functionality, board games, and acoustic guitar available for your enjoyment. *We kindly ask that guests do not eat on the couch, and that the provided drink coasters are utilized when enjoying beverages.* • LAUNDRY: Guests are welcome to use the provided washer & dryer in the laundry room just to the left when first entering the home. Simply lift the lid, place one of the provided laundry pods into the drum along with your clothes, shut the lid, press the power button, select your desired wash cycle, and press start. For the dryer, open the door, place your clothes inside along with one of the provided dryer sheets, ensure the lint trap is clean, shut the door, press the power button, select your desired dry cycle, press start. When done, please clean the lint trap and place lint into provided waste bin. • WIFI: The home is equipped with strong WiFi throughout. • DEDICATED WORK SPACE: There is a dedicated workspace with desk & chair in the master bedroom. • ACCESS: Checkin is at 3pm or after, checkout is at 10am. If a late checkout is desired, please inquire and we will try our best to accommodate. An electric door code will be given to guests. • PARKING: Guests are welcome to park on the gravel driveway. 3-4 vehicles can easily fit with the gate open. • EXTERIOR: Guests are encouraged to enjoy the large, fully fenced yard equipped with a hammock, bbq grill & fire pit. The fire pit is wood burning, and the grill is charcoal burning; guests can purchase both from the local Publix supermarket and/or Dollar General just up the highway. Please clean up after use and replace the fire pit lit & the bbq cover so that future guests can enjoy as well. There are solar-powered string lights that turn on automatically to provide additional ambience for entertaining at night. There are six provided chairs for the fire pit to cook s’mores or have some drinks, and there’s also a cornhole set that is stored in the laundry room for guests to enjoy outside! We simply ask that it’s returned to the box and to the laundry room after use 😊 • TRASH: If any trash bins need to be taken out, there are two black trash cans & one blue recycling bin located outside along the side of the house. If needed, guests can bring the bins to the road for recycling pickup on Monday mornings & trash pickup on Wednesday mornings (approximately 7am). • MISCELLANEOUS: There is a white remote control in the kitchen that can be used to turn on/off the LED lights along to the top of the kitchen cupboards for added ambience, as well as a second remote located in the master bedroom to utilize the same lights behind the headboard. • MAINTENANCE: The yard is maintained by our landscaper that will be there for approximately 30 minutes every other Wednesday. • **DAMAGE DISCLOSURE:** Any damages incurred to the property and/or its contents including, but not limited to, smoking inside, clogged sink from food waste, clogged toilettes from flushing anything but toilettes paper, etc will be reported to Airbnb & a damage claim will be filed. Guests will be held responsible & associated fees will be charged accordingly. Please help us avoid this by treating our home with respect as you would treat your own. Thank you! 😊 Guest access Guests have exclusive access to the entire home & yard with the exception of two owner’s closets that will remain locked and are not intended for guest access. These are located in the dining room & the master bedroom (near the window). Other things to note • SEPTIC TANK: The home is on septic, so we kindly ask guests to help us prevent unnecessary clogs & charges by only flushing toilette paper (feminine hygiene products & “flushable” wipes must be thrown into the provided waste bins). Furthermore, the kitchen sink does not have a garbage disposal, so we ask that all food scraps, oil, etc are thrown directly into the trash bins. • WATER: If guests are unfamiliar with Florida tap water, they will likely be surprised at first by the sometimes sulfuric scent. Rest assured that the home is equipped with a water-softening filtration system, and all water is safe to drink, shower in, wash hands in, etc. For the added comfort of our guests, however, we have placed a Brita water filter reservoir in the refrigerator for their use. If preferred, guests can purchase spring water for drinking from the local Public supermarket just up the highway. From time to time (especially after storms), the water color can turn slightly opaque, please do not be alarmed as this will likely only last for a short period of time. • POWER OUTAGES: In the event of a power outage due to normal Florida storms, please feel free to use the provided battery-powered lanterns in the laundry room. As the electric front door lock will not work during this time, we ask that you please message us so that we can provide you with a physical door key. Normally, these outages only last a few hours at most. If you let us know, we can contact FPL for live updates. • SAFETY: There is a fire extinguisher located under the kitchen sink. Please call 911 in case of an emergency. • CLEANING SUPPLIES: There are basic cleaning supplies provided under the sinks for your use during your stay, as desired.
