Allow us to guide you through the features and important details of this exquisite three-level home, crafted to ensure your comfort and enjoyment from the moment you arrive. Garage Entrance: Upon arrival, you'll have convenient access through the garage entrance, measuring 94" width x 83" height. This entrance leads you directly to the upper-level studio suite. This versatile space features ocean-view windows, a queen-size bed, a kitchenette, a cozy couch, and a pool table for entertainment. The studio suite offers direct access to the garage, where you have two reserved tandem parking spots, making it easy to unload your luggage. The main entrance opens to the mid-level floor, where you'll find all three bedrooms. This level features a washer and dryer for convenience. The master bedroom includes a spacious walk-in closet, an en-suite master bathroom, and a private balcony with seating that overlooks the ocean. The other two bedrooms, each equipped with their own closets and TVs, share a second bathroom. On the lower level, you'll discover an expansive living space that seamlessly blends comfort and style, all with breathtaking ocean views. This floor features a fully-equipped kitchen, a dining room, and a bar with barstools, perfect for casual meals or entertaining guests. The living room, with its open design, offers a direct view of the ocean and leads to the front patio, where you can step out and walk directly to the beach. A movie theater room provides an additional entertainment option, and a convenient half-bathroom completes this level. Hangtag must be displayed; lots are locked 8:00 PM – 6:00 AM. Important Details: Important Construction & Scaffolding Notice We believe in full transparency so you can plan your stay with confidence. Scaffolding: There is scaffolding around the building as part of ongoing construction. There is no scaffolding in front of our home, so your beautiful ocean views remain completely unobstructed from the living room, patio, primary bedroom, kitchen, and balconies. Location of Work: Our home is a three-level property, and there is one condo unit above ours. This condo has been undergoing construction for several months, which is why we previously closed our calendar to bookings. Now that the construction is minimal, we are opening our beautiful home again for you to enjoy. Construction Hours: Work generally takes place Monday–Friday, 8:00 AM to 5:00 PM Saturday, 9:00 AM - 6:00 PM Sunday, No work permitted. While we do our best to minimize any disturbance, some noise may be heard during these times. Special Note: The current price already reflects a discount due to the ongoing construction, offering great value while the work continues. Relative Positioning: The condo under construction is 1 floor above our game room/studio suite floor. It is 2 floors above our bedroom level. It is 3 floors above our main living room and kitchen floor. Check-In Process: Prior to your arrival, we kindly ask all guests to complete our company's check-in forms, facilitating a smooth and secure process. We also work with a third-party insurance that covers property damages and conducts background checks. Participation is optional, ensuring your privacy and convenience. For your peace of mind, rest assured that your privacy and security are our utmost priorities. Travel Insurance: Considering the unpredictability of travel, we recommend purchasing travel insurance to safeguard your investment, as our cancellation policies remain in effect to uphold the integrity of our operations. House Rules: Quiet Hours: Adherence to quiet hours from 9pm to 8am is requested to maintain a peaceful atmosphere. No Events or Loud Music: We prioritize the comfort and well-being of our neighbors and guests. Guest Policy: Only guests included in your reservation are allowed on the property. Additional guests or visitors are not permitted at any time. Non-Smoking Property: Smoking is strictly prohibited indoors and on balconies or decks, in accordance with local ordinances. Pet Policy: A $500 pet cleaning fee will be charged for pets. Pets are not permitted on the furniture or beds, and the size of the dog must not exceed 25 pounds. Upon Departure: Our dedicated cleaning staff will promptly prepare the home for our next guests. To avoid additional charges, we kindly request adherence to the designated checkout time. A late checkout fee of $150 applies for the first 30 minutes past 10am, and an additional $150 for each subsequent 30-minute period, unless otherwise arranged with your host in advance. Feedback and Reviews: Your feedback is invaluable to us, and we strive to maintain a standard of excellence in hospitality. Guests who fail to comply with house rules, including timely checkout or cancellation policies, forfeit the opportunity to leave a public review. Booking Policies: Age Requirement: Bookings from guests under 30 may be subject to approval or cancellation, as we prioritize the safety and comfort of all guests. Review Requirement: Bookings with insufficient reviews or ratings below 5 stars may be subject to review. Long-Term Stays For stays of 30 nights or more, a deep cleaning is required. The cleaning fee will be doubled and adjusted after booking. A mid-stay or end-of-stay cleaning will be scheduled to help keep the home fresh and comfortable. Our goal is to ensure that the property remains in excellent condition for all our guests. The deposit is fully refundable, provided the home is left in the same condition as upon check-in. This policy helps us maintain the highest standards of cleanliness, comfort, and quality for your stay and for future guests. Booking this home implies agreement with the house rules. Guests assume liability for any personal injuries during their stay and acknowledge that the host is not responsible for items left behind. Guests also agree to team entry with 12 hours' notice for necessary maintenance. We expect bookings to be made in good faith and discourage attempts to harm the host's business due to dissatisfaction.
