This spacious two-bedroom retreat includes a full kitchen, living area, and dining space—perfect for families, fishing trips, work crews, or small get-togethers. Now featuring two full bathrooms! The main floor bathroom offers a tub/shower combo, while a brand-new full bathroom has just been added on the lower level. It includes a new vanity, sink, toilet, and shower/tub combo. Guests can access it from the living room door (normally closed off to the lower level). While the basement space isn’t furnished yet, the new bathroom is bright, clean, and fully functional—ideal for families or groups who want extra convenience and privacy. Whether you’re here for a weekend escape or a longer stay, you’ll have everything you need for a comfortable, clean, and quiet lake-life experience. The home comfortably sleeps up to 7 guests with a flexible layout ideal for families, couples, or small groups. One bedroom features two queen beds overlooking the lake, while the second bedroom includes a queen bed and a twin bed with a patio door leading to the side yard with a view of the lake. 55” Roku smart TV with Spectrum cable—just open the app—or log into your favorite streaming accounts. The dining table seats six and also works well as a laptop-friendly workspace. The full kitchen is stocked with quality cookware, dishes, and barware (wine, beer, and cocktail glasses), plus coffee, tea, and other basics to help you settle in. Stay comfortable with a ceiling fan, wall-mounted A/C unit with remote, and extra fans provided. Soft, high-quality towels and linens are included. For stays of 7 nights or longer, please message me if you’d like fresh towels or need a bed change—I’ll happily swap them out for you. We kindly ask that guests do not wash any towels or bedding, as we take care of that ourselves to preserve quality. Although this unit does not have private laundry, guests have access to a coin-operated washer and dryer, located in a separate entrance just to the left of your front door. Smart lock access allows for secure and easy check-in. Whether you’re here for a weekend of boating, fishing, or relaxing by the fire, I’m here to help you have a great stay! Guest access Guests have full, private use of Apartment 4, including both bedrooms, the living room, 2 bathrooms, full kitchen, and private entrance with smart lock access. 2nd full bathroom is lower level. The space is finished just currently with no furniture yet. You also have access to the coin-operated washer and dryer, located in a separate room just to the left of your front door—entry is from outside. Outdoors, you’re welcome to enjoy the shared yard, the grill, the fire pit located just out side of the unit, and camping chairs (stored in the bedroom closet). You may also use either of the two shared docks—one is located directly out from the patio door, and the other is just to the left of the patio area, both easily accessible from the unit. Parking is in a shared lot, and your unit is accessible via a sidewalk or a short walk across the lawn. Other things to note Extra Guests: All travelers must be listed in your reservation. Unauthorized guests may result in cancellation of your stay. • Shoes: Shoes are fine on the linoleum and Pergo flooring in the main areas. 🚫 No shoes on the carpet in the bedrooms — this helps keep them clean and in good condition • Towels & Bedding: • Please do not wash towels, sheets, or bedding. • Place used towels in the laundry basket (as noted in the guidebook). • If you need additional fresh towels, just ask — I’ll exchange them for your used ones. • Leave all bedding on the beds. For stays longer than 7 nights, I’m happy to refresh linens upon request. • Pets (Dogs Only, With Approval): • All pets must be approved in advance and listed on your reservation. Unauthorized pets = $1,500 fine per pet plus cost of damages. • Pet Rules: • Bring a blanket or cover if your dog likes to snuggle on furniture. Unauthorized pet hair on bedding or furniture = $500 fine plus extra cleaning charges. • Clean up all pet waste immediately. Failure to clean up = $250 fine per occurrence plus cost of lawn service if needed. • Dogs are not allowed on beds. • Pets must remain leashed when outside. No tying dogs up for extended periods. • Dogs are not permitted in wooded, overgrowth, or sight-unseen areas of the property. Please keep dogs in open yard areas only. • Dogs must be current on rabies vaccination and all applicable local laws and ordinances must be followed. • Excessive barking or noise that disturbs neighbors may result in fines and cancellation of stay. • Breed restrictions may apply at owner’s discretion. Approval is required prior to booking. • Do not leave pets unattended inside the apartment for long periods. • Any accidents inside must be cleaned up immediately and reported. • No Smoking or Vaping: Smoking of any kind (including vaping) is not allowed inside. Violation = $1,500 fine plus cost of repairs (painting, cleaning, etc.). • No Fireworks: Strictly prohibited. Violation = $1,500 fine. • No Candles or Incense: For fire safety, these are not permitted. Violation = $1,500 fine plus cost of repairs. • Vehicles: • Only authorized vehicles are allowed. • Extra cars or trailers require prior approval. • Unauthorized vehicles may be towed at guest’s expense. • Heating & Cooling (Important): • The apartment has boiler gas heat with a thermostat and a wall A/C unit. • Do not leave heat or A/C running while you are away from the apartment. • In the cooler months, keep the thermostat set at a reasonable temperature (72°F or lower). • In summer, keep the wall A/C unit at a reasonable setting (72°F or higher). • Please set the thermostat or A/C to a comfortable level and allow time for the unit to adjust. • If the system is left running after checkout, a $25 fee may apply. Additional Rules for Long-Term Stays (28+ Nights) These apply in addition to all standard house rules. Long-term guests must follow both sets of rules during their stay. Utilities & Access • Utilities (electric, heat/AC, water, and Wi-Fi) are included for normal residential use. Excessive or abusive use may result in $100 per occurrence plus the cost of extra utilities. • Guests must allow reasonable access with 12 hours’ notice for maintenance, inspections, or repairs. Bedding & Linens • Guests may not wash bedding, sheets, quilts, comforters, or towels. The host will handle all laundering. • Used linens and towels must be placed in the provided laundry basket for host pickup. • Clean, folded linens will be returned in bags with the laundry basket. Guests may either make their own bed or request that the host change the linens. • Unauthorized washing or damage to linens will result in replacement cost plus a $50 handling fee. Cleaning & Mid-Stay Service • Guests are expected to maintain the property in a clean and sanitary condition. Excessive mess or neglect will result in $150+ additional cleaning fees. • A mid-stay cleaning service is available upon request for an additional charge. Please contact the host to arrange this service. Occupancy & Mail • Only registered guests are allowed to stay overnight. Unauthorized occupants will result in a charge of $200 per person, per night. • Mail delivery is not permitted. Guests must use a P.O. Box or alternate address. Any mail delivered to the property may be returned to sender. Pets (applies to approved pets only) • All pets must be approved in advance and listed on your reservation. • Unauthorized pets = $1,500 fine per pet plus cost of damages. • Unauthorized pet hair on bedding or furniture = $500 fine plus extra cleaning charges. • Failure to clean up pet waste = $250 fine per occurrence plus cost of lawn service if needed. • Guests are fully responsible for any damage caused by their pets (scratching, chewing, accidents, odors, etc.). End of Stay • At checkout, the property must be left in the same condition as received, aside from normal wear and tear. • Missing, damaged, or excessively soiled items will be charged at replacement cost plus a $50 handling fee.
