Decentralized and yet close by

Large holiday apartment for up to 6 people with 3 bedrooms - quiet but centrally located between Forchheim/Bamberg and Erlangen/Nuremberg. Lots of space on 120 square meters. Optional extra charge plus 12€ for each additional guest from the 5th person (the 6th has a sofa bed in the attic in the 'theme room'). Parking space for 2 cars. Bicycles can be safely parked in the shed. Access to washing machine and dryer in the basement. Space for drying in the attic The space Idyllic location with ponds and forests nearby. Fly screens on all relevant windows! Portable fans in every room. *Living*: Large living room with open kitchen, dining area and access to the loggia (covered balcony - smoking is only allowed here). A wood stove makes the living area cozy and warm very quickly if required. TV with the option of connecting your own device via HDMI. However, there is no TV program via cable or satellite only Samsung TV. Fast WiFi is available, so streaming is no problem. *Kitchen*: Fully equipped with filter and Nespresso capsule coffee machine, toaster, oven, dishwasher, refrigerator and small freezer, Bosch food processor. There is salt, sugar, pepper, oil, coffee filter bags, various basic ingredients, tea towels. *Sleeping*: On the lower level there is a bedroom with a double bed (180x200cm) or two single beds. There would also be space for a baby travel bed (not provided, please let us know in advance as we need to remove some furniture). On this level is also a smaller room with two single beds (90x200cm and 100x200cm). A spiral staircase leads to the converted roof. Here is an open area (clothes rack, ironing board and iron) with a sofa bed. There is also a separate 3rd bedroom with a single bed (oversized: 100x220cm). There is also an armchair and a small desk with a comfortable office chair. The upper level is not well soundproofed and therefore not very suitable for lively children. Teenagers, on the other hand, love it... --> If required, a small standing/sitting desk (on wheels) can be placed in one of the rooms on the lower level (please specify when booking!). We only have duvets in the comfortable size of 155x200/220cm. We don't iron the bed sheets. However towels come soft from the dryer. ;-) *Bathroom and toilet*: there is a bathroom with a shower, bathtub and toilet. A hairdryer is available. There is also a small guest toilet. Here the sink has a 'bidet hose' that can be used on the toilet. We provide 2 towels per person (normal, shower). If required, there is a washing machine and dryer in the basement. If you want to arrive with bicycles, you can use the lockable shed, which is also where the firewood is stored. A small, narrow garden can also be used. *Parking*: There are two private parking spaces to the left of the house. *Children*: please specify the age when booking. The flat is not explicitly secured for babies/toddlers. There is an open spiral staircase in the living room and a chimney sweep exit in the attic bedroom. No booking without prior ID-check - according to Federal Registration Act §29 and §30. Guest access Caution: 2nd floor without elevator, therefore not barrier-free. Other things to note The nearest shopping opportunity is in Hemhofen-Zeckern, just 5 minutes away. There you will find EDEKA and Netto, a beverage market, pharmacy, post office… In Gremsdorf, there are several outlets (S.Oliver, Schiesser, Greuter Tea Shop, Shoe Mücke, Trigema, ...). Across the street is an inn where you can eat from Thursday to Sunday. The beer garden is open until 10:00 PM in the summer. Activities: Explore Bamberg, Forchheim, and the beautiful Franconian Switzerland. In the neighboring village of Heroldsbach, you will find the amusement park Schloss Thurn and the place of prayer Heroldsbach. Enjoy nice walks or bike tours through the diverse landscape with ponds right at your doorstep.Explore Erlangen, Nuremberg. The Playmobil Funpark is also worth a trip with kids.
