ALL WATER ACTIVITIES are AT YOUR OWN RISK!!: * 2 Kayaks & 2 Stand-Up Paddleboards (with paddles & various sized life jackets) * Water floats & a Cornhole set * Private lakefront deck with an outdoor dining table, chairs and a propane BBQ grill * Lakeside fire pit surrounded by 4 Adirondack chairs. Firewood is available at nearby grocery stores & roadside stands. WATER ACTIVITIES, EQUIPMENT USE AND FIRE PIT (AT YOUR OWN RISK) The property provides access to water floats, stand-up paddleboards, kayaks, paddles, and life jackets (stored in the garage and garage storage box) for guest use. * Assumption of Risk: The guest acknowledges that fire pits, water sports and recreational lake activities carry inherent risks of drowning, or property damage. The Guest agrees that properly sized, Coast Guard- approved life jackets must be worn by all individuals at all times while utilizing the kayaks or stand- up paddleboards. * Equipment Care: The Guest agrees to use the equipment responsibly and return all water floats, kayaks, boards, paddles, and life jackets to the designated garage storage area or box immediately when finished. The Guest assumes financial responsibility for any equipment lost or damaged due to negligence. The Guest assumes full responsibility for the actions of all individuals included in their traveling party when booking this reservation. HOUSE RULES & IMPORTANT NOTES We take great pride in keeping our home beautiful and maintaining a peaceful environment for our neighbors. By booking, you agree to the following strict policies: * No Pets: To ensure a safe environment for all guests, pets of any kind are strictly prohibited. * Parking: All guest vehicles must be strictly confined to the driveway. No yard or street parking. * Quiet Hours: Neighborhood quiet hours are enforced between 10:00 PM and 7:00 AM. * No Parties: Absolutely no parties, large gatherings, or events are permitted. * Departure Care: We kindly ask that you wash and place your dishes in the drying rack before checkout. If you use the grill, please wipe it down before leaving. A spare propane tank is located in the garage for your convenience. Make sure the propane is turned off after each use. Turn off all lights, close all windows and turn off the air conditioners upon leaving. Put all dirty towels in laundry basket in the bathroom or in front of the washer. In winter, please turn heat to 55 degrees. * Trash: Mid-week guests, please place garbage bins at the foot of the driveway on Tuesday evenings for Wednesday morning pick-up. * Winter Stays: We provide professional snow removal/plowing services. For heavy storms, a shovel, extra salt, and sand are always available in the garage just in case. * Strictly Non-Smoking: No smoking, vaping or cannabis use is permitted anywhere inside the home. Outdoor smoking is limited to the driveway, and all debris must be safely disposed of. * Only the specific number of guests included in the booking reservation are permitted on the property at any time. No day-visitors or unregistered overnight guests without prior host approval. * We provide landscaping and lawn services for the property and these are done at the discretion of the landscaping company. We apologize if there is activity during your stay. Guest access Guests enjoy full, private access to the main level of the home, the spacious yard, the lakefront, and the basement laundry area (washer & dryer included). CHECK-IN & CHECK-OUT SPECIFICS * Easy Self Check-In: Enjoy seamless entry via keypad. Your unique door code will be sent to you 24 hours prior to arrival. Other things to note SAFETY & LOCAL HIGHLIGHTS * For your safety, we provide fire extinguishers, smoke detectors, and a first-aid kit. Please ensure children are supervised near the lake and fire pit at all times. PROXIMITY TO SPECIFIC LOCAL HIGHLIGHTS * Ski Resorts: Lost Valley Ski Area is the closest ski option to Turner, located just 10 to 15 minutes south in Auburn. It is highly accessible, family-friendly destination perfect for quick afternoon session or night skiing. - Distance 12 miles (15-20 minute drive) - Highlights: Offers 15 trails, a terrain park, snow tubing and extensive lighting for night skiing. Spruce Mountain Ski Slope is a small, old-school community ski hill located about 15 to 20 minutes north in Jay. Jointly operated by local volunteers and surrounding towns, it delivers an affordable vintage ski experience right along the Androscoggin River. - Distance: 18 miles (25-30 minute drive) - Highlights: Features 11 trails serviced by traditional rope tows, cross-country ski trails, and affordable rates. Mt Abram Ski Area & Bike Park is situated about 30-35 miles west in Greenwood.
