The home is fully loaded and updated throughout, ready to welcome you and your guests for a memorable stay. Amenities: Living Room with a 55” smart TV and electric fireplace and queen sofa sleeper Kitchen – fully stocked with everything you need, DW/Oven/Toaster/Coffee Pot (Coffee and Creamers provided)/Teas/Pots/Pans/Bakeware/Spices/Oils/ with ample storage and counter space Dinning area with seating for 6 and games provided in cabinet. Patio with table and seating for 4 and outdoor furniture for your comfort. Umbrella must be in the closed position if the wind picks up. Bedroom 1: Master Bedroom: new king vibe gel memory foam bed, 43-inch Smart TV with WIFI, lamps with USB charging station on nightstands, alarm clock, folding desk for those who need to work remotely, ceiling fan, closet with dresser, hangers, and luggage rack. The private ensuite bathroom features a large walk-in shower, with shampoo, conditioner, body wash provided; hair dryer and oversized vanity with ample counter space with full length mirror behind the door. Bedroom 2: is located next to the master and features a queen size vibe gel memory foam bed, 43-inch Smart television, ceiling fan, closet, hangers and luggage rack, lamps with USB charging station on nightstands, and alarm clock. Full length mirror is hung behind the bedroom door. Pack-n-play and booster/high chair available as well. Community pool located at the clubhouse. Code required to access and will be provided. Please do not take bathroom towels, we have separate beach towels provided in the hall linen closet for your use. Other things to note **PLEASE READ** Please read your vacation rental agreement carefully before you begin your vacation. Please ensure you carefully review your vacation rental agreement before starting your vacation. When we receive any payment for staying at our property, it signifies full acceptance of our rental agreement terms. All rules are strictly upheld, and it is important for all guests and their companions to understand and follow all policies. Once you arrive, please kindly remove your shoes at the entrance. On the kitchen counter, you will find a Welcome Guide with all the community rules, house rules, check-in instructions, emergency numbers, and Wi-Fi info. It is your responsibility to inform yourself and your guests/visitors of the rules and ensure they comply. CHECK-IN TIME: 4:00 PM / CHECK-OUT TIME: 10:00 AM Standard check-in time is 4:00 PM on every reservation. An additional charge may be added for any unauthorized early check-in / late check-outs ($100 per hour). EARLY DEPARTURE/EVICTION POLICY: NO REFUNDS for early departure and/or eviction in any circumstance. TRASH: Please bag all your trash and place it in the trash bin located across from the condo garage. For your convenience, plastic trash bag liners are in the pantry. Please break down any boxes that you put in the bins as they take up too much space otherwise. RENTER REQUIREMENTS For legal and accounting purposes, the individual making the reservation must match the credit/debit card holder. NO third-party bookings. The person who books must be the person who checks in first. This individual is regarded as the guest. Any other individuals participating in the rental are seen as the guest's invitees, and any discussions concerning reservation, cancellation, and damage policies will be held with the guest, not the guest's invitees. DOWN PAYMENT/ PAYMENT Final payment will be required prior to checking in to our condo. THEFT/DAMAGE POLICY As a condition of the rental of all vacation properties, KT Futures, LLC reserves the right to charge the guest's credit card for any and all uncovered guest/invitee-caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, KT Futures, LLC is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages. UPON ARRIVAL If there are concerns or issues with your rental property, please immediately contact us (leave a message if there is no answer). No refunds or considerations are given unless we are notified of problems during your stay. QUIET HOURS: Please be respectful of all neighbors. Noise travels easily and we require that our guests be respectful of the full-time residents that live nearby. Quiet time is from 10:00 pm - 7:00 am. If we receive any complaints, we will attempt to contact you once to request that you reduce the level of noise. If the noise continues you will be asked to vacate the property immediately without any refund. You will be held responsible for any citations issued. Please be respectful of the golfers and stay off the course, unless you are a paid player. There is absolutely no smoking or vaping at all on the premises. This includes the back patio and driveway. Please contact us with any questions you may have. POND RULE: Per association, there is NO SWIMMING or FISHING allowed in the pond. It is not for recreation, do not enter or fish. It is strictly for your viewing pleasure. If you do not comply, your stay will be forfeited and terminated without a refund. EMERGENCIES/ MAINTENANCE In the event of a problem getting in the condo or if there are problems with condition or functionality of the vacation rental, please immediately contact us (leave a voice message if there is no answer!) If it is after hours, we will make every effort to return your call as soon as possible. ARRIVAL TIME Check-in is at 4 pm. Early arrival may be arranged, pending other reservations and the housekeeping schedule. Please contact us prior to your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time. DEPARTURE TIME Check-out is at 11 am. Your prompt departure is appreciated so we can prepare the condo for any incoming guests. A late departure may be arranged, pending other reservations and the housekeeping schedule. If you have not arranged for a late checkout, you may be charged a $100 fee for each hour beyond 10 am you are still on the property, at a minimum of one hour. CANCELLATIONS Power/weather-related cancellation: KT Futures, LLC does not issue refunds due to acts of nature such as weather, road conditions, snow conditions, power outages, or forest fires. NUMBER OF GUESTS Because of the square footage, and our desire to keep our home inviting for guests, we have a firm limit of 6 guests using beds. Special requests may be granted for INFANTS (in addition to the 6 guests in beds) Please email for special requests and describe intended sleeping arrangements for infants. Change in number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the vacation rental at any time could result in extra charges for each additional guest, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties, or gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis - please contact us for prior approval. If there is excessive noise or music, any illegal activity, or evidence of a violation of these policies (aka a party), you may be asked to vacate the premise without any refund and additional charges will be assessed, at a minimum $1000. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the condo can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival. ANIMAL POLICY No pets allowed. We cannot accommodate pets to ensure a comfortable stay for all guests. We love animals; however, the condo association is limited to owner only pets. LINENS & TOWELS Towels, sheets, pillows, and blankets are not meant for outside use. SMOKING Smoking is not permitted anywhere on our property. There will be an extra cleaning fee added for non-compliance up to $2,500. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning. PLUMBING Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down the drain. RIGHT OF ENTRY Guest(s) agrees that KT Futures, LLC reserves the right to enter the rental property at any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations, or improvements as we may deem appropriate. SECURITY & SAFETY RISKS Always lock doors and windows when you leave the vacation rental! When you rent the condo, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave. KT Futures, LLC does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazards except citronella candles in buckets outside or supplied emergency candles in case of power outage. PERSONAL BELONGINGS: We are not responsible for any personal belongings left behind. If you leave something behind, we are happy to ship it to you if you can provide a label and mailing instructions along with providing insurance on any item that you want to be shipped back. We are not responsible for any item we ship to you that does not make it to its destination. Any item over 5lbs will have to be picked up by you. INDEMNIFICATION & HOLD HARMLESS While we strive to maintain our condo rental in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. KT Futures, LLC shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including bbqs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the property and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the condo and/or its contents. KT Futures, LLC shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold harmless and indemnify KT Futures, LLC from and against all claims, demands, loss, liability/responsibility of any kind, and character, including the cost of defense, arising out of or in any way connected with the guest(s) use of the property.
