Family home Summer let. Located in a tiny village, moments from a thriving local gastropub, our house has 4 bedrooms & sleeps 10. Set in 3 acres with an orchard, large lawn, wooden children’s play gym, trampoline, 10m heated pool, gas BBQ, fire pit, wood-fired hot tub, table tennis, kitchen garden and large lawn. Inside you’ll find 2 reception rooms with woodburning stoves, garden room, family kitchen with Aga, 2 bathrooms & 4 double bedrooms. Perfect for families with young or teenage children. The space The house is in a very small village, at the end of a lane, with fields extending from the edge of our garden & woodland. A few minutes walk from the front door is our local pub, which serves excellent food and has a lovely garden. Walk on through the village and we have a children’s playground at the village hall as well as a tennis court, which can be booked by the hour. A short loop brings you back past the pretty church and that’s pretty much the village. The house is beautifully decorated throughout. Entering through the boot room with ample built-in storage for coats, shoes, wetsuits, golf clubs, tennis racquets and everything else you’d like to keep stored away. Turn right and there’s the utility area with washing machine & dryer, plus a large walk-in pantry. Full height freezer, microwave, bread machine, storage for outdoor cushions & rugs, and plenty of room for any sealed food. Perfect for when you’ve had a big food delivery at the start of the holiday and need somewhere out of the way to store it all. Straight ahead into the hall, which leads you into the large kitchen. There’s a twin oven aga with 2 hot plates which is always on and really useful if you just want to heat something quickly or throw in a pizza for hungry kids. Two double ovens and a twin induction hob mean there’s plenty of options for cooking for large families. Plenty of storage, double Fisher & Paykel fridge freezer (there’s another large freezer in the pantry), large kitchen island with 5 stools, twin butler sinks, two dishwashers, nespresso machine, air fryer and numerous other appliances available for your use. On to the garden room which we use as a dining room. There are wonderful views across the gardens and of the pool with windows all around the room. There’s bench seating built-in on 3 sides of the room, a cosy 3-seater sofa, TV and large dining table to easily seat 10. Back through the house, past the kitchen and downstairs WC, turn right for the family living room with huge inglenook fireplace and working stove. Two large sofas and a cushioned window seat mean there’s plenty of space for sitting round the fire and chatting, playing board games, doing a jigsaw or watching TV. Opposite is the kids den, which houses another TV, large corner sofa and armchair, bookshelves with books, games and some toys, and a piano. A wood burning stove is in here as well. Past the front door (which we rarely use) and up the stairs there’s a small desk space and another bookcase full of children’s books which you’re welcome to use. Nestle into the cushions on the window seat and read a book with a view down the lane to the pub. The children’s room is large and bright, containing 2 bunk beds all made up identically. There’s also a small hanging rail, chest of drawers and bookcase. This is decorated as a younger children’s room, but all the beds are full singles. The twin room is lovely and bright with windows on two sides, two single beds which can be pushed together on request. There’s a large wardrobe, chest of drawers and squishy armchair by the window. The next bedroom has a Superking bed, large chest of drawers and a wardrobe. It also has a small washbasin. The master bedroom has a Superking bed with chest of drawers, armchair and a hanging rail. This room has an ensuite with freestanding bath, sink, wc and large walk-in shower. There is another bathroom also with a bath and separate shower. Downstairs again and heading outside, there is plenty of space for everyone. Offstreet parking for up to 4 vehicles, which overlooks the raised beds in the kitchen garden. Guests are welcome to moderately help themselves to any fruit or veg that is ripe, be it the beans, courgettes or tomatoes and cucumbers in the greenhouse. There are benches here overlooking the orchard and you can walk through a gap in the wall to the top meadow - area we leave wild. Through the meadow we have an area of woodland edged with a small stream, which guests are welcome to explore. Back round into the main garden there’s a large wooden play gym with slide, swings, climbing wall and monkey bars. There’s a football goal and many other garden games in the outdoor storage box that can be brought out when required. The 16ft trampoline is a huge draw for children of all ages and adults have numerous seating areas to watch the action from. The above-ground pool is heated with an air source heat pump. There’s a shallower end which then slopes a little deeper. The pool is secured with a small picket fence and wall, but guests should always supervise younger children. Overlooking the pool is a large limestone-paved terrace with parasol and ample lounge seating for all our guests. Ahead of you is our cut flower garden, which in Summer is simply bountiful. Dahlias, cosmos, stocks, sweet peas and many more fill the flowerbeds. Guests are very welcome to cut flowers for their own personal use whilst staying with us, or just wander amongst the raised beds and enjoy the scents and the bees. We also have another terrace with large outdoor dining table, chairs, parasol and large gas bbq which looks out onto the length of the garden. Down some steps here and you’ll find our final gem - the woodfired hot tub, sheltered against the barn. We’re in the Blackdown hills dark skies zone and an evening outdoor bath with the stars above you is not to missed. Guest access Guests have sole access to the house, pool, gardens and surrounding woodland.
