This stylish place to stay is perfect for group trips on the Welsh Border, whether you want to explore the world famous book town of Hay on Wye or explore the Brecon Beacons, the tranquil setting of the Olive Barn is a stones throw from it all. This bright and airy space is comfortable and modern, with its own enclosed courtyard, lawned garden with a central Olive tree and herbaceous borders. The space The Olive Barn is bright and modern, it has been recently converted by the owners and is one of seven holiday lets on the Cwmhir Court site. The barn is predominantly on one level in a U-shaped configuration. It has its own parking area outside of the courtyard garden which is safe and secure from the rest of the site if you have smaller members or furry friends in your family. On entering the building you can turn left to the large super king bedroom with en-suite bathroom. Immediately in front of you is a W/C and utility area with washing machine and laundry maiden. To the right you come to the main body of the house. The large open plan kitchen, dining and living area has windows and doors opening on to the courtyard, with roof light windows in the full height, oak beamed roof space. The kitchen is spacious and has some seating at the breakfast bar which backs onto a large dining table formed from a slice of oak and seats 8 comfortably. The living area at the opposite end to the kitchen has a wood burning stove, with arm chairs and sofas positioned around the fire, there is an ornately carved wooden screen which partially divides the dining and living space to create a cosy feel to the seating area. Through the doorway, in the seating area, you access the TV room and the remaining bedrooms. There are two single bedrooms one in the attic, in the eaves of the building a great room for teenagers or smaller members of the family (as head height is restricted in parts of the room) and one on the ground floor just off the sitting area. The next bedroom is a double with built in storage, these three rooms share the family shower room next to the double room. Further along the corridor you come to a walk through TV room, with large L shaped sofa and streaming TV. The room has two sets of double doors onto the courtyard garden. Walking through the TV room you come to another large super king bedroom, with a small dressing area outside of the en-suite bathroom. Externally there are cobbled pathways and lawned areas around a central Olive tree, there is outdoor seating, a BBQ and a fire pit, you walk through this area to enter and exit the building from the parking area outside of the Yoga studio. From the back kitchen door there is a gravelled utility area where the bins are stored. Bed configuration - 2 x Super-king bedrooms with en-suite bathrooms 1 x double bedroom 2 x single bedrooms (1 x on the ground floor and 1 x in the attic space) - these three bedrooms share of family shower room on the ground floor. Guest access When coming to stay at the Olive Barn you have access to the whole space and private walled garden, there is also private parking for multiple cars outside of the walled garden and yoga studio. There is a secure dog paddock on site, if you are bringing a furry friend. The Olive Barn is part of a wider complex of 9 buildings, some are privately owned and some are further holiday lets. You are welcome to walk around the site and sit near the pond in the communal area but ask that you are respectful of the neighbours and of their properties and gardens and take care near the open water particularly if you have smaller members of the family with you. Other things to note The Olive Barn is all on one level and so guests with some limited mobility may find this property easier to visit than some others. Please be aware though that there are small steps entering into the garden, the house and the showers, doorways are standard widths and the outside pathways are either gravel or cobbles and so it would not be suitable for wheelchair users. If you are bringing an electric vehicle we currently do not have charging facilities on site, there are two available charging points locally. One at the Oxford road carpark in Hay on Wye so you can combine your site seeing with charging your vehicle, alternatively there is an Instavolt charging point in Whitney on Wye, at The Pound and is open 24 hours a day, what three words location: ///exulted.untruth.raves
