Set over two floors with amazing spacious rooms and fast 100Mb/s fibre broadband throughout, this property offers ample spacious living space for family/contractor groups to enjoy. NOTE: Unlike many serviced accommodation we have central heating controlled by room thermostat 100% guest controlled to maintain a cosy temperature, NOT ones which switch off after 2 hours so places can get very cold when going out of the place for a few hours or every night. To help guests appreciate the spacious living space afforded by this home a detailed description is provided below. From entering the front door: 1st door to left: Spacious bright lounge with large window to the front to allow light to flood in. With comfortable 2 (two) 3 seater leather sofas, side/coffee tables, brand new smart TV with both terrestrial TV channels and NETFLIX, etc for relaxing evenings in Straight on: Fully equipped bright, spacious family kitchen diner with brand new washing machine, full-size dishwasher, full-size fridge/freezer. Loads of built-in storage cupboards. Dining table and chairs. Door from kitchen to: Outside rear area for bin storage/access. Upstairs: Bathroom: Clean, crisp and modern newly fitted bathroom with mains fed rainfall power shower over deep P bathtub, wash hand basin, wc, towel rad, and enough clean towels for everyone. Bedroom 1: Spacious front bedroom - Doube bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, wardrobe. Bedroom 2: Spacious back bedroom with unoverlooked aspect. Double bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, built-in clothes storage, wardrobe. Bedroom 3: Small double bedroom with bedside cabinet. Outside: We have parking for one vehicle on our front driveway, plus there is on-street parking right in front of our property (we respectfully ask guests only to park on the drive or directly in front of our drive to avoid disrupting our great neighbours). The immediate neighbourhood: Quiet residential area yet amazing road links to A19 and A194(M) link to A1(M). In a really quiet street yet less than 15 minutes drive to the beautiful seafront; beaches & parks, bars, and restaurants, etc. Newcastle and Sunderland a short 15-20 minutes or so drive or similar on public transport. Ample shops nearby, local mini supermarkets open till late, Tescos, etc is a 2 minutes drive away. My guarantee. I will do my best to make guests feel at home and provide as much information as I can on the area as they wish, gained from being from South Tyneside and knowing the area inside out. Guests have access to the whole place but bedrooms will be locked off for smaller groups. Other things to note T&Cs: Guests need to agree to our T&Cs on our Dwellcome Home website. Please contact us directly for long term stay discounts, etc. Pets Policy: Number and types of pet allowed are strict on request and at our discretion and subject to agreement of our 'pets T&Cs'. Please contact us with requirements before booking. All guests get my personalised guide to the area to ensure that you get the most out of your trip. Guest type: The property is strictly not for events/parties (unless by agreement with myself), or for guests who will not respect my neighbours, specifically in terms of noise. Strictly no events (I.e. photoshoots, etc unless by prior agreement). I have lovely neighbours who help me with the property and are my friends. Please do not book if you are not confident that the whole occupants will keep to this throughout your stay. If there are noise/antisocial issues guests will be removed. Entry: Strictly only persons booked into the property are allowed in unless by agreement with myself. Check-in: Please note we use a self-check-in service which allows a good level of check-in for guests arriving late. Although I do try to meet guests whenever possible please note it is not policy to greet guests on arrival but I always ask guests to contact me once they are into the place and to confirm that everything is to their satisfaction.
