Dear Guest, Thank you for your interest in our property. Please note that the price shown on the homepage is the base rate. To ensure an accurate total and appropriate accommodation arrangements, please enter the correct number of guests when booking. The space The Main House (Heart of a Lion) – Featuring 3 Luxury Suites: Suite 1 (Family Suite): Comprises 2 bedrooms sharing one bathroom. Configuration: 1 King bed and 2 Single beds. (Sleeps 4) Suite 2 (Premium View Suite): Features the best views in the house! Comprises 2 bedrooms sharing one bathroom. Configuration: 2 King beds. (Sleeps 4) Suite 3 (Spacious Master Suite): A grand, open room with a private ensuite bathroom. Configuration: 1 king bed and 2 Single beds. (Sleeps 4) Guest access Guest Access & Private Areas: Common Areas: Guests are welcome to enjoy the two indoor living rooms, one outdoor living area, the breakfast room, dining area, and the outdoor barbecue space. (Please clean the BBQ after use to avoid extra cleaning fees.) Private Areas: Please note that the laundry room, garage, and the study rooms on both the Ground Floor and the First Floor are strictly private. These doors are marked with "Private" signs for your convenience. (We sometimes wash our sheets in the laundry room and enter/exit through the garage, so please don't be surprised if you hear some noise.) We kindly ask that you respect these boundaries during your stay. Other things to note Welcome! House Rules & Guest Information Thank you for choosing our home. To ensure a comfortable stay and to help us preserve this historic property, please strictly observe the following rules. 1. Check-in & Check-out Standard Times: Check-in at 2:00 PM | Check-out at 10:00 AM. Extended Stay: Early check-in or late check-out (max 2 hours) is available upon request. Please contact the host in advance and complete the payment of AUD $50 per hour to confirm. Meet & Greet: The host resides in the Annex next to the main house. Please provide your estimated arrival time so we can demonstrate the facilities. Slippers: To help maintain our older home, please wear indoor slippers and avoid wearing them outside. Parking: Park only in the location shown in Picture 1. Departure Checklist: Before leaving, please wash all dishes and return them to their original places, clear the fridge of food, and ensure all lights, air conditioning, and heaters are turned off. 2. Space Usage & Privacy (Garden & Events) Exclusive Areas: The Rear Garden (outside the sunroom) and the Side Garden (BBQ area) are for the exclusive use of main house guests. Shared Areas: The Front Garden (at the main entrance) is a shared space with guests from other units. Garden Maintenance: To keep the grounds pristine, we perform regular maintenance (watering, cleaning, pruning). If you prefer no disturbance at a specific time, please inform the host in advance. Event Decorations: Any decorations or setups for gatherings are strictly limited to the Sunroom and Outdoor areas. Please do not attach items to walls or furniture in other rooms. 3. Safety, Environment & Noise Wildlife Protection: We are located in a natural area. Please keep all external doors and windows closed at all times to prevent wildlife (such as possums, rats, or other animals) from entering. Non-Smoking Policy: This is a strictly NON-SMOKING property (including e-cigarettes/vapes). A deep cleaning fee of AUD $500 will be charged for any violations. Smoking is only permitted outdoors; please dispose of cigarette butts responsibly. Noise Control: Quiet hours are from 10:00 PM to 8:00 AM. Please respect our neighbors. This is a retreat, and loud/rowdy parties are not permitted. As we are in the mountains, Bushfire Season is active from late December to early May. To protect our environment, please no outdoor open flames during this time. Security: Safe neighborhood, main door stays unlocked. Your private suite is secured with an electronic lock and an inside latch. Your code is:. 4. Facilities & Energy Saving Wi-Fi Password: Hot Water Management: There is no limit for showers. However, please use the bathtub before 6:00 PM, as the electric heater requires 4 hours to reheat after use. Heating: During Winter Time, the gas heating will run automatically from 6:00 PM to 8:00 AM if the temperature drops below 18°C. Energy Saving: Please turn off the air conditioner and heater whenever you leave the house. Damages: Any damage to furniture, appliances, or the property must be reported immediately. Guests are responsible for repair or replacement costs. 5. Hygiene & Waste Management Heritage Plumbing: As the house is quite old, the plumbing system is relatively fragile. Do NOT flush anything except toilet paper. All other items (wipes, sanitary products, cotton pads) must be disposed of in the trash bin to avoid serious blockages. Event Waste: All large-scale waste from parties/gatherings must be taken with you upon checkout. Daily Waste Sorting: Please sort your waste into the bins outside the kitchen:General Waste(Red Lid Bin: )& Recycling(Yellow Lid Bin) 6. Additional Fees (AUD) Base Rate: Includes up to 6 guests. Extra Overnight Guests: $80 per person/night (regardless of age; Infants under 1: Free). The maximum overnight capacity is 12 guests. Day Visitors: $40 per person/day (for guests not staying overnight). Commercial Filming: For all types of commercial photography or filming, please contact the host to discuss specific fees and authorization. Pet Cleaning Fee: $300 per pet. (We maintain a no-pet policy to ensure the comfort of all our guests. However, if you have a very special request, please contact us in advance for discussion. If approved, a special cleaning and maintenance fee of $300 per pet will apply) 7. Bedroom Configuration (Based on Guest Count) 6 Guests or fewer: 3 Bedrooms (2 Kings + 2 Singles) 7-8 Guests: 4 Bedrooms (3 Kings + 2 Singles) 9-10 Guests: 4 Bedrooms (3 Kings + 4 Singles) 11-12 Guests: 5 Bedrooms (4 Kings + 4 Singles) 8.
