Just 2 miles away the popular picturesque market town of Alford boasts a selection on independent local shops, including butchers shop and eateries, as well as a supermarket. The space Visit the impressive Manor House garden and café or perhaps the local craft market that regularly features there. About 12 miles away explore the market town of Louth, having a leisure centre and Hubbards Hills for family picnics and walks by the river. At Claythorpe Watermill and Wildfowl gardens you can watch hundreds of birds in their natural environment. Skegness, Sutton on Sea and Mablethorpe’s sandy beaches are within easy reach, with traditional amusements and seal sanctuary, a great family day out. Stepping into the single storey barn, kick off your boots and coats in the handy boot room, and enter through into the sociable open-plan kitchen/living/dining space, with everything you need for a home away from home stay. The kitchen area boasts an electric oven and hob, fridge, dishwasher and microwave. Having a beautiful farmhouse table dominates the dining area, the perfect place to come together over a wonderful meal. Off the kitchen is a handy pantry and utility room with washing machine, freezer and sink space. There is a comfy lounge area with ample seating to sink into infront of the wood burner (first basket of logs included) for cosy winter evenings and TV after a day exploring the Wolds. A passageway leads to three bedrooms and the family bathroom. At the end of the corridor is the master en suite bedroom with king size bed and French doors leading onto the patio area, the en suite is equipped with a walk in shower and WC. one twin bedrooms and one king size zip and link that can be made into a twin on request. the family bathroom has a bath with shower over. Outside; To the front of the property is an enclosed patio area with seating, a fire pit (please note that whilst the area is fenced for privacy, dogs and children should be supervised at all times). At the rear of the property is a large enclosed rear lawn. Ideal for pets and children to play. Access is via a gravel path with one step and one wooden gate. There is ample off road parking, Communal EV charging point charges apply payable to the owner. Guests are welcome to walk the margins of the fields. Hot Tub Hire – The owner is happy for guests to arrange hot tub hire for the duration of their stay, guests will need to liaise with the hot tub companies directly, a surcharge of £50.00 will be paybale to the owner prior to arrival for the use of additional utilities.This property can also be booked with neighbouring properties to sleep a maximum of 14 guests. There is a weekly charge of £30.00 payable directly to the owner. - Enclosed private patio garden with outdoor seating for 6 and fire pit, and enclosed private rear grassed area - whilst both are fenced, we cannot guarantee it will be dog proof - Pub and shop 2 miles - The property is situated on a working farm, whilst it is peaceful, some tractor noise will be heard during the harvest months, (late August to mid September and occasionally at other times, rarely before 9am and hardly ever after 10:30pm). Depending on the harvest there may be a need to run a grain dryer fan which can be noisy but thanks to triple glazing very limited noise can be heard within the property. - To allow the farm crops to establish, occasionally there will be bird scarers in use, typically this will be in late autumn and the spring. The bird scarers are not located near the cottage but maybe audible when walking, they do not go off at night. They are blue and orange an located on the edge of a field. - Guests are welcome to walk both the public footpaths and on our field margins. Dog mess must be cleared up within the grass land where our cattle graze (to prevent Neospora caninum) and on the rest of the farm land. Note: during early Spring the cattle with be nervous of dogs and it maybe adviseable to not walk dogs in the cattle fields for the safety of you and your pets. - Due to the farm animals, guests are politely requested not to let off any fireworks or Chinese lanterns - Dogs and children are not permitted in the working farm yard - Lower occupancy rates available on request - Hot Tub Hire – the owner is happy for guests to arrange hot tub hire for the duration of their stay, guests will need to liaise with the hot tub companies directly and a surcharge of £50.00 will be payable to the owner, prior to arrival, for the use of additional utilities - The property can also be booked with a neighbouring cottage to sleep a maximum of 14 guests - Sunday arrivals are not available - Christmas and New Year arrivals - 2025 are strictly Tuesday 23/12/25 & Tuesday 30/12/25
