Noise and Respect for Neighbors: This property is located in a quiet residential area, so please be mindful of noise, particularly between 10:00 PM and 8:00 AM. No loud music, gatherings, or disturbances are permitted at any time. No Parties or Events: This is a strictly no-party property. Any violation of this rule may result in immediate cancellation of your stay without refund. Pets: Pets are allowed by prior approval only at a fee of $199/pet Guests are responsible for cleaning up after their pets both inside and outside the property. Please ensure that pets do not damage any furniture or garden areas. Rubbish and Recycling: Guests are required to dispose of their rubbish and recycling in the appropriate bins before checkout. Any excess rubbish that does not fit in the bins must be removed by the guest. Failure to do so may result in additional cleaning fees of $500 Smoking: This is a non-smoking property. Smoking is permitted outside only, and all cigarette butts must be disposed of responsibly. General Conduct: Please treat the property with care and respect. Any damages or issues must be reported immediately. Only the number of guests stated in the reservation is allowed to stay overnight. Guest access All the property is accessible except for the lower ground floor. Swimming pool (shared with long-term tenants on the lower ground floor) Other things to note The property is situated on a hill within a valley, making it important to keep all doors and windows tightly closed on windy days for your safety and comfort. If booking for 6 adults, only 3 rooms will be unlocked. For 8 adults, only 4 rooms will be unlocked. For 10 adults, all 5 rooms will be unlocked. For 13 adults, all rooms will be available, with 1 extra queen mattresses & 1 Single Mattress with all linen provided. Please ensure the correct number of guests is added to your booking as bed preparation, linen, and supplies are provided based on this. Exceeding the maximum number of guests will result in the immediate cancellation of the booking. Full names and IDs for guests over 16 are required at the time of booking confirmation. Important Notes: The bottom floor is tenanted long-term, with a separate entrance and shared pool access. Check-out is strictly at 10:00 AM. Late check-outs holding up cleaning will incur a $100 per hour fee. House Rules: No Parties or Loud Music: Parties and loud music are strictly prohibited. Security cameras are on-site. Quiet hours start at 10:00 PM. If any party occurs, a $500 cleaning fee and a $1,000 penalty will be charged, followed by immediate eviction. Noise Restrictions: No noise between 10:00 PM and 8:00 AM. The property is in a quiet residential area, and any disturbance to neighbors is strictly prohibited. Noise complaints after 10:00 PM will result in a $1,000 penalty deducted from the deposit. Damages: Guests are responsible for any damages or loss of items during their stay. Please notify us immediately of any breakages or damages. Rubbish: Please place all rubbish in the bins provided. Use the Red Bin for general waste and the Yellow Bin for recycling. No excess rubbish should be left on the property. If rubbish exceeds the bin capacity, guests are responsible for removing it. Provisions: We provide essentials like salt, pepper, coffee, tea, oil, and a few Nespresso-compatible pods. Basic toiletries and cleaning supplies (toilet paper, handwash, bodywash, shampoo, etc.) are also available. Sheets, towels, and tea towels are provided and professionally laundered. Please bring your own pool/beach towels. Driver’s License: We require a copy of your driver's license prior to key collection. House Rules 1. No Parties or Loud Music: Parties with loud music are strictly prohibited 🚫 as the property is located in a residential area. Security cameras are on-site for monitoring. We kindly ask our guests to turn down the music and keep noise levels low by 10:00 PM. If any parties are found taking place on the property, a $500 cleaning fee and a $1,000 penalty will be deducted from your deposit, and immediate eviction will follow. 2.
