The space ADULTS ONLY - DUE TO SAFETY RISK AND OUR INSURANCE THIS PROPERTY IS FOR ADULTS ONLY: BOOKER / GUESTS MUST BE OVER 25. 109 Ocean Road, South Shields, NE33 2JL, Room 4 - First Floor Double Ensuite (shower, WC & WHB) Bedroom with shared fully equipped kitchen (No kettles, fridges etc provided in bedrooms. Policy is no food/drinks in bedrooms), adjoining dining area / utility room with washing machine for guests use and front lounge with comfortable Ikea sofas, coffee/dining tables, Smart TV, etc. This property is occupied only by guests, staff do not live onsite but our cleaners/maintenance staff visit regularly and I (Colin, the company owner/manager) am available on the phone at all times. Discounts potentially available for group bookings and / or long term stays or to book the whole property or multiple rooms. We have super fast 200Mb/s (TWO HUNDRED) fibre broadband (we also have the BT Mesh installed so we get good broadband coverage throughout the whole LARGE property!), this property offers ample spacious living space to enjoy NOTE: Unlike many serviced accommodations we have central heating controlled by a HIVE room thermostat to maintain a cosy temperature (in fact even for last-minute bookers, as soon as you book I will get the heating on to ensure its nice and warm for your arrival!), NOT ones which switch off after 2 hours so places can get very cold when going out of the place for a few hours or every night. We do things right. To help guests appreciate the spacious living space afforded by this property dimensions are provided in the description below. GROUND FLOOR: Entrance Via secure UPVC double glazed door into vestibule. Vestibule/Hallway With hard-wearing red-tiled floor, large mirror, plenty of hangers for coats and space for footwear and door to hallway. Lounge: 16' 6'' x 13' 1'' (5.03m x 3.99m) Large welcoming room with: - comfortable seating with 2 & 3 seater sofas, arm chair and footstools, lots of nice cushions, - Local artwork to decorate the walls. - Loads of coffee and side tables. - Smart TV. - 200 Mbps FAST broadband. Dining Room: 13' 5'' x 7' 0'' (4.09m x 2.14m), with 2 dining tables and plenty of space to eat self prepared meals you can cook in our fully equipped spotlessly clean kitchen. Kitchen: 16' 1'' x 7' 3'' (4.89m x 2.21m) As with all of our other places, a fully equipped kitchen is provided with a really generous amount of wall and floor units more than sufficient for stays of an extended period of time, one and a half bowl stainless steel sink with mixer tap and drainer, double electric oven, 5 burner gas hob, 50/50 freestanding fridge-freezer, further under bench fridge, full-size dishwasher, stainless steel chimney hood. We also provide all of the pots, pans, utensils, crockery and cutlery that you would ever need to cook and dine in comfort. Utility Room with washing machine free for guests to use, (plus plenty of clothes airers are provided so all guests can wash and dry their own clothes) unlike many operators who charge for this, decked flooring, UPVC double glazed window and UPVC double glazed door to rear. Rear External: With a private yard for wheelie bin use only (no sitting area). 1st FLOOR DOUBLE Ensuite Bedroom Four (front): 13' 5'' x 10' 11'' (4.09m x 3.33m) DOUBLE bed with comfortable Silentnight mattress with double wardrobe, bedside cabinet and wall mounted bedside reading lights. Ensuite: 2' 6'' x 8' 4'' (0.75m x 2.53m) Crisp and clean ensuite with WC, wash hand basin, shower unit, extractor fan. There is free on-street parking in front of the property and more a short 1-2 minutes walk away. My guarantee. I will do my best to make guests feel at home and provide as much information as I can on the area as they wish gained from being from South Shields and knowing the area inside out. Guests have access to the kitchen, dining area and lounge and the bedroom(s) they booked, but other bedrooms will be locked off. There is a lockbox for building entry and for entry into booked bedroom(s). Strictly no parties, as a last resort we have security on standby for problem guests so please don't bother booking unless you are the right type of guest. Other things to note Main House Rules are: - Be respectful of ourselves and other guests who may be in the house. - External footwear off on entry. - All shared areas to be kept tidy and clean. - After cooking all dishes, cutlery must be washed and put back in cupboards - No eating in bedrooms, only in the dining area. - No visitors. - No access to back yard apart from to put waste into waste bins. - Report and damage/breakages so we can rectify. - Do not bypass any fire/safety equipment, i.e. prop open doors, block fire escapes, etc. - No smoking in the house or in vicinity of front/back doors. - No excessive/late noise (quiet after 10pm until 8am). We inspect the property regularly and any guests found to be breaching any of the rules will be removed for breach of T&Cs. Guest type: The property is strictly not for events/parties (unless by agreement with myself), or for guests who will not respect my neighbours, specifically in terms of noise. Strictly no events (I.e. photoshoots, etc unless by prior agreement). I have lovely neighbours who help me with the property and are my friends. Please do not book if you are not confident that the whole occupants will keep to this throughout your stay. If there are noise/antisocial issues guests will be removed. We have security on standby and have had to use this in the past. If this occurs cost incurred will be retrieved from Airbnb. Entry: Strictly only persons booked into the property are allowed in unless by agreement with myself. Check-in: Please note we use a self-check-in service which allows a good level of check-in for guests arriving late. Although I do try to meet guests whenever possible please note it is not policy to greet guests on arrival but I always ask guests to contact me once they are into the place and to confirm that everything is to their satisfaction. Dog Policy: Due to shared spaces aspect, we do not allow pets at this property.
