Not a tiny rock patch with stickers that hurt their paws (common in San Angelo). This is a large, grassy, fully fenced yard where dogs can actually run and play comfortably and safely. You can even close off half of the yard to keep the dog play space and the hooman gathering area separate, so everyone can enjoy outdoor space simultaneously for all your needs! Angelo State University: - 8 minutes to campus - Ideal for move-in, Parents Weekend, graduation, or game days. Stock Show & Rodeo Fairgrounds: - 17 minutes - Far enough to escape the event traffic and chaos, but close enough to get there easily with loop access to avoid stoplights and downtown travel. Historic Downtown San Angelo: - 5-6 minutes - Riverwalk, restaurants, shopping, and nightlife. Loop 306: - 2 minutes to the loop - All of San Angelo at your fingertips with convenient highway travel! Free parking in the driveway for 2 vehicles (guaranteed). 2 parking spaces in front of the home on the street (as available). No parking on grass. Guests may use firepit and outdoor seating. Just remove the cover and replace it after each use! Keypad lock / entry method: Entry to the home is managed exclusively through a Kwikset keypad lock on the front door. For your safety, you will receive a unique code that is generated specifically for your booking and is deactivated automatically after checkout, so no prior guest will ever have access during your stay. There are no alternative locking methods beyond the keypad. If you have specific security needs or questions about the entry system before booking, please don't hesitate to message me! Fridge, freezer, and pantry: My personal food items are located in these locations and obviously reserved for host use, but you have 4 deep main shelves of the fridge and 5 shelves in the door, plus 1 freezer bin and 2 deep pantry shelves, to put your groceries for making all of your favorite recipes while you are at your home away from home! Note the Luxury Lane Floorplan in the listing images to see the exact layout and the areas where you will and will not have access. No Guest Access Areas: No parking or smoking in the garage. The garage is reserved for host access and storage. Guests may use the complimentary laundry area, high chair and office chair in the garage, but nothing else. Guests do NOT have access to the weight lifting equipment in the garage for safety reasons - a safety violation fee will be assessed if the lifting equipment is used. Guests do not have access to arming and disarming the home security system, but will get quiet alerts when exterior doors open. In the event of a water leak, the house alarm will go off so kindly call me and we can look for the leak while I turn off the alarm. Two out of the five closets are restricted to host-only access in the Luxury Suite and the Sunset Oasis bedrooms. There are alternative hanging options for clothes with ample over-the-door hooks and provided hangers. There are also drawers in the Moonlit Getaway bedroom and luggage racks in all rooms for more storage options! Other things to note You might notice thoughtful touches here and there—that's because I actually live here between guests! I'm not running a faceless rental operation and you’re not just another guest. I've put real thought into making this space comfortable because I want you to feel like you’re home from the minute you walk in :) A QUICK NOTE BEFORE YOU BOOK I keep things simple and transparent! Once your booking is confirmed, you'll receive your full arrival guide containing the house rules and house manual. Both documents are important for features and potential fees in the home to make your stay seamless. Please read them before your check-in, as checking in to the property constitutes your agreement and understanding to all terms. Your house rules include: - Pet fees and pet policies (additional fees for pets over 2, max 4 allowed and preferably no cats) - Early check-in / late checkout options - Flexible booking needs (single-day bookings with check-in on Friday and/or Saturday, checkout on Saturday). - Checkout instructions - What happens if house rules aren't followed (events, parties, quiet hour violations, neighbor disruption, occupancy or parking violations, creating safety concerns, smoking, deep cleaning needs, etc.) Your house manual includes: - Helpful tips on getting cozy in your home away from home - How to use the home's appliances and features (fire pit, ceiling fans, garbage disposal, shower, and more) - What's complimentary for your use (coffee, tea, creamers, sugar, spices, and select fridge items) and what's reserved for host use - Important no-go's for the home, including the fireplace, security panel, and restricted food items - The home's security system and how it works - Liability, disclaimer, and any additional booking fees that may apply to your stay These are easy to follow for anyone planning to treat this home with care.
