Please treat the home with the same care and respect you would your own. The following rules help keep the space enjoyable and safe for everyone. Booking & Occupancy Guests must be at least 25 years of age to book. Maximum occupancy: 6 guests (including children). Full names of all guests must be provided at the time of booking. Exceeding the occupancy limit will result in a $100 penalty per person per day and may result in cancellation without refund. All guests must have a verified Airbnb profile and agree to the listing policies and house rules before booking. Pool & Outdoor Safety Pool maintenance typically occurs on Fridays, though the day may vary. Guests must sign a pool liability waiver upon booking to receive the access code. Lawn maintenance occurs once per week; guests will be notified at least one day in advance if access to the garage is needed. The pool area is screened but not fenced — please supervise children at all times. No glassware in or near the pool. Plastic glasses and plates are provided for outdoor use. No diving, running, or tampering with pool equipment or settings. Guests and guardians assume full responsibility for safety in and around the pool area. Quiet Hours & Conduct Quiet hours: 10:00 PM – 8:00 AM. Please keep voices low and avoid loud music or disruptive activity. No parties, events, or large gatherings. Violations will result in a $500 penalty and immediate removal without refund. No fireworks or illegal activity permitted on or near the property. Be considerate of neighbors — this is a peaceful residential area. Parking & Access Please park in the driveway and keep the gate closed for safety and privacy. The driveway is reserved for registered guests only. No boats, trailers, or RVs allowed in the driveway. Pet Policy No pets are permitted at the property. Violations will result in a $500 penalty and possible cancellation of your stay. Smoking Policy Smoking and vaping are not allowed inside the home, on the front porch, or in the lanai area. Violations will result in a $500 penalty and additional cleaning fees. Cleanliness & Damage Guests are responsible for any damage during their stay and should report accidental damage right away. Only toilet paper should be flushed. Please do not move furniture or décor items. Clean the BBQ grill after each use once cooled. Trash & Cleaning Trash pickup: Every Wednesday. Guests must place bins on curbside for pickup and remove by Thursday evening. Please bag all garbage to prevent odors or insects. A one-time cleaning fee covers professional cleaning before your arrival. During your stay, please maintain the property’s condition. Pests (like ants) are common in Florida — keep food sealed and surfaces clean. Check-Out Procedures Before departing: Place used towels in laundry room. No need to strip beds! Bag all trash and place it in outdoor bins. Load and run the dishwasher. Brush clean the BBQ grill if used. Double-check for personal items. Message the host when you’ve vacated the property. Late check-out without prior approval will result in a $50 per hour fee. Early check-in and late check-out can be accommodated per basis-please inquire. Emergencies & Maintenance Report any maintenance issues or equipment failures to the host immediately. Please do not arrange your own repair calls; unauthorized service calls won’t be reimbursed. Weather in Florida can be unpredictable. Refunds are not provided for interruptions due to extreme weather or nature-related events. Release the hosts from liability for injuries, accidents, or damages that occur during your stay. Follow all property rules, policies, and local regulations at all times.
